Villa Oleandra, the perfect jumping-off point to the beautiful Croatian islands, is ideally situated between UNESCO-protected Split and Trogir.
This unique, spacious, architectural gem has panoramic views of the Adriatic Sea, the charming seven Kastela towns, Split, and the island of Ciovo, with a stone stairway leading to the pebble beach where you can sunbathe, swim, and sail.
Surrounded by its own gardens of oleander, lavender, rosemary, fig and olive trees, this luxurious yet minimalist 3-bedroom villa is truly a retreat for those looking to get away from it all.
The house is behind its own private gate with a large car port. The covered, wraparound terrace is ideal for al fresco dining, or just relaxing and enjoying the view. There's a large living/dining room with cathedral ceilings and a fireplace, as well as a fully-equipped, modern kitchen with Bosch appliances: microwave, convection oven, tea kettle, espresso coffee maker, American coffee maker, built-in refrigerator and freezer. Free WiFi, A/C units in all the bedrooms and common living areas.
On the main floor is the master bedroom with a king-size bed and large built-in closet with a gorgeous adjoining master bathroom. Also on the main floor is a second bedroom with a king-size bed, more closet space, and a full bathroom.
On the lower level is a third bedroom with a king-size bed, plenty of closet space, and a crib. The sitting area on the same level has a sofa bed. There's also a treadmill and yoga mats for use. The laundry room (washer/dryer, laundry detergent provided) is also located on this level.
Feel like barbecuing? There's a high end gas grill (Fire Magic) to enjoy, or if you prefer wood-burning, there's that as well! Lovely, practical area where you can prepare your meals.
On your arrival, you will be welcomed by your host. He can assist with organizing any excursions and/or transportation if you desire.
This villa's location is at the end of a quiet road. About 200 meters away are a couple little bar cafes, with another beach and a small harbor/fishing area.
Some recommended visits from Villa Oleandra are: Primosten (33km), Krka National Park (50 km), Kornati National Park (Archipelago), Paklenica Park (130km - a paradise for climbers and hikers), Solin/Salona (15 km), Klis (34 km) with its 7th century fortress, and Medugorje (150 km) Catholic pilgrimage. Of course, Split, Trogir, and the 7 Kastela towns are highly recommended.

Wonderful, relaxing vacation in Dalmatia
I spent three weeks at this fantastic villa overlooking the sea near Split. The house has an impressive architecture with soaring ceilings and large windows to take advantage of the sea views. Everything is modern and clean with a fully equipped kitchen. The beach is just steps away so you can go for a swim anytime you desire. And then you can relax on one of the lounge chairs looking out at the sea, islands and Split in the distance. There is plenty to do in the area including visits to Split, the Roman ruins in Solin, charming Trogir and the seven towns of Kaštela. The owner, Nada, and the local manager were very responsive and helpful. I highly recommend this villa!

Stunning location
Perfect place to unwind and relax. Great location with easy access to the sea and a house that has everything you need. We spent two great weeks there and was sad to leave for home:-)

Amazing house, beautiful area, gorgeous view!!
Having just returned from a three week European vacation, my travelling companions and I unanimously agreed this Villa by the Sea was by far our favorite and hated having to leave. Being located between Split and Trogir, it was easy access to almost everything. Being from the US, it had all the modern conveniences we enjoy normally, including screens on the windows which most homes in Europe may not have. Mosquitos can be a problem and in order to enjoy the sounds of the sea and the fresh air without being targeted by those pesky critters, the screens were especially appreciated.
The outdoor areas were very comfortable and enjoying a glass of wine and hors d'oeuvres under the overhang of the beautifully tiled porch became a daily coveted activity.
The fully equipped kitchen was certainly an unexpected delight with almost every utensil and appliance needed to cook a gourmet meal, and most appreciated was the espresso machine which was put to good use every morning. Sometimes it was a bit challenging to figure out the appliances since buttons and settings were in Croatian but eventually we became adept at learning the basics, accept for the clothes dryer (which is an anomaly in Europe) as we couldn't get it to really dry the clothes. Perhaps it was our not understanding the workings of the dryer so we gave up and hung them outside to dry in the sea breezes.
The beds and linens were high quality and comfortable and much appreciated after having spent some prior days in Italy with extremely hard mattresses. We were also grateful for the wonderful showers and ample hot water.
This is an amazing home and we would love to come back if we get back to the area again. I can't imagine anyone being disappointed when staying here!!
The only issue we had was finding the house from the directions given even with GPS and Google maps. Perhaps a more detailed map would help.

