Our weekend stay was very quiet and relaxing. Thank you very much. I would highly recommend using this location in the future.

Great location for family with young teenage kids - quiet, close to beach, also walkable/bikeable to town and shops. Owner was communicative, check in was easy, house was clean and comfortable and well-stocked (kitchen utensils, lawn games, extra beach stuff, etc). Would stay again.

Our group consisted of myself, my husband, our son and his family (wife and almost-4yo daughter). The house fit our needs perfectly! Rooms were large, kitchen was well-outfitted for cooking, and the deck in back was very quiet and relaxing. Being so close to the private beach was a huge plus and the owner has the house well stocked with beach needs (sand toys and really nice beach chairs). My grand-daughter loved finding the box of toys in her closet and the extra bed in her bunk room allowed for a 'sleepover' night with her grandma! And we were so close to everything...especially the shops/restaurants on Main St. Also, the owner communicated a lot of info that helped us to plan some of our days there. He also was quick to respond to any of my inquires, which was great! Don't pass this rental up...well worth it!

This property has it all! Short walk to private beach, central to Hyannis port restaurants, shops and Hy-Line for expanded adventures to the islands. House is charming and cozy with a wonderful deck for relaxing and enjoying company. Definitely would stay again.

We spent a week here in April 2024 and had a fantastic time! We were a group of six - grandparents, parents, and two small kids and the house worked perfectly for us. It's a great location and space, especially the kid room for the kids and the nice back deck. Cecil was a great host - very communicative and went above and beyond to provide helpful information before and during our stay. The location was very close to the main areas of Hyannis and great restaurants. I would highly recommend staying here for your next Cape Cod vacation!

The house was perfect for a big family of 5 adults and 2 kids. Everything we needed was there from umbrella to vaccum. It was only a short walk of 3-5 mins to get to the small but perfect private beach. We used the BBQ mostly every night and had dinner outside on the patio. Every neighboors we met were super friendly. An amazing week and tons of memories.

This home captures the essence of Cape Cod and offers ocean breezes and walks along the beach. Very clean with modern conveniences, yet richly historic. Great patio and front porch for relaxing and taking in the peaceful serenity of the neighborhood. Close to Main St Hyannis and plenty to see and do. Owner provides helpful local information and recommendations, is easy to reach and responds quickly to questions. Thanks Cecil! Had a great time.

What a wonderful home for a getaway! It's comfy. It's cozy. It's so clean. It is updated in all the ways you need (kitchen and bathrooms are lovely, more than enough phone chargers, a work station for laptops with fast connectivity, and the queen beds are like sleeping on a pillow). Even with all the modern amenities, the home is very charming, with a spacious living room for gathering and an amazing back deck. The location is perfect, too. It's on a quiet street within easy walking distance to a beautiful beach, and a bit longer of a walk to downtown Hyannis and/or the ferries. Cecil made our visit a breeze, too. He responded to emails and texts immediately. His book with recommendation on where to go eat and what to do are spot on. You definitely feel like you're on vacation the minute you pull in the driveway. I wish we could've stayed longer!

We were a group of three couples and had a great stay. Great house in a really nice little neighborhood. It’s a one minute walk to the beach, so sunrises with a cup of coffee we’re wonderful. Cecil is very quick to get back to you if you have a question and the house was stocked really well all the way around. We would definitely stay again if we come back that way.

My husband and I enjoyed our end of Summer stay at this property. The home was clean, well equipped and for end of summer heat - we appreciated the AC! It is a very quiet neighborhood. Homes are well maintained. Short walk to the beach and we enjoyed the warm water, never crowded and fun to watch the island boats come and go. Highly recommend and look forward to a return visit!

House was exactly as advertised. Clean, comfortable, great neighborhood, and central air, which was key. And there's so much to see and do in the area. Kept 14-year-old twin boys busy and excited. We had a blast and will definitely be going back there next year.

