Villa Rosemary (Upper Level) is the 2nd and 3rd floor of this 2-unit home.
Imagine waking up to the sight of a crystal blue sea– the sound of waves rolling onto the sand and the feel of the cool Gulf breeze.
Villa Rosemary Upstairs is the top floor of a private Beach/Gulf Front Villa located in the La Valencia Resort community, one of the most well-known and sought-after Gulf Front Beach Resorts. Our Villa is located directly on the Sunnyside Beach at the very West End of Panama City Beach. The Villa consists of two separate units with two separate entrances: Main Level & Upstairs. You can rent one of the two or both. There are separate listings on this website for the Main Level & the Upstairs.
Our guests have exclusive access to the communities’ private Gulf front pool and lighted tennis court. There are breathtaking views of the beach and the Gulf from the master bedroom, living room, kitchen and expansive deck that leads to the sugar white sandy beaches. Villa Rosemary has its own private walkway only a few steps away from the beach and peace of mind.
Rosemary Beach’s main square and Alys Beach’s restaurants, shops, and parks are only an 8 min drive away. There is a bike trail from Villa Rosemary to Rosemary beach and all the way to the end of 30A. You never know when you may run into a country music star or another celebrity. Quite a few have homes here. On the opposite side, Pier Park is only 10 minutes away.

Villa Rosemary has just been remodeled by its new owners. In addition, there is a tankless hot water heater, so you'll have continuous hot water!
This upstairs has two levels with a total of 5 bedrooms, plus a bonus room, 1 bunk bed area, 4 full bathrooms, 2 queen sofa beds, and a trundle bed and can sleep up to 18 people comfortably. A large, fully equipped kitchen (2 refrigerators), dining and counter areas, and living room with 2 queen-sized sofa sleeper all lead to the large beach front patio.
The Master Suite features a king bed, awesome beach views, a sitting area and spacious
private master bathroom. You’ll enjoy the soaking tub, walk-in shower and vanities in the private ensuite bathroom.
The second guest bedroom features a queen bed, adjacent built-in bunk beds and full ensuite bathroom. The third guest bedroom has a queen sized bed and the fourth guest bedroom has a queen and a twin bed. The both share a full-sized Jack & Jill bathroom.
The loft has a bedroom with 2 queen beds and full bathroom that overlooks the expansive living area and features a separate office/game room with a trundle bed (2 twin beds),. This portion of the home is great for kids.
All bedrooms and living room feature HDLED SmartTVs with free streaming and 1 ghtz Wi-Fi. A gas BBQ grill is available for your convenience.

Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.
Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.
RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.
PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.
ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance
CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.
UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.
APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.
SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.
CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.
PETS: If this is a non pet friendly home then Pets are NOT allowed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.
NO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Guest will also be responsible for any losses incurred if following reservations are unable to occupy the home due to smoking smell or damage
CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.
MAIL SERVICES: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping.
MAXIMUM OCCUPANCY: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property.

The house was filthy. Dirt behind couch and under beds. Ac is not designed to accommodate this size home. Never got below 75
Both refrigerators are junk. Took 2 days to referees our food
Master shower room at least 10 min to get warm
Never was told this is a split unit. For $16k. I thought we had entire house. Total false advertising!!!
Table top was broken. All tv’s stream only. No cable tv. Hole in freezer drawer. Bar stool handle near put my 85 yo father in the floor.

We go everywhere every year. Last year gulf shores. Perfect. Year before PCb perfect. This year sunnyside. Community awesome. House pathetic.
I would not rent this unit again for $2000 if I got the entire month!
Owners need to realize that people save their money to go on a family vacation and all they want is the home to be like home. This is the most pathetic excuse for a rental property that I have experienced in 50 years of life!

Beachfront Week Away
Todd & Amy were responsive hosts. Had plenty of room for 5 couples and great location right on the beach. Loved sitting on the balcony even in the rain. 4 stars just for need to do some maintenance things after the busy summer season.

Simply Amazing
Todd and Kim were absolutely wonderful!!!!! They were available with any issues. Made sure to bring extra towels and a stock pot for a shrimp boil. The house was beautiful!!!!!! Had everything you could possibly need. We had all rooms full and never felt like we were on top of each other. Super convenient to the beach.

Decent house, need better cleaning
The location was great, the layout of the house was amazing. Otherwise needs better cleaning, dust buildup under beds, fans, and moldy shower curtains.

House needs a lot of TLC and upgrades
House was very dusty and sheets were sandy. AC wasn’t working stayed at 78 . This is not one house it is 2 units and ours was the top unit which the whole reason I rented was rooms on the main floor to avoid stairs for my 70 yr mother and my blown knee. Stove top burners disgusting and two mornings saw roaches dishwasher leaks dryer takes 3 times to dry a load shower leaks and balcony chairs need to be replaced. Todd the manager was very accommodating by sending a AC tech out along with a Pest control company. The loft they show is great for extra space however you’ll feel like you’re in a sauna for the week we purchased 4 box fans, bug and cleaning spray for the price especially the cleaning fee that’s ridiculous. The view however.... absolutely beautiful along with the access to the beach. The pool... pictures are decieving wasn’t worth the walk to sit in a crowded small pool to share with other houses. The communication was great. Although the last text on our last night was kinda creepy my sister in law got married in the beach in front of our house which was not planned when booking this and the text congratulated the bride n groom
( Big Brother ) ?!? Who knows ?!? I have nothing to hide but just felt we were being watched after that one! At least it was the last night! I think the fact the house is for sale maybe why they’re not putting much into it... overall great week on the beach however we won’t return