Very nice and relaxing place
We loved this villa very much, first of all right next to the sea, less people on the beach than anywhere, all the amenities are provided, we didn't need to buy anything extra just food. The villa is in a very good condition, clean and spacious, each room has air conditioner which was very important for us.

Best vacation.
I'm posting this review a year late. As the anniversary of my vacation here approaches, I can easily say this was the best vacation I ever took, and I'm not a person who uses superlatives lightly. Our 3 year old daughter (was 2 at the time of our visit) constantly asks to go back to the house by the sea. The pictures of the view do not do it justice. The color of the Adriatic is bright blue matching the blue skies, and the green of the garden and the mountains in the background provide such a stunning contrast. Thanks to the easy access to a secluded beach, I had relaxing, quiet mornings (before my family joined me) wading in the water and taking in the view of Split just after sunrise. I do recommend any visitors bring water shoes/sandals if you have more sensitive feet, even though there are sandy areas depending on the tide. I should note that our daughter had no issue with the pebble beach and in fact absolutely loved it. There are no strong tides or big waves either which made the whole experience feel safe, calm, and very family friendly including for small children. The owner and manager were fantastic to deal with. As other reviewers have noted, the home was extremely well maintained, clean, and comfortable. The airport and hydroplane proximity offered convenience while not sacrificing quietude and calm. Split and Trogir were beautiful places to explore the rare times we decided to leave the home.

Excellent and perfect property!
We just loved our two weeks stay in this modern and spacious villa, just in front of a great and uncrowded beach. The high comfort of this property, the phantastic view and the clear see beneath your feet gives you anything you need for a relaxing and unique summer-holiday. Absolut perfect for a family like us, with children between 5 and 18 years of age. The nearness to the airport is no problem at all. What you mainly hear is the nice sound of the whims. The reservation-process and care of the owners as well as their local representative was very pleasant, uncomplicate and obliging. We say our warmest thanks to them and hope, to come back to this small paradise once again!
Wir haben in diesem grosszügigen und äusserst komfortablen Haus einen traumhaften Sommerurlaub verbracht. Einen perfekten Kieselstrand - welchen nur Einheimische kennen - mit klarem Wasser direkt vor den Füssen (ideal auch für Kleinkinder!). Super Sicht auf die Bucht sowie auf die Stadt Split (ca. 20 km entfernt). Der nahe gelegene Flughafen störte in keiner Weise. Ideal gelegen auch für Ausflüge in die absolut sehenswerten Städte wie Trogir und Split. Ein Ort also, wo man jederzeit gerne wieder hingeht, mit einer sehr angenehmen und zuvorkommenden Vermieterin. Für uns war es Sommerurlaub pur!

