We spent the summer in Cortona at Il Roseto. Our family of four, plus my mother. It was a dream. The apartment is so lovely and perfectly situated, close to everything, yet tucked away in a quiet spot. The outdoor terrace is filled with roses and fragrant shrubs. Fernando and Pierfrancesco responded quickly to every question or need. Il Roseto was truly our home, and it felt that way. The apartment was recently renovated with new foam mattresses and pillows, and AC mini splits and smart TVs in all of the rooms. We hope to return to Cortona and stay in Il Roseto again!

The property was built in 1500 but updated recently. It definitely has its quirks related to gas and electricity. More written instructions in the home would be useful. The home is spacious with the exception of the galley style kitchen. There is a lovely courtyard that seems to be very unique to properties within the walls of Cortona. There are a couple of nice walks around Cortona. You are not too far from Sienna for a day trip.

we had anticipated our daughter and family being with us but there was a family emergency and they couldn't come, so the house was way too big for my wife and I. also, she was disappointed that there were so few windows so the place seemed dark all the time and the three levels especially with the living and dining on the bottom level was inconvenient. Had a great time in Cortona though.

Staying at "Il Roseto" in Cortona for 9 nights was absolutely a wonderful experience. Fernando is an ideal host. He communicated with us before we arrived, througout our stay and even messaged us after our departure to check on us. His son, Fransesco, picked us up at the train station, drove us to the house and showed us around. We had some trouble with the dryer and Fernando and Fransesco both came over to get it to work. Fernando always responded to our questions immediately. He is the best VRBO host we have ever experienced. The house is a dream. The pictures don't do it justice. We told friends we stayed in a "villa"! It is beautiful, has everything you could want and was spotless when we arrived. It is in a perfect location in Cortona, close to Piazza della Repubblica. It is on a quiet street. The only thing we heard in the morning were birds and church bells in the distance. We could not find a driver to take us to the train station on our last day. We dreaded the thought of lugging our luggage to the shuttle bus area, which would have most likely taken us a good 45 minutes what with the steps and hilly streets of Cortona (charming and fun if you're just walking around). Fernando communicated with us for days trying to find a driver. In the end his wife went out of her way to drive us. I thanked him and told him he was a lovely man. He responded that he was "just a normal man who liked to help people." If we ever return to Cortona, we will definitely stay at "Il Roseto"

My daughter and I stayed in the Villa for 6 days and we absolutely loved it and Cortona. Pierre Francisco and Fernando were so helpful, from booking trains to taxi's and any information we needed they would immediately respond and help us. We hope to return in the fall.

Cortona is a beautiful town and is everything you see in the movies. Narrow streets, boutique stores and delicious food. The apartment in the centre of town is a vision of the old Italian lifestyle. Close your eyes and you can imagine a Nonna making pasta in the rustic kitchen, with the family sitting down in the vintage dining room. Two bathrooms make it comfortable for couples or a family.

I stayed with my family two weeks there and it was great. The flat is in the direct center of Cortona which was perfect for the whole family! The garden of Il Roseto is beautiful and in the shadow during noon and afternoon. The flat itself is large and very comfortable. Cortona as a city is beautiful and has many great bars and restaurants. Besides it is a perfect location to explore the cities and landscape of tuscany.

Fantastic property and location
Il Roseto is a beautiful property in a great location in Cortona. It’s roomy enough for two families with shopping and sights nearby. Fernando is incredibly helpful and his son is available for local tours - he helped drive us to a local winery and it was an amazing experience. Our stay was the highlight of our three week vacation around Italy - we highly recommend it!

Hills of Cortona
Property is just a short walk to various piazza’s in Cortona. Be prepared to walk hills during your stay. There are not many flat areas in Cortona. The property has a lot of charm but does have some quirks that come with the charm. Hot water boiler needs restarting sometimes. Not much room in kitchen. Overall it is a good place to stay.

