BUSBEES RETREAT is your dream vacation home! Unwind in this spacious, cozy lakeside retreat located on the private side of Lake Anna! This 6,000 sq ft. estate on acreage is beautifully decorated and has all brand new furniture and mattresses. Spend your days relaxing at the water’s edge on the private dock, and your evenings roasting marshmallows gathered around the built-in stone fire-pit. Located in a deep water short cove, you can swim and float in peace without concern of boats or interrupting wakes. Brand new kayaks and canoes are available for use in the boat house. The water levels stay high all year round, the depth at the dock ladder is approximately 8’ and at the end of dock is 15’+. With a sprawling floor plan, enjoy the lakeside view from almost every room! The great room includes a curved UHD 65” tv, perfect for watching movies with the entire group. Enjoy 4 master suites, 3 with an en suite bathroom, 1 with the bathroom located right outside the bedroom. The children will have a blast in the “Bunkie Room” furnished with 3 brand new bunk beds and mattresses. The family had a great time. The Lake was beautiful and everyone enjoyed kayaking and paddle boarding.

Comfortable property, however we had a very long and detailed list of chores to do before we could check out, even though we payed for cleaning service. We also had to take our trash with us and bring our own trash bags. Left the trip with a bit of frustration. If you plan on staying here plan on spending few hours cleaning.

Very pretty Property. Comfortable, Welcoming, and spacious. The beds and pillows very comfy and nice. Beautiful views. Kitchen has everything needed. We loved the fire place and fire pit. One tip would be to have more information about how the all TV's work - Instructions on starting the gas fire place, fixing the ice machine, and the one burner on the stove would be a plus and having all light fixtures working upon arrival. Great Family Location. We hope to visit this property again.

What can I say! This was our second time staying at Busbee's Retreat, and this stay was outstanding.
This house sits in a beautiful location, lots of family activities provided. We loved the fire pit! There were also enough separate spaces to enjoy gathering in smaller or larger groups. (We used them all).
I would definitely rent this house again. We booked Busbees Retreat back in 2017 and the stay was just as good this time as well. We used the house for a relaxing weekend. We cooked in the kitchen as well as the grills outside. All the spaces were clean and comfortable. The instructions were easy, communication with the owners was timely and exceptional. Also, information was readily available. The home and area are beautiful. We enjoyed sitting on the dock and even caught a few fish. Overall, Busbee's will be on our list for our next family gathering.

Could have one more bathroom in the basement and needs adequate closet space in the basement too. There is definitely room to add this.

The house was amazing. There was plenty of space, bedrooms and bathrooms were clean . We loved the gas fireplace and the outdoor firepit. The best part of the house was the well stocked kitchen. This house had everything you could possibly want in a kitchen. A waffle iron, crock pot, potato peeler, pizza pan, zester. I have never had a rental kitchen that had everything. The double ovens with a build in air-fryer. We cooked--a lot! Will be going back again next year.

We initially booked Busbees Retreat for a 12 person staff retreat. The retreat was cancelled a couple weeks out. 4 of us used the house for a relaxing weekend. We cooked in and the kitchen was well-stocked. All the spaces were clean and comfortable. Instructions were easy. The home and area are beautiful. We enjoyed sitting on the dock and an evening around the firepit.

It's very spacious & in a quiet almost secluded area. The back yard is pleasant (on the lake).The house is nice, the cleaning crew could do a better job. Our only complaints were the consistant fight with ants, spiders,& bugs. We had to purchase RAID and used a lot of bleach to clean eating utensils & counter tops bc ants are in the drawers. Leaving food out is a no. We had a party of 15, the hot water ran out while we were bathing. So we either had to get up early and bath or stay up later. Also, you have to take the trash off the premises or be charged $250. The trash bins are in the garage but you have to take them 5.6 miles to dump them. It takes about 30/45 minutes to get to any major stores like Wal-Mart. This is not an ideal place is you have work to do. Reception is not so good. With sll of that, (for the most part,)it was a good stay.

