Below you will find details about our 2 bed/ 1 bath home, Rich's Beach Bungalow, located on the boardwalk in Mission Beach.

Some neighborhoods are just wonderful and this is one of them! Sit out on your oceanfront rooftop balcony and watch the sunset, listen to the waves and smell the fresh salt air. This second floor condo is located just two blocks north of Belmont Park in an eight unit complex and features a rooftop balcony with a BBQ. Walk down the stairs and across the boardwalk and your toes are in the sand! Watch all the activities on the boardwalk or take part yourself. The open California-style kitchen is fully equipped with everything you need for dining in. The master bedroom has a queen size bed and a view! The second bedroom has two twin beds and there is a queen sofa bed in the living room. The bathroom has a shower and bathtub. We provide 2 beach cruiser bicycles, boogie boards, beach chairs, and umbrellas.

We can provide an air conditioning unit for an additional fee. Please contact us to reserve the inventory.

This location is hard to beat! It's within minutes from SeaWorld, the world famous San Diego Zoo, Balboa Park, Old Town with it's excellent restaurants, Belmont Park and it's authentic 1920's wooden roller-coaster, Seaport Village, downtown San Diego's Gaslamp Quarter, the Convention Center and Petco Park. Come and enjoy all that San Diego has to offer including our unbeatable weather.

Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

*NOTE: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!

It is important for you to read all the details about your property. We highlight everything you need to know about your vacation rental in our listing, through emails, some home manuals, in-home signage and phone correspondence. We want our guests to feel prepared, informed and at ease while staying with us. We are always available if you have questions!

Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit along with the House Rules & Rental Agreement. The check-in details will not be shared until the rental agreement has been signed.

Attention Guests: In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days. If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.

With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management and Care of the home all help us give each guest and family a home to feel at home in. We appreciate your assistance in making our homes and our business unlike any other!

*We provide 2 complimentary bikes for our guests. If there is any issue with the bikes we will do everything we can to fix the issue with our maintenance team, but there will be NO compensation if the issue cannot be resolved.

We like our guests to feel at home as soon as they arrive! We provide a 'starter kit' to help our guests get settled without needing to rush off to the store. We can provide a portable a/c for an additional fee, contingent on availability. Please contact us to reserve one in our limited inventory as soon as possible. Deliveries are scheduled 24 hours in advance.

Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, either Keurig coffee makers with k-cups or standard coffee makers, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, co2/fire detectors, and most homes have heat available.

While on vacation, we want our guests to enjoy their vacation to the fullest and we feel in order for our guests to do this, they should also feel informed. Our emails serve to educate you on your vacation rental home, the surrounding area, responsibilities, what to expect and how to get in touch with us. We respect your privacy so our emails help provide you with all you need to know to reference as you please.

In addition, most of our properties have House Manuals detailing specific information about the property, amenities and responsibilities. Not to mention an awesome section on attractions, events, restaurants and more to help guide you during your stay in San Diego!

Holiday 2024 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 21-January 4). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.

Summer 2024 Policy:
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2024, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest's face and holding either a Driver's License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as, payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

Nightly Minimum Policy:
4 night minimum required in the off season.
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.

Check in time is 3 pm and strictly enforced. (From Memorial Day through Labor Day, check-in is at 4pm)

- Great location on Mission beach. Steps from the beach and Belmont Park. - The property is certainly outdated and could use some work. - The property looks much cleaner from the pictures. Bed sheets appeared to be old. The sofa bed is rusty. - Bathroom is fairly clean. The dish washer doesn’t work very well.

The location is great! The beach directly across is a surfing zone, but swimming is 50 yds away. We loved sitting up on the roof taking in the views, the breeze, and people watching. The apartment had everything needed to get started. It has a grill, extra filtered water, beach towels, beach bikes, beach chairs, and sand toys to name a few. The garage is very small. A Nissan Rougue or a Honda Element fits. I climbed out the trunk a couple times but it was worth it to have a parking spot. Only things that could make it better would have some Tupperware for left overs and an umbrella for the roof top. It was a super time. 10 mins from the marina. Also highly recommend a whale watching tour with Gone Whale Watching and Second Nature restaurant. It really was fabulous. Highly, highly recommend. Communication with the managing company was also excellent!! They sent guides via email, text messages to check in on us, and swiftly responded to questions.

Perfect Summer Vacation!
Perfect Summer Vacation!
One of the best trips my family and I have ever taken! We were literally steps from the ocean, the only way we could have been any closer to the water is if we were on a boat. The location was incredible and the bungalow was beautiful. The rooftop balcony with bbq was what sold us on this property and it did not disappoint! We saw dolphins playing just past the surf every night as the sun was setting. The big picture window in the front room was also a favorite spot while eating breakfast. We were a short walk away from Belmont Park and all the shops and eateries in the area. We spent our afternoons on the beach and our evenings walking the boardwalk and trying new food shops. Just an absolutely perfect, relaxing vacation. San Diego itself has so many attractions and things to do, but we were so content to just stay on the property and in the immediate area. Nancy’s Vacation Rentals was a fantastic group to work with! They answered all the questions we had and made every step from payment to check-in and check-out as smooth as possible. I actually tried to book a property in the same 8-unit complex from a different property manager and they were terrible. We’re really grateful to the Nancy team for everything they did to help make our vacation special. I have no hesitation whatsoever in recommending them, and hope to book with them again in the future. Two points to just be aware of: 1) even in mid-July the ocean water is cold, and 2) the boardwalk can be noisy at night. That being said, neither of these negatively impacted our stay. You get used to the cold water after a few minutes, or you can also rent a wet-suit from some of the shops towards the Mission Beach Lifeguard Station. And if the windows are closed at night, the boardwalk noise isn’t a bother. If the windows are open, the ocean tends to drown out much of the noise. We will definitely be back!

Enjoyed the Mission Beach experience over the 4th of July. Unit is in a great location just steps from Belmont Park and many small eateries and bars. View from the main window inside and view deck is superb. You can either decide to sit up top and take in all the action or take a couple steps and be at waters edge.. Mission Beach is very crazy around the 4th so be prepared for lots of noise and activity below you on the boardwalk during these particular days. A not on parking, when I realized my SUV would not fit in the garage, I rented a smaller vehicle that would. I was glad I did becaue it is impossible to find parking near the unit. The 2 or 3 "first come first serve" spaces on side of building will be occupied by folks that will never move their cars until they check out. I would've spent my entire vacation moving my car around and looking for overnight parking. It got better further away from the 4th. Well equiped in every category. Minor suggestion is a knive sharpener and a non stick pan for eggs etc.