Luxury on the beach
Our stay here was unbelievable! The house was immaculate and provided a level of accommodation that felt both sophisticated and comfortable. The garden was pristine and well manicured. Our children enjoyed playing on the beach that is accessible by stairs from the garden - they spent hours exploring the sea urchins, crabs, and sea snails in the clear water. Lazy afternoons spent in the shade of the veranda put the whole family into a relaxed mood where we were able to reconnect. This was heaven and we hope to return here soon! Beautiful house on the sea - great for swimming and visiting the area.
We stayed here for just under a week in the beginning of August 2015. We were very happy with the overall experience. Although we were a little concerned about the proximity to the airport, in the end this was not an issue and really did not bother us. The view is stunning with the sea underneath the house and a private entrance onto the beach. It was such a real pleasure to swim every morning before our breakfast - with no one to disturb us. The house itself is very well thought out - extremely comfortable and airy. There is one very large and bright living space. There are only three bedrooms, but all to a high standard with modern equipment. There are plenty of areas to sun bathe around the house, and if it gets too hot, the AC in the house works very well. The kitchen is also well equipped and a pleasure to use.
Ideally you would need a car or a scooter - its 4km to Trogir, similar to Kastel, and 18km to Split which is extraordinary and worth a few visits. We liked Kastel as its quite authentic with fewer foreign tourists. Trogir has a good food market and beautiful cathedral and town center. There is a great mix of great sea and historical sites to visit.
We would hope to come back again some time.

Another Great Stay at the Villa by the Sea
The first time we stayed at this property in 2012, we thoroughly loved it and resolved to return again someday. This year, we finally got around to it and enjoyed another great week in this truly singular house. It is spacious, well-kept and well-equipped, provides stunning views and is perfect for a family looking for a base to enjoy and explore the beautiful Croatian coast. Since the house is right on the water, you can access the beach any time while enjoying the privacy and comfort of your own property. It was very warm during our stay, and we appreciated the well-functioning air-conditioning very much.
It should also be noted that the owner was very helpful and accommodating and took great care to ensure that our stay was enjoyable. Also, the local property manager is very pleasant and provided great help.
As long as this property can be rented, it is definitely on our list for a return visit.

Your house is such a beautiful place
We stayed for 14 nights recently and can highly recommend the welcome. Beautiful garden, comfortable terrace, lovely, spotlessly clean, spacious rooms which are nicely decorated with modern furniture. House has everything for our stay with a little girl and our different everyday needs. There are excellent views of Kastela Riviera which is full of interest. Just a 15 min from Trogir (30 min from Split) for an endless choice of historical things, shops, restaurants and bars.
Owner’s hospitality and warmth are top class and we would like to thank Nada for a lovely stay in this beautiful part of the world. Owner and house manager are a wonderful source of information for helping us to enjoy our holiday and nothing is too much trouble for them. We are really thankful.

Stunning Home

Could not have been better
Based on the photographs, we were pretty happy about making arrangements to stay in this villa. But when we actually arrived, we saw that everything about the place far exceeded our expectations. The home is beautiful, immaculate, wonderful appliances and fixtures, excellent wi-fi connection, and very spacious. We were a family of five adults, and there was plenty of room for all of us to do our own thing. The property feels very private, and is like a jewel dropped right on the edge of the sea. The landscaping is lush and beautiful, and there are many outdoor seating, lounging, and eating areas. And how fabulous is it to have steps right down to the beach? We spent many hours at the beach, examining tide pools, snorkeling, swimming, and just hanging out. The location of the house is remote and quiet, but there is a little cafe/bar, another beach, and fishing port within walking distance. We drove to Trogir most days to pick up fresh produce and fish at the market. One day we drove to Krka National Park and had a nice hike over the waterfalls. And one day we drove to Split. The owner of the property was very responsive right from our first inquiry through our staying there. We highly recommend this property, and are hoping to return some day. There are many other little villages in the area to explore and more sea glass to find on the beach.

The beach was a bit disappointing.
We stayed at the villa for 2 first weeks of August 2012. After overcoming some issues concerning the cleanliness of the house we and our children (age 2 and 5) had a wonderful time. The location of the villa and the villa itself is beautiful. No issue with the near airport, if anything it was a great attraction for the kids.
The only thing I would point out as quite upsetting was the beach - the beach itself is beautiful it is the surroundings which is letting it down. During our stay the beach was used only by the locals who obviously had no respect to the environment, whatever they ate at the beach, they left behind (bottles, papers). One more thing, cigarettes butts literally everywhere.