Wonderful place to stay in Cortona
I was very pleased to find this location for my recent stay in Cortona. Fernando, the owner, was great about staying in regular communication while I was there and also in advance about the meeting place when I arrived. He was kind enough to transport our luggage to the property when we first arrived. The location of the property is an easy walk from Porta Colonia and is also a 3 minute walk from either Teatro Signorelli or the main piazza in Cortona, where there are several restaurants, a small grocery store, gelateria , etc. The property is located in a quiet section of town and is doesn't require the significant uphill walks that other rental properties require. If you don't already know, there is only one flat road in Cortona and the rest of the beautiful town is located on a hilltop. There are many, many wonderful restaurants in town. My only suggestion would be to upgrade the mattress in the larger bedroom. Everything else was fantastic!

Pleasant stay in an ideal location.
My family and friends have just spent three weeks at this Cortona property. Our stay from checking in to the end was very enjoyable and relaxing. The facilities were as described in the ad and as confirmed by precious reviewers. The owners Fernando and his son Francesco, were very attentive to our requests.
The house reflects the charm and beauty of its age and the garden was well attended.
To make our stay even more enjoyable we would suggest that the towels and linens be updated. Nevertheless, we would definitely stay there again and and would highly recommend this property to anyone wishing to discover Cortona from inside the walls.

We stayed for 10 days in Il Roseto. The arrival was perfect, we got help from Fernando's son with driving the car to the house and carrying our luggage. You can't park in front of the house but at a 2 minutes walk on the parking lot. The house was very beautiful, spacious and clean. Although there's no airco every room had a fan on the ceiling. When we had questions we only had to send a message en we got respond in a few minutes. After a week we got clean sheets and they cleaned the house. Excellent service! The garden is very relaxing and there's shadow in the afternoon wich was great because of the heat. Cortona is very beautiful, romantic and historical with a fantastic view to watch the sunsets. Lot of nice restaurants and shops. you have to take into account that the streets are very steep. so that's a nice workout during the heat ;-) The only thing we have missed is that the public swimming pools were closed..so we went a lot to the trassimeno lake wich was a 1/2 hour drive but very relaxing! Also Firenze is a nice trip with the train ( almost 1,5 hour) We visited Sienna by car.Time was too short to see all the beautiful places but a good reason to come back once again.

Beautiful town, lovely house, great hosts
We loved staying at Il Roseto and we loved Cortona. Fernando’s son communicated really well with us and did a superb job of getting us to the house, driving our car through the narrow streets. Lovely touches like fresh dressing gowns and something to eat and drink, this was an excellent experience and we would hope to repeat it again one day.

Lovely vacation inside the city walls
The ground floor apartment in this 3 story house is spacious and easily accommodates 8 people. There are two bathrooms each with a shower, bidet and toilet. The wifi is good, and TV signal is alright. There is also washer and dryer.
There is a full kitchen, dining room, family room and lots of drawer/cabinet/ closet space. There is a step down from the family room and the bedroom/bunkbed room, so if one is disabled that could be an issue. On the other hand, the streets of Cortona would be limiting in that regard.
The streets in Cortona are exceptionally narrow, one-way, and steep, some with cobblestone. There is no parking at the house, you have to park outside the city walls, there are two parking areas on that side of the town, one is free the other is not. It is a 5 minute walk, uphill to the house, so with luggage, in the heat that could be a bit hard. But our host, Fernando, drove us in to the house, suitcases and all, and back to the parking lot a week later when we left. He was very helpful with information, and the fruit, juice, milk and wine as a welcome treat was nice.
The apartment is located a few minutes walk from the center of Cortona, with bars, restaurants and stores. Keep in mind all but one street are really steep, with or without steps. The main street is fairly flat, not too long and with a wonderful view of the valley on one end.
Cortona is also very conveniently located centrally between Arezzo, Siena and Perugia.
We would definitely go back.

Incredible home and town
I can’t recommend this place enough. Cortona is intimate, but not too small to discover new things for days. The home is in the perfect location, and the garden is a lovely place to relax in the afternoon. Fernando and his family took amazing care of us - thank you! Bellisima!