This is a nice big house for a lake vacation and boating. It has a very nice dock and cove where you can swim and kayak. We rented a paddle board for a few days from lkaoutfitters. There are a small number of minor repairs needed in the house. They sent someone to fix a few things and he was very responsive in fixing the primary items needed right away.

The house was great for a gathering of our large group of 16. There was room for the kids to play in the basement and the adults to gather upstairs. The kitchen was also a nice size for making meals for our large group. We also appreciated the christmas tree in the living room as we exchanged Christmas gifts. It would have been nice to know ahead of time that we needed to bring a lot with us. For example, I got a phone call from family members who arrived first to purchase some toilet paper before coming. We had to bring paper towels, dish soap, toilet paper, dish detergent, etc. Also, we were expected to make the beds when we arrived and strip the beds upon checkout. We were also expected to dispose of all of our trash. (We were aware of this when we made the reservation but it was still annoying). The linens were not at the house when we arrived. When the linens were delivered, I was surprised to learn that we were expected to make the beds. When I made the reservation I sent a few messages to make sure the host had our numbers right. The host never responded. I asked the host questions about what we needed to bring. I didn't hear back until it was too late to be very helpful. The host said something was wrong with the app on her phone. I could overlook this but I never heard from the host again. No checking with me to make sure we were ok. No checkout message (other than the written instructions on the refrigerator) and no thank you email after we checked out. I even messaged them to say thank you and let them know we used most of their bandaids. But, I never got a response. A little more customer service would have made this stay nicer.

Our extended family stayed here during one of the coldest Christmases in many years. The home was definitely not built for this cold! The fireplace was a wonderful gathering place in the living room. with a Christmas tree the owners added which was a delightful plus! Although the home sleeps 16, the dining area only seats 8 (no barstools) so we had to eat in shifts. This is probably not an issue in the warm summer months when we could spread out to the outdoors. We had plenty of room inside to accommodate our family of 14 and will have many memories to share in the future about the "Christmas House" of 2022!

The size of the house is great!! Enough room for all of us to be able to be in the house and not feel like we are on top of each other. The kitchen had such an abundance of room to be able to cook and prep food and not feel like you were on top of each other. Having access to the lake right in the backyard was so much fun!!! The firepit provided a nice time for sitting around and conversating and having smores.

We have had an extremely busy weekend fishing on the Lake with a few young boy's. The house was very spacious for our large group. The downstairs was great to occupy our crew. I have let the host know but I do think it needs a few upgrades or closer attention to the cleaning process. Great access to the lake and very quiet cove.

The property is poorly managed, unmaintained, and dirty.
Upon arrival we had to spend hours cleaning the kitchen and bathrooms, as counters and sinks were disgusting. We found dirty socks and candy wrappers in bedrooms, carpeting badly soiled and musty.
The landscaping is overgrown, the dock area is adorned with two junk jet skies that are filled with hornet nests and mosquito-heaven standing water, there's even vegetation growing growing out of one. The boat dock surface collects water, making it one big puddle.
The property sits at an inside corner of an inlet, so the adjacent neighbor's boat dock is only a few yards from this one; so prepare to be very familiar with whatever renters might end up next to you, as you'll be hanging out with them all day and all evening wether you want to or not.
The grill is completely rusted out and has clearly not ever been cleaned. Further, all of the propane canisters were empty.
The internet is completely unusable. Do not expect to do any work from the house as basic web browsing is intermittent at best. Zoom/Teams calls are not possible.
I suggest you keep searching, as this house is sub-par and there are far better options. The nicest description I can give is that the house is overpriced and underwhelming.

We all appreciated the freshly laundered sheets left on top of each bed, and there were ample towels for each guests. I'm knocking a star off because only because the house didn't have hand soap or toilet paper. The house is clear about not providing toiletries, so we knew to expect that, but even in other listings that say they don't provide toiletries they have these basic sanitary items so we were frustrated to learn that this house didn't. In addition to this the dishwasher was broken (though fixed while there, which was helpful) and several kitchenware were broken or not working, which limited our ability to use it fully. I'd still recommend this house but would encourage you to come in and take stock of what you need before settling in.

