Situated within the gated community of Palm Cay with nearby grocery stores, there is not much you will be missing while you're making unforgettable memories away from home! This is a private beach front home and we are happy to open up our residence for the summer season once again! New this year, is an expanded patio, allowing for plenty of space to relax out of the sun, and a full sized deck for an additional 800 square feet of outdoor beach living pleasure.

There is nothing better than rolling out of bed and having coffee on your private deck just steps from the ocean! The beach is beautiful, quiet and calm. We really enjoyed being away from the hustle and bustle of the resorts.

This home was in horrible conditions. The owner has had the audacity to charge me for items that were originally broken . Her manager Andrea is a scam. Mold on the window treatments , sliding glass Doors that were impossible to open. Faucets that were broken . I can add videos and pictures to back up my claims. I expect my money returned or we will

Was there for a week house is very comfortable and well equipped. Star of the show is the beach its beautiful. Need a car for groceries. Dont pay to use the overpriced onsite gym go to Empire Fitness 7 minutes away. Had a great stay would recommend.

The manager was beyond helpful and replied to every message I sent here within minutes. She gave us tons of recommendations and was pleasant as can be.

This was a fabulous location and property! Check in and prior communication was outstanding. The privacy of the beach was great. We appreciated the snorkel gear and towels as we did not need to pack those items. A suggestion would be to stalk more than one essential supply such as garbage bags, coffee filters and detergent. As that is my only suggestion this really was a treasure !

We had a wonderful time at this VRBO! There were 6 of us. 3 adults and 3 teens. The property was better than the pictures in my opinion. Staying directly on the water was like living in a postcard. I’m not one for the hectic hustle bustle of huge resorts - screaming kids, waiting for elevators, etc. This villa was perfect. It was clean, the beds were comfortable, and it was stocked with mostly everything needed. ( a couple extra blankets was honestly the only thing I could have asked for and if I would have asked for it I have no doubt the property manager would have gotten it for me… not a big deal). The villa was stocked with enough dishes, pots, pans, glasses, spices, cleaning supplies, body soap, shampoo, etc. There were even tennis rackets, snorkeling equipment and a paddle board to use. The property manager was quick to respond. The community is gated and I felt completely safe. We rented jet skis from marina. We ate at the sandwich shop twice and the pink octopus ( restaurant on site) twice. Food was great! Expensive compared to the US but all the food in Nassau was really expensive. We rented a van which worked out so that we could site see on the island and go to the grocery/liquor store as needed. Highly recommend staying at this villa.

Jennifer’s place is fantastic. It's well stocked with everything you need, from cooking a meal to doing some snorkeling. The pictures don't do it justice. The added bonus is the view. I highly recommend you stay.

We were very pleased with this rental. We arrived in Nassau and our previously booked rental did not work out and so we searched on VRBO and the owners were VERY responsive and we were able to book and drive right there. The location is great and is in a more residential area; however, had all the things we needed. A restaurant on site, excursion bookings, car rental, etc. The house was also great and very clean. We did not have any issues; however, the property manager also seemed very responsive if we would have had an issue. The house is also right on the water and made it very nice to be able to step right out the backdoor and onto the beach. Would definitely stay here again!

We had a wonderful 10 day stay in August. Communication with the owner and property manager was fast and easy. The property is directly on the beach and the views are stunning! There are many wonderful restaurants nearby and the unit is well stocked. We loved sitting on the deck while the kids played in the surf and sand.
I would recommend getting a car if you plan to your the island. We really enjoyed driving around the island. Thanks for a wonderful stay. We will be back!

The home when my family stayed there was quiet. There were only two other units that had guests in them. Also, it felt safe as it was gated with actual security guards patrolling routinely. I mention this bc my family has been out of the US several times and not all homes have felt safe even though they were gated. Communications with the owner were good, she also has a property manager who I dealt with during my stay. The home has a washer and dryer but no detergent is supplied. You can’t drink the water so be aware and bring filtered water bottles like I did. Also they only supply 1 towel per person, there is no linen closet available in the house as other rental homes usually have. Water shoes are a really good idea, not necessarily for the beach but for the deck on the house as family members got splinters from it, it should be refinished.

The villa was amazing. From the minute we opened the front door & the kids 1st reaction was OMG, this is beautiful, the beach doesn’t look real.
About a 30 minute drive from the airport, we rented a car and used WAZE to get around cautiously since they drive on the left.
The villa is updated and spacious with plenty of room in the living & dining room areas. Kitchen was well stocked with plenty of dishes, pots, glasses etc… Solid WiFi service as I did a little work remotely.
The sand & ocean are literally right out the back oversized glass doors. With plenty of seating, loungers and an outdoor shower to wash the sand off. Some parts of the beach swimming area were a little rocky as you walk into the water. Wish I had packed my water shoes, but limited sections of the rocky floor were more annoying….didn’t keep us from enjoying.
Gated community, felt very secure & safe. The adjacent marina made for an excellent 1 mile morning walk from the villa and loop around the marina dock. Grocery store nearby (groceries are expensive). The marina has a little coffee, sandwich shop with a few necessities if you need to pick up some drinks or snacks. The Pink Octopus at the marina had a good menu with a nice range of options. (Pizza, salads, hamburgers & seafood).
The host (Jennifer) was very quick to answer my questions before & during the trip. Andrea the villa manger was also very responsive and extremely helpful.
Would definitely rebook and highly recommend with no hesitation.

Water is rough. Most people in the community were not friendly. Outside of the community felt dangerous. Don't waste your time - go straight to the Exumas.