Amazing house with an amazing beach
The house was everything we expected from when we walked in to when we left. The house was clean and Cecil was there if we had any questions. Hopefully the next time we visit will be in the summer.

Breakwater Hyannis
This an excellent property and so close to the beach. The only thing I would mention is the living room furniture is not very comfortable. Also there were extra pillows but I could not find any additional pillow cases. Overall a great house

Our 2021 Summer Getaway!
Just came back from a very enjoyable week in Hyannis with my family! The house was comfortable and the kitchen was well equipped. We cooked dinner almost every night and ate outside. When it rained, it was great to be 5 minutes away from Main Street Hyannis with lots of excellent dining options. Having the beach in walking distance was a plus especially when traveling with 2 college age children and an elderly parent. Everyone came and went as they pleased! Overall, I give this property a 10+ rating!

Wonderful house in perfect location
We recently stayed at Cecil’s house for the second time with my mother and my daughter’s family. The beach, which is at the end of the block, is absolutely beautiful with surf calm enough (most of the time) for my three-year-old grandson to play in the water. We could walk into town and we spent a lot of time in the yard enjoying the deck and porch. The house has everything you need for a week at the beach. The kitchen is well appointed and the beds are very comfortable.
We highly recommend this house and we will be back!

This is a great house that really is just a 1-2 min walk to the beach. The place was very clean an updated. Owner was very responsive and clearly has a lot of pride in the property.

We wanted to get out of our house and go somewhere drivable and where we could socially distance easily. Cape Cod in the off season was perfect. The private beach is a minute walk away. The kids really enjoyed finding shells and sea glass. Our pup had fun exploring all the smells. The weather wasn't the best, so we loved that we could have a fire in the fireplace and relax. Our kids loved playing the games Cecil had readily available for guests. Thank you for a the quiet getaway!!Shannon

Had a fabulous stay, house was a great location, and perfect for our family and needs. Clean, neat, and well stocked. Neat history. Convenient to the private beach. Easy to Provincetown and Martha’s Vineyard. Would definitely recommend and come back to.

Hyannis - Fall 2020
Out of all of the Homeaway / VRBO rentals we have used, by far this was one of the most comfortable homes with nice furnishings and all else well equipped. Communication with the owner when needed was quick.

Family Time
The house is in a wonderful neighborhood. You can walk or bike to two neighboring parks and beaches. The private beach provided amazing views of the ocean, a great place for your family to relax, and views of the ferry’s running back and forth to the Vineyard and Nantucket. The location also provided easy access to grocery stores, restaurants, and Main St. Hyannis. Great owner, he responded to all my questions within minutes of my text messages. The house is well decorated and furnished. Everything except for food and beach towels was provided. It was easy for the family to relax here. Bending coordination with family would definitely return.

Pride in ownership is definitely evident in this well maintained property. It was spacious enough for our family of eight, with the added convenience of beach access just a short walking distance from the house. Close proximity to Main Street, Hyannis Port, and other area attractions.

Perfect beach house experience
The house was well equipped for our two week getaway. It lacked nothing at all. We used the deck for outdoor dining nearly everyday and the yard was large and shaded, which was perfect for our dog. There were plenty of games, puzzles, TVs to keep everyone happy. We are huge beach snobs and our sole purpose of going to the Cape is to hit the beach everyday.. so I am going to spend some time writing about it. The private beach was a 3 minute pleasant walk and because of COVID it was important to us that there was room to spread out. The beach is small, but even on the 4th of July, there was plenty of space to be apart from others. The water was warm and pretty calm for the kids. My only criticism is that there is seaweed and a rocky part, but you can easily swim past it to get to clear waters and soft sand. We did have some thunderstorms, cloudy, and windy days that increased the seaweed, making the beach un-swimable, but I don't get the sense that is the norm. I would say it was slightly more seaweed than we have encountered at other Cape beaches on average. However, the house and location (definitely walkable to Main Street) really outweigh the seaweed negative. We would not hesitate staying again.