Wonderful Croatian villa
This beautiful villa is well located between Trogir and Kastela. Despite being near the airport it is very peaceful. This is an out of the way area with a quiet beach (from which you are shielded if you wish to be by vegetation and a gate) and then 10 minutes away a more fun beach with a great bar. Architecturally this is a stunning villa with multiple restful areas to read relax or just take in the view. Its well equipped and maintained and the manager couldn't have been more helpful on check in an out. You have an automated gate and even security cameras ! There is TV and a wi fi connection. We loved Trogir - you really couldn't find a more lovely friendly place with many fabulous restaurants and the Kastelas are a stunning series of adriatic villages. There is an Aldi just up the road and a fabulous market in Trogir as well as many local bakers . Do you get the idea that we liked this place and loved Trogir (oh yes and its very near Split !)

Excellent Spot for a Vacation in Croatia
We very much enjoyed our stay at the "Villa by the Sea": very nicely designed accommodation with plenty of space, an excellently-equipped kitchen, tastefully-chosen furniture (both inside and outside) and an unbeatable spot right next to the water. The house is located about five minutes by car from Trogir; and there is an excellent market right at the entrance to Trogir that makes shopping easy. Prior to our stay at the "Villa by the Sea", we had spent two days in Baska Voda and had definitely NOT enjoyed the crowds and the stress of a major vacation center on the Adriatic. Accordingly, we enjoyed the solitude and space that this house provides even more.
One comment about the nearby airport: the house is off to the side of the facility and hence not directly under the flight path. This means that, although there is some noise from the airport, the decibel level is much lower than, say, in Trogir, which lies right beneath the flight path.
The post of a previous resident indicated that there is a private beach: this is not true, as virtually all beaches in Croatia are public. The beach in front of the villa is frequented almost entirely by locals; and even during the high season, the number of people on the beach is not an issue. Again, compared to Baska Voda, the beach is virtually deserted.
Other positive points: the terrace is brilliantly-designed and provides spectacular views and adequate shade from the intense sun. However, if you want sun, there is a great spot overlooking the beach with nice recliners and equally spectacular views. The air-conditioning in the house works very well; the kitchen was a pleasure to prepare meals in; the wifi was a bit slow, but also worked without a hitch. Clearly, the place is not a bargain: but if you are looking for a special place on the Croatian coast, this is it.

Excellent villa
We enjoyed our stay in this villa which has been recently refurbished to a high standard.
Modern and extensive facilities for cooking.
Fantastic views of the coastline.
Secluded private garden which has gateway to public beach.
Private gated parking.
Local facilities (shopping, restaurants) a few minutes car drive away away.
Near to airport, we were worried that this may have caused noise, but that didn't turn out to be a problem.
We were well cared for by the caretaker and cleaners.

Very nice place
We have visited the villa with 3 children in August 2010 and had wonderful time there. The house is in excellent condition, everything that we have required was there. We loved the design of the villa, the garden and of course the proximity to the see (villa stands right on the beach). The beach is mostly pebbly, but there are some more or less sandy places, which is great for the kids. The terrace and the views are great.
One would require a car at this villa, as all the shops and restaurants are not in walking distance. One can rent a car at the airport, but should rather reserve it if travelling during the high season.
The villa is close to the airport, which made me anxcious at some point, however, once we arrived it was not bothering us too much.

Lovley lovely home directly on sea
We had a lovely time at this home, everything was perfect. The owner has exquisite taste in all of your finishings and detail. The home had all the amenities and more than we needed. Very clean and upscale. The bedrooms were all beautiful , linens wonderful. The bathrooms were luxurious.
The home is directly on the sea, with its own beach. The view was amazing and it was very relaxing. Very close proximity to airport and to Trogir. AC worked great but mainly the cross breezes were wonderful. We had seven people and more than adequate sleeping arrangements.
We loved Croatia and had such a relaxing vacation.