You will also need to supply paper products if you need more than 1 roll of anything.
If your plan is mostly relaxing around the lake and swimming, I would recommend either using the provided life jackets or bringing your own floats, as the water is too deep to touch the bottom when entering off the dock. Also, although beautiful, the back yard has quite a hill and become more natural-appearing than the very cleared out and manicured photos in the listing; I would keep a close eye on kiddos running around if they are part of your party.
For all your food/beverage/paper products needs, there is a grocery store close by, about 5-10 minutes down the road that was convenient for getting little things we needed over the weekend. We were glad we got the majority of our supplies at one of the wholesale stores near Fredericksburg; it definitely saved us some money in the long run.
The area is also great for accessing some of the area’s wineries, several of which are around Lake Anna, with a great number more within an hour radius of the house.
Overall, we had a truly wonderful weekend stay and would happily go back for another big gathering.

Knowing the available space was suitable for this many adults, one would think there may be dishes. When I arrived for check-in I found the dishwasher had just been ran and was full of clean dishes that needed put away before I could even begin meal prep. I typically like to cook the meals for the retreat but due to the poor kitchen accommodations, this was not possible.
Most of the bed space is in one bunk room, which we thought was so fun, perfect for our event group. However, that bunk room holds 6 people, the next bedroom has two twin beds, and one final queen room all on the lower level. Nice spacious rooms, that all share one bathroom. This one bathroom also shares the laundry equipment.
Another point of concern was the 4 cameras in the main living area. I have never stayed in a rental that had cameras. I understand the need to keep an eye on your property but these were very unsettling. Overall the home is a nice one. The lake view was beautiful. We loved the wide-open windows. The property really could use some upkeep. We had wanted to take advantage of the outdoor areas but they were too covered in pine spurs and debris from the winter months to enjoy. There was also a rat in the outdoor fire pit? Looked like an old taxidermy project that had been burned. The jetted tub in the master suite needed to be cleaned prior to use, only once the guest was using it, while running the jets chunks of dirt and debris floated out into the tub water. The last point of concern is trash removal. When you are hosting an event weekend with that many people trash does pile up. We realized taking the trash meant driving at least 5 miles with the trash in our personal vehicles. It would be a worthy investment to obtain a trash removal service. We saw several neighbors had service cans. I am calling this review Retreat Defeat because when you spend over $3000 for 3 nights, you really expect something higher end.

The property was as advertised and perfect for our friends, seven couples, to get together for an annual faith retreat. This beautiful home gave us the space to meet as a group, break out space, and the perfect space during our social time. Our only regret is the wind and cold did not allow us to fully enjoy the outside fire pit space.

Wonderful weekend family getaway!
Our family of 12 had a great time at Busbees Retreat! It was such a convenient location for our folks from NC, MD, and PA to meet. The owners were very easy to communicate with and the house was exactly as portrayed on VRBO. We really enjoyed the view, the game room was amazing, s’mores by the fire pit and the grandkids loved fishing off the dock. We look forward to another family reunion here next year!

Great Long Weekend In Bumpass!
Our party of 16 adults and kids had a great stay at Busbees Retreat. The location is perfect and the house was large and clean. We found the kitchen stocked with all the cookware and utensils we would ever need (including a crock pot and Keurig). The game room was a nice bonus space. We really enjoyed the shuffleboard and pool, but the foosball table is broken and definitely not useable. We also really enjoyed the outdoor space and made use of the large firepit. The water in early October was warm enough to swim and there are kayaks, a canoe, and plenty of floats and life jackets. Unlike the prior reviewer, we thought the yard was in fine shape. There was a cute welcome basket of necessities when we arrived, which was a thoughtful touch. Would definitely consider this place again for a future Lake Anna trip.