Week in Cortona
I would recommend this house to anyone wanting to explore Cortona and the surrounding area. The distance to the car park was reasonable and when returning we always found a space available. The home offered an great courtyard to relax in in the evening.

Cute house - not handicap able
We had a wonderful time at Il Roseto during our stay at Cortona. When looking for a place to stay in Tuscany I searched on VRBO for a few filters: a certain number of bedrooms, certain number of bathrooms, and handicapable capabilities.
Yes - the house is on one floor, but the walk up to the house is steep (so is the rest of cotrona) and there are some large steps to get into the dining room and another bedroom.
Other than that - we had a great time staying at the house! Whatever you do - do not try to drive to the house! We made that mistake. Figure out where the hosts want you to meet up and walk to the house.
Mobility issues aside - this is located in a great area for people who can easily walk to all of the lovely restaurants and shops in the towns square. Any issues we had with the house were quickly fixed.

Perfect Home, Great Location
My husband and I stayed at Il Roseto for 16 nights. Fernando's son, Pierfrancesco met us at the train station and we followed him to Il Roseto. This family home is inside the beautiful hilltown of Cortona. Pierfrancesco was very helpful and very friendly. This home was clean and spacious and had everything we needed and had a bottle of wine and fresh fruit on the table to welcome us. We loved the outdoor garden patio and often enjoyed lunch or dinner outside. The apartment is just a minutes from the piazza. We walked into town several times a day visiting many shops and restaurants. We started most days with cappuccino at Caffe Bar Signorelli. We also enjoyed all the photography exhibits from: "Cortona on the Move" International Photography Festival. We walked up to the Medici Fortress, which had photography exhibits in gallery spaces on each floor. The MAEC Esruscan Academy Museum had a photography exhibit which included Pete Souza's collection of "Obama, An Intimate Portrait." This was our third visit to Tuscany. We had an amazing time and we hope to return.

Best location in Cortona
For those who want to stay in the center of historic Cortona, look no further! This place has it all and is perfect for a family or for two couples to share. Fernando, the owner, was a pleasure to work with and he made sure everything went smoothly. Although we enjoyed many of the nearby restaurants, we also did a lot of cooking and the kitchen had everything we needed. The house itself is all on one level and beautifully decorated, but the real highlight is the private garden with all the rose bushes. We will definitely try to stay here again the next time we are in Cortona (hopefully soon!)

Excellent experience!
My husband and I and another couple stayed for one week. We were in Portugal and Italy for four weeks, and this was our favorite rental. Fernando and his son were very helpful. All communications received prompt responses, and the property was exactly as represented. I’m basically confirming all of the other very positive reviews.

Outstanding! What a lovely apartment - in a great town!
I have just recently finished renting this apartment - and it was absolutely wonderful! We found Il Roseto on VRBO and started to communicate with the owner. He was great - all emails were answered quickly, and questions were answered. The apartment was clean and ready for us when we arrived - with a bottle of wine and fresh fruit on the table to welcome us! That really was a nice extra touch. The apartment is a great place....all very comfortable - with three nice bedrooms and two great bathrooms. The owner also had the TV and Wifi working - which is great to have. The best part of the apartment, though, is the outside patio/garden! That truly made it ...sitting outside having coffee or drinks in the evening was so nice! Cortona is a great town to visit - and Il Roseto really is THE place to stay! Fernando, the owner, is very helpful and easy to contact if needed....and we loved our time at his place!

