About this house rental
Sunrise Caye Villa is located at Caye Villas which is comprised of five beachfront private villas that are situated around a large pool. The villa has two bedrooms, three bathrooms, and includes a sleeper sofa in the living room. Housekeeping service is provided every other day of your stay and local airport transfers are also included. The has an onsite caretaker as well as security in the evenings. Mata Grande Grocery is located right behind the property and Rojo Beach Bar, Mata Chica, and Rendezvous are just a few minutes' walk away.

We really enjoyed our stay at Caye Villas! The house was perfectly appointed for our group of 4. The grounds are beautifully landscaped and maintained and we took full advantage of the lovely pool. We came to Belize specifically to dive and the location of the villas was very convenient since it’s next door to a great dive shop. Last but certainly not least, the staff at Caye Villas is truly wonderful. Both Janice, the property manager, and Kris in the office, were very responsive, efficient and helpful. The onsite staff was fantastic too. We owe a huge debt of gratitude to Amparo, Vladimir and Damian, the caretaker, whose kindness and attention to detail made our stay all we’d hoped it would be. We look forward to the next visit!

It was a little further from town than we were expecting but with the golf cart it was doable. Caretaker onsite was wonderful and super helpful in booking adventures!

was a little far from town and the roads were terrible due to potholes, but the golf cart was fun and we could take it every where.. Our excursions were awesome with Ali's Mermaid Adventures, picked us up right at our dock. Damian out groundskeeper was on site and readily available to help with anything and everything! Condo was beaytiful, clean and well kept!

This is a beautiful villa. Spacious, clean, private and beautiful views. Ocean just steps away. Damian was always available to help with whatever we needed. My only complaint is that we didn’t book a longer stay!

Everything about this place ended up being exactly what we wanted, beautiful views from the patio, fun pool, amazingly clean property and all around excellent service.
The only thing to clarify is that the location that appears on VRBO is not accurate (as of 1/11/24). The location appears closer to San Pedro, however, this property is north of the turn to Secret Beach. For our family and the time we were there, this ended up working out better as we were closer to where we spent most of our time.

The Caye Villas and their entire staff provided a resort quality experience without the resort cost. The grounds around the villas were immaculately tended and beautiful, and created a peaceful and wonderful atmosphere. Experiencing Ambergris Caye’s beaches, sea life, snorkeling, and mainland tours to ruins. Easily accessible to San Pedro, but secluded enough to feel private. The villas were perfectly cared for and our family would definitely return and recommend it to anyone considering visiting Belize.

We loved this villa and the cozy feel of the community of just 5 individual villas. Caretaker on sight was great and the communication with the owner was the best. She set up our airport transfers to and from the island, private transfer to the villa and golf cart rental. Two things we were disappointed about that are totally out of the control of the owner is that the seaweed was so bad it made the beach unusable. We were able to go to one about 25 minutes away by golf cart that was beautiful and clean and had a great restaurant and bar. Apparently we just hit it at a bad time for the seaweed because it's not always like that. The other surprise was how far out of town we were and how bad the road was. It's very potholed and easily took 30 minutes or more to go in for restaurants and groceries. A lot of people don't mind the road and think it's kind of like the "old west" and it also really cuts down on traffic in the area. We just would've liked a heads up about that first. All in all, we loved our stay and the place was great.

Overall the property was great. Nice, clean, and big with really good Wi-Fi. The Wi-Fi went out one evening and The wireless router was replaced the very next day. The grounds keeper and the security guard were always available and visible. They even had a dog on site that was really friendly. You will definitely need a golf cart. The location was about 30 minutes out from downtown San Pedro. If it wasn't for such lousy roads this normally would not be an issue. The last 10 to 15 minutes of the roads were all potholes and you are basically dodging them... very rough ride. If they fixed the roads then the location would not feel so far away.

Our stay at the villa was fabulous!
We arrived in San Pedro and were picked up at the airport and transported to the villa. (arranged by Janice.) It was wonderful to have that taken care of after a long day of travel.
Once at the villa, we were greeted by Damian, Vladamir (night security), and the resident guard dog, Rocky. Damian took our luggage to the villa and walked us through everything, making sure we were comfortable for the night.
There was a "Welcome Basket" filled with goodies from Belize waiting for us as well.
The staff is amazing and very helpful. Janice, the property manager is very helpful, easy to get ahold of, and is very timely in replying to all questions. She also provided a welcome letter which included a list of several restaurants to try in town and we were not disappointed.
Damian, the property caretaker is very friendly, helpful and is never far away if you have a question. The grounds are BEAUTIFUL and well maintained. He also checked in with us daily making sure we had everything we needed.
The location is private and right on the beach. We enjoyed sunrises on the dock, relaxing by the pool, kayaking out to the reef (using the kayaks provided), and sitting on the upstairs deck enjoying the breeze.
We had a wonderful and relaxing stay at Sunrise Caye. The villa was exactly as described, well maintained, and stocked with everything we needed.

This private resort faces the Caribbean Sea with a beautiful view of the barrier reef. Sitting on the outside patio (or even better, on the beach!), you can listen to the waves crashing offshore against the massive reef. There is a good chance you will see stingrays right off the beach, as we were lucky enough to experience on several occasions. It is located right between the town of San Pedro and the up-and-coming Secret Beach area. Golf cart is a must, but that is true for 99% of the locations on Ambergris Caye.
The staff was second to none. The owners here are truly blessed for having a staff that cares so much about their property and their guests.
Janice, who manages the property, went out of her way to make sure our visit was stress free. From arranging the local airline tickets (from Belize City to San Pedro), to cab rides to/from the airport, to golf car rentals, to free and invaluable advice on local attractions and restaurants. She checked in with us often and was always available to answer our questions. She made us feel at home even though we were 1500 miles from it.
Damian, the property caretaker, was in constant motion making sure the property was clean and raked, the foliage was trimmed, the pool was clean an sanitary, etc… He went out of his way to answer questions we had about the local culture, flora and fauna on the property. He even opened up some fresh coconuts poolside so we could try the coconut water.
Amparo, the housekeeper, excelled at her craft. I wish we could say we were the cleanest guests on the planet, but that would bending the truth a bit. However, Amparo made sure our place looked like we were, and she always had a smile and a cheerful disposition.
Vladimir, the security guard, was friendly and extremely professional. Knowing he was out there all night alleviated any fear, however slight it may be, that you could get a good night sleep without worrying what ever little noise was. They also have the best security dog on the planet in Rocky, the German Shepard. He guards the property night and day and did not mind in the least when we spoiled him rotten. He was always up for a walk on the beach.