Very private feeling beach area adjacent to a beach club with pool, bar and restaurant. Lots of nice amenities included in home like masks, snorkels, tennis rackets. Nobody was in adjacent units so it felt like we had the place to ourselves. Hosts were friendly and communicative. Would definitely recommend this property.

Loved this Property!! Would definitely rent this home again. The view is breathtaking and the beach feels like your on a private island. The property is a 24-hour manned gated community.
The home had all the amenities that one would need. The beds were comfortable and the bathrooms were nice. The kitchen is fully stocked and the appliances appear fairly new. There is plenty of seating area inside the home and outside on the patio and upstairs balcony. The food at the Pink Octopus (on the property) was totally acceptable. We took a charter out and had a short walk from the property to the marina. Jennifer (owner) and Andrea (property mgr) were very prompt with communication. The property is centrally located to the airport and Paradise Island. The perfect home for the vacation to relax, unwind, create memories with loved ones and enjoy the beach!

Palm Cay is a great get away if you’re looking for quiet and beautiful beaches. The privacy is excellent and to be able to walk out your door and step onto the beach and into the ocean is dreamlike. All the basic amenities are present in the villa. The grocery store is close. We chose to stay in and not leave the entire time due to “Covid-19 time”. All communication was easy and responses were quick. Thank you for a great get away!

We loved Palm Cay - it’s the perfect place for a low key vacation with kids. We had a 2 year old, a 2 month old and our in-laws and it was perfect having the beach & ocean steps away from the house. We used the tennis courts & went to the park a couple times which was fantastic. The area is very quiet and we practically had the beach to ourselves. Cute cafe in the marina to get ice cream and all the baby furniture you need available for rent at the welcome office. 20 min walk to the grocery / liquor store. Restaurant is a 2 min walk away and the food is delicious. We would come back!

This is honestly my first vacation property review (though we have traveled quite a bit). Most have been great but not compelling enough for me to write anything up. I will try to break things into categories to help people find specific information.Rental Unit: Exactly as described and shown in the photos. Beds and pillows were excellent. The beach is yes, right there. Very private but enough amenities close to not be too isolated. This unit is in a gated community so you feel safe for sure. There is also a spa in the community we loved. There is a grocery store 3 minutes away (Solomon's) and a liquor store next door to that. You are 20 minutes or so from the busy area and better restaurants of Nassau if you want that but there is also a really tasty restaurant (Pink Octopus) in the property area (walk to it) that has amazing pizza and burgers (as well as local food and seafood). My boys and their parents loved those items the best. Go figure. The unit is well placed. AC and fans work. Nice bathrooms. Water pressure is a bit low on the toilets and there is not a dresser or storage in the master bedroom but there are shelves that worked for us. Kitchen has everything you need really to cook and serve. Sand toys for kids, beach towels provided, new washer/dryer if needed. In general the property itself was really excellent.Location: We LOVED the location of the property (SE corner of the island) - NOT by the busy tourist areas in the North Central area by Paradise Island. It is not noisy or crowded here at all but close enough to those things when you want.Booking and Communication: Very easy through HomeAway. I was a bit nervous because I had never used them before but it was super easy. The communication with the main contact (Jennifer) was fast. I asked about lots of things in advance and she answered me really quickly every time. I got my deposit back quickly after our stay, so no worried there.Beach: Great sand, really nice water. Clean. Not trashy at all. Not a ton of sea life as it is a man-made area so we recommend charters to snorkel but for us this was just awesome.People: Everyone on the island we met was friendly. We felt very safe and comfortable for sure.Driving: Yes they drive on the left and the rental area seems a little sketchy at the airport but it worked out fine. The roads are much more logical here than in Grand Cayman so it isnt as precarious.In closing - WE LOVED IT!

Our recent stay at Perpetual June, Palm Cay was wonderful...despite a few days of less than perfect weather, we thoroughly enjoyed chilling out on the beach over Xmas. The house was exactly as expected, fully equipped for me to cook a full traditional Xmas dinner. Local supermarket was very close and even stocked Xmas pudding! Jennifer was very easy and quick to communicate with, and went out of her way to make our stay enjoyable...including setting up a Xmas tree and lights! The location of the house directly on the beach was perfect.

Perpetual June was perfect! Oftentimes the pictures and descriptions of a rental look better online than in person but this property was actually better in person than the pictures depicted! It was perfect for my husband and 4 adult children. Being on the beach was fabulous. All the necessary kitchen items, towels, beach towels, and everything else we needed were there. We loved all the outdoor furniture as well. The beds were comfortable. The AC worked great. It was gorgeous and a very relaxing vacation!

After a 45 minute drive from the airport (through a not so nice part of town), we were ready for some R and R. This home certainly provided that. Check in was easy. The home was very clean and seemed recently updated. Paint looked fresh, furniture was newer, beds were extremely comfy and the kitchen was stocked with starters like spices, tea, a few cleaning supplies...etc. The highlight of this home is the beautiful view and the proximity to the ocean (literally, back door is steps from turquoise waters). The community pool is close and a nice size. The Pink Octopus restaurant on property has amazing food (especially pizza) but is a little pricey and I enjoyed walking to the marina cafe every morning to get my Starbucks coffee. My only disappointment was finding out that the resident of this home is not a member of the beach club, therefore, we as guests did not have the option to pay the extra to join the beach club for the duration of our vacation. We were looking forward to having access to the beach club pools, cabanas and beach side service. We may have rented a different town home had we known this before hand. It did not ruin our vaca....we were very happy in this home for 5 blissful days!