Lovely home! Perfect location, super helpful owner!
My dad and I stayed in Il Roseto for one week in early April. The home was wonderful…beautifully enclosed patio with outdoor seating, one formal dining room and living room with a comfortable couch. Bathrooms are updated, bedrooms have lots of closet space!
The location couldn't have been better (but make sure to bring comfortable walking shoes - there are lot of steep hills in this town!) The center of the town is a quick 2 minute walk from the home where you can find a fully stocked and friendly staffed marketplace. There are multiple restaurants, cafe's and little shops in the city center.
The train station is a short 10 minute bus ride. The bus system was very reliable and inexpensive (1.50 Euro, I believe). Plus! While you wait for your bus you have a beautiful view of the Tuscan landscape. Cortona and Il Roseto villa are not to be missed! Fernando and his son came to pick my father up at the train station and gave us a tour of the villa. He had even gotten us a few snacks and a delicious bottle of red wine!
My father and I were very impressed and loved every minute of our stay! I look forward to returning to Il Roseto!!

JUST PERFECT......TRULY A HOME AWAY FROM HOME !!!
A girlfriend of mine and myself had a girls getaway and had the pleasure of staying 11 nights at this beautiful, spacious, and VERY clean home in Cortona ! We both can't say enough great things about this home.......the pictures are a reality of how it looks. We felt so comfortable and safe. Fernando, as well as his son, were the ultimate hosts. Fernando was always available via cell phone or email, he kept in touch on a regular basis making sure we were ok.
The home is also within a few minutes walk to the main square, which was wonderful when we just wanted to go into town and have dinner and wine knowing it was a short walk back. We had rented a car, visited several of the other Tuscany towns and were always lucky to have found free parking close to the house.
We definitely plan on returning and staying at this home again !
This is a not to be missed property........you will not be disappointed !

Outstanding Comfort, Location, and Hospitality
We were two couples traveling through Italy, and we stayed for a week at Il Roseto. The property was everything it promised and more. Fernando and his son Pierfrancesco showed us true Tuscan hospitality, and we could not have been more pleased. Il Roseto is located in a quiet part of residential Cortona not far from Porta Colonia. The accommodations are attractive and comfortable and fully furnished with everything one needs to make it a "home away from home." We were fortunate that the weather during our visit was perfect. We enjoyed some of our breakfasts "al fresco" in the enclosed garden and frequently found ourselves in the very same spot for one or two bottles of wine and some pecorino cheese in evening. Il Roseto is just a few minutes walk from the Piazza della Republica, many restaurants, and all of Cortona's shopping. Cortona is the perfect spot from which to launch daytrips to Montepulciano, Montalcino, Siena, Chianti Classico, and many of the interesting hilltop towns in both Tuscany and Umbria. We'd highly recommend you contact Fernando if you are looking for the perfect place to stay in Cortona.

Spacious, Well Maintained, Great Location
This is a spacious, well-organized, and well-maintained historic center apartment, with a lovely outdoor garden/sitting area. Fernando is an outstanding and helpful host.
We had hoped to stay there a year earlier, but it was booked during the time we needed. Instead, we took a house somewhat outside the city walls. The owner’s sudden illness cancelled these plans just a few days before our arrival. We found accommodations in a different part of Italy and decided to return to Cortona in 2013. This time Il Roseto *was* available. We loved it. We did, however, reflect on whether it was better to stay in the historic center, or outside.
Historic Cortona is more vertical than other Tuscan and Umbrian hill towns. If a map shows that one sight is 100 meters from another it may seem like nothing. In Cortona this is not so.
That steepness emphasizes why Il Roseto’s location is so good. Historic Cortona has a remarkably complete set of services. To get to a large supermarket is a 5 km drive. There is, however, no need to go there. Central Cortona has high-quality butchers, greengrocers, and small markets, plus half a dozen nice, inexpensive restaurants. Everything is with 100 meters of the apartment. We have checked out other rentals available in the historic center and many are further away; again the distance may seem short on the map but when the streets are this steep it’s a big deal.
My advice therefore would be to take this apartment if you are planning to see a lot of Cortona and enjoy its ambience. If you just want a place to sleep to use as a base for day trips around Tuscany, you’d likely be better off outside the walls and taking Cortona itself as a daytrip. If you have any difficulty in walking, I would stay outside, too. But if you want to be inside, this is the place.
Many cell phones won’t work within the city walls; this was true for us and some but not all of our Italian friends. As against that, Il Roseto has the fastest and most reliable internet connection I’ve found anywhere in Italy.
Although technically the apartment has three bedrooms, as a practical matter only a family with children could use all three. The third bedroom has bunk beds and to get to it requires walking through the second bedroom.
Excellent setup, cooperative owner, ideal location. Just be sure that the historic center of Cortona is where you want to be.staying. We were, and we’ll be back.

