Once inside all was very clean and very much as advertised.
The unit allows pets; so we were pleased to not be aware of any previous such tenants.
A very well set up kitchen is supplied. The oil, alfoil, cling wrap, etc, etc were all appreciated. Lots of food prep equipment too. The oven trays were also valued. We are travelling across the UK for 9 weeks; so dining out frequently was not part of our travel budget.
There was a Nespresso pod machine with many pods.
We could not get the oven grill to work though.
A queen sized and comfortable bed. But with very soft, fluffy and pretty to look at, but near useless pillows. Why not supply a mixture of pillow types (soft to firm)? The bedroom door cannot be fully opened and thus blocks access to one side of the bed. The nature of such farm conversions is thus evident; even though this project was high end.
Hot water was only ok. Despite the system being quite large, the second of our two showers each night was one not to linger. Heaven help if you wanted to run a full bath. Does the tank thermostat need adjusting up?
We could not work out how to turn the lights on over the bath.
Nice, large and thick towels were noteworthy. The heated towel rail in the bathroom was also a god send in the days of showers, while we visited in late March.
There is a user friendly thermostat downstairs that certainly could allow the whole unit to warm up.
The rural quiet area was appreciated after a week in hectic London.
The stay is a good base for self driving to Oxford and around the Cotswolds.
Despite the host saying at the time of booking that they would contact me 7 days before arrival, to clarify the check-in arrangements, this did not happen. When I then contacted the host 2 days before arrival, some detail was provided BUT the clarity of how to actually access the booked unit’s (#2) rear door, was frustratingly poor. This then required a phone call. The complex of 4 / 5 rented spaces needs name signage, as does signage as to where to park for unit 2 and also as to where the access door to the actual stay unit is. The host Alan does not now live on site.

Only tiny niggle was no long mirror for getting ready for going out. Tiny niggle as it was all lovely!

Walks are heavenly.
Lovely homely feeling.
Great shower and hot water supply.
Well equipped.
Peaceful spot not too far from Witney and Oxford.
Offers short breaks.
Bed was a little firm. Having borrowed a topper from a friend we were visiting it was perfect but i am quite thin so needed the padding. Needed to try out the various pillows to find one I could sleep on but my own fault for not taking my own. Suited Hubby fine though.
Nespresso machine milk unit was missing but not a deal breaker.
Broadband fluctuates. Again, not a deal breaker but useful to know.
Garden furniture could do with being more comfortable. We didn't find any cushions. A couple of loungers would make it more useable.

We liked the location as it was quiet but we could reach nice places and eateries easily. The easy access to the Wychwood Way for a dog walk was a plus for us. The cottage was reasonably equipped and quite cute. The tame robin and white doves who joined us for breakfast in the garden were lovely.
There was no proper hanging space for clothes, the loo seat needs repair and the bedroom door bangs shut loudly. The garden had no shade facility - a parasol would have been welcome in the heatwave. A dozen pots full of weeds and dead plants and an overgrown rose were not great either.
A lighter duvet for summer is needed for the otherwise good bed.
The experience was impersonal and we saw no one. Milk, teabags and 5 coffee capsules for the dreaded Nespresso machine were on offer but that's all.

The cottage was well presented. The location was good, just outside Witney in the countryside. We liked the fact the cottage had a small garden and was clean and well equipped with toiletries, towels and cleaning products. The kitchen was modern and well equipped with crockery, utensils and fridge freezer, washing machine, toaster, fan oven, coffee machine and dishwasher. The WiFi was good and the TV a good size. We liked the sky lights giving a beautiful view of the night sky and good ventilation and the wood burner. Blenheim Palace is close as is Oxford and The Cotswolds.
We were concerned about security. There was no bolt on the doors only a lock which we felt was not secure enough. Also we were fortunate to be the only occupants but if the other cottages were occupied there would be little privacy as the rear gardens overlook each other and are just divided by fences.
The cottage would benefit from a full length mirror in the bedroom, more door hooks and more leaflets about suggestions of things to do in the area. The cottage is not near a bus route and is 2 miles out of Witney so if you wanted to use public transport you would have to drive to Witney and park.

The cottage was a great location for a weekend at Silverstone. Key collection and drop off was easy using the lock box and meant we didn’t have to disturb anyone with our early start. Cottage had everything we needed and we loved the complimentary biscuits and tea! Would highly recommend and hope to come back for a stay to explore the beautiful area

The cottage was beautiful and had great facilities. The bed was extremely comfortable. Great location for visiting nearby villages. Would recommend a trip to Burford, Broadway and Bourton-on-the-water.

The upstairs of this cottage is gorgeous, with exposed beams, comfortable bed, full size bath and shower. The downstairs has everything you need for a short break and a wood burner if you want to get cosy.
There was nothing we didn’t like. They could do with something on the feet of the wooden chairs as they’re very noisy on the stone floor, it was the only noise we heard from the neighbouring cottages our entire stay.

We had a perfect stay at New Yatt Farm. The cottage itself was beautiful and the perfect size for two of us plus our dog. The facilities within the cottage exceeded our expectations- everything you could have wanted was there, plus some lovely toiletries which really make such a difference and feel like a proper treat! The cottage was spotlessly clean and the linen/ towels were luxury! The cottage is in a fantastic location, just less than 10 minutes away from Witney, where we made use of The Waitrose and had some lovely dinners in local pubs, and with most of the Cotswolds ‘must see’ locations within a 40 min drive. The cottage was great for our dog and there was a lovely walk down the farm track which he enjoyed! Thank you for a lovely stay- we would love to come back!
One tiny wish would be for a headboard on the bed- with the wheels on the wooden floor, our pillows were falling down the end and we weren’t able to sit up in bed! But that’s just me being fussy!

Perhaps a bit more in privacy in garden with adjoining cottages - solid, higher fencing

The cottage had everything we needed for a comfortable stay. The bed was super comfy and the shower was really powerful. The hosts were on hand if you needed anything. There were lots of lovely touches making it really good value for money. We'd love to come back!

It was so good to get down to the Cotswolds away from everything going on closer to home at time of writing this. Home being the North of England. Life just felt a lot more normal and relaxed which I really needed for my Mental Health & Well Being.
As soon as we arrived and pulled up to the cottage we was taken back. The inside is gorgeous and also all so cosy. I knew the Host had high standards and good taste and took pride in his guest by the high level of products within the cottage .
As corny or daft as this sounds.. one thing I noticed straight away .. as let’s face it after a long journey you want to go the toilet .. The toilet roll.. yes the toilet roll. It was cushioned and felt luxurious. The hand washes around the house .. The white company.. the spray .. Laura Ashley. The owners have taste and high standards.
The beds .. were to die for. The duvets the mattress , the duvet covers all contributed to a comfy night sleep - crisp, clean and soft.
Location wise couldn’t ask for anything better. Close to Burford, Bourton on The Water, Oxford, stone throw from Blenheim Palace. Witney it’s self is beautiful and centrally placed to all the gorgeous places within the Cotswolds.
The host himself was very accommodating and nothing was no trouble for him on our first evening when we called to ask a few questions. PS ... nothing escapes me.. if your peckish and run out of biscuits and staying in the 2 bed cottages. You’ll find a box load in the draws under the stairs.
You will not be disappointed. If I wasn’t the sort to try new places on all my trips .. I would 100% come back and book in to this cottage. It has the wow factor.
After the above... nothing to be critical of.

Location was excellent 2 minute drive into Witney itself. Accommodation was excellent.