Fall in Cortona
We stayed at Il Roseto for 2-1/2 weeks in the fall. Fernando met us at the train station and delivered us to his family home - Il Roseto on Via Mazzouli inside the beautiful hilltown of Cortona. Fernando was warm, friendly, very helpful, and responsive by phone, text, or email whenever we had questions. There was a beautiful gift basket of fruit, nuts, and wine upon our arrival. Il Roseto was a perfect choice for our stay. The house was spacious, clean, comfortable, and well equipped. Past trips to Italy have been 2 or 3 days in a single location and then moving on to see/experience as much as possible. Having a home base for over 2 weeks was wonderful, and Il Roseto began to feel like home. The location was ideal - just a few minutes walk to the Piazza and many options for shopping and dining. It was great to have cooking and laundry facilities, as well as a good wireless internet connection. We wish the weather had been more cooperative, so that we could have enjoyed the patio. Restaurants that we liked included Trattoria Dardano and Nessun Dorma. We liked Gelato Ti Amo, across from the post office. A favorite gallery is Il Pozzo and the gregarious and helpful owner, Ivan. We would not hesitate to recommend Il Roseto to family and friends, and we hope to return again sometime.

Home away from home
We loved our stay. Fernando was so gracious and his home made us feel like part of the family. Home is just a quick walk from the center of town and mornings on the patio made a great start to our day. We would recommend this home to anyone visiting Cortona.

The perfect family home
From the moment we arrived in Cortona, we felt at home at il Roseto. Fernando and his family made us feel very welcome and were always available if needed (eg, to come and collect us on the other side of town when we had taken a wrong turn on our arrival, and to come and let us in when we locked ourselves out of the house!). We spent many weeks at this lovely house with our two young children, and we could have easily stayed for longer. Il Roseto is always clean (thanks to Anna's terrific cleaning), it is spacious, has all the modern amenities, good security and is in the perfect location. The courtyard is lovely for relaxing outside over breakfast, lunch or dinner. Fernando was also very helpful on giving sightseeing advice, and was very professional and easy to deal in relation to the booking arrangements. Thanks for a great stay!!

A wonderful surprise!
Upon arriving we were greeted by the owner's son and wife and escorted through the narrow cobblestone streets of Cortona to our new home for the week. The green door in the wall gave no indication of the quaint courtyard and substantial house that awaited us. This had been the owner’s family home and it was evident by the sturdy furniture and fully stocked cabinets. Everything you needed to make your stay comfortable was supplied. It was more spacious than we envisioned and the location couldn’t have been more ideal. The main piazza was a short stroll away but far enough to make for a peaceful evening. The owners were warm and welcoming and always a phone call away. We had locked ourselves out one evening and a relative happily came to our rescue. Our departure date fell onto a holiday and after returning our car the day before we realized bus service wasn’t running on the holiday. The same relative happily picked us up at the crack of dawn to give us a lift to the train station. We have already recommended Il Roseto to friends and would love to stay again when we return to Italy.

Many thanks to Fernando and family for a warm welcome and wonderful week in the beautiful Il Roseto. The property far exceeded expectations and was extremely clean and well maintained. We couldnt believe our luck in finding such a gem within the city walls with its own glorious sunny courtyard filled with flowers. Proximity to town centre was an added bonus. Cortona is a picturesque town with a wealth of attractions but is also a perfect spot in which to wander and breath in the joyous Italian lifestyle. An absolute pleasure we hope to experience again in the near future. Grazie Mille Fernando!
