The place has parking , all be it limited which is a plus and I suppose for South London £60 for the a double and single is good , although it was a Wednesday night.
The room is shabby, run down and a general sense of unloved and untouched. The curtains were dirty, the bed frames were filthy and random decor. The area itself isn't the best , I wouldn't go walking around on your own when darkness settles , get an uber!

Great value for the money. Breakfast is included. Room is comfortable, bed, wardrobe, heating, window. We extended one night without issues.
Location is far from City Center, 40 mins by bus. But this is reasonable for the money you pay. Showers are a little dirty.

Good cost-benefit! Breakfast was good, with the essentials to start the day: cereal, milk, bread, butter, jam, fruit, coffee. Good water temperature for bathing. Good heating in the room (central heating and fan). Calm and welcoming environment. Good wireless signal. Self checkout. Buses nearby with easy connection to London (2 or 3 connections, 1h20 by bus).
The cleanliness of the common areas could be better, but we have to be aware that this is not a hotel!

Sorry but we didn't like anything about this place.
We arrived at the b&b, knocked on the door, and a lady answered just looking at us with no expression on her face so I wondered if we had got the right place as we are used to being greeted with a welcoming smile, she remained with this uninterested look the whole time.
I was so disappointed as I knew that I was expecting a basic no frills b & b but the whole place looked dirty and run down, although there was a fresh smell in the air so some kind of cleaning had taken place or maybe an air freshener used.
We were shown the breakfast room where we asked what time breakfast was, the lady said you make your own. There were a small selection of mini boxes of cereal and other things in the fridge. We asked to put our homemade sandwiches in the fridge but the lady said that they would get taken by other guests and we could put them in
her own fridge, which was through to the next room. The fridge was filthy dirty so we reluctantly left our sandwiches there.
Next we were shown our room, again very run down with the laminate flooring coming away at the edges and a big hole in one part. If the room had been hoovered then it hadn't been done properly as there were some long black hairs on the floor. The bedding however looked clean but I couldn't bring myself to check what the pillows and quilt looked like under neath the bedding. We didn't bother having a shower as it just didn't look clean because of all the mold. The toilet however was clean but very small.
The room was so warm but thankfully they had provided a mini fan but having that on all night was noisy plus we needed the window open and there was a busy road outside so we were pleased that we had brought our ear plugs.
We booked this place because it was near to visiting family and a good price, but next time we will pay a bit extra and stop elsewhere.
This place should not be given a 3 star rating.

That it looked nothing like the pictures on your site i never got the room i booked the hygiene of the bathroom and showers was well bad not clean at all the door to the room was very stiff the wardrobe had things stored in it and the bedside table was broken the glass was durty and we couldnt stay there another night as it was durty and we couldnt shower i would never recamend this to anyone ever

To say it was a really hot day it was actually quite comfortable even upstairs on the top floor.
The drawers on the bedside table was broke and there wasn't a bedside lamp.

one member of staff was helpful, and got some issues sorted.
WIFI intermittent. Could not get anything one evening. , television, only get a few channels, hand basin leak and without plug, radiator fully on, young child would have burnt themselves; bedside lamp was dangerous; Help yourself breakfast ok, but for 2 breakfasts no orange juice. Being charged £159.96 for 4nights when supposed to be £142.19. - Booking.com - what are you going to do?

Property needs up dating room i was in broken taps that was hard to put on and turn off.. broken bedside cabinets..curtains hanging nearly off...if property had a bit of updating would be alot better .. i was up that way as i was working there for a few days as i am this wk but will find some where else to stay

there was a rat in my room all night I couldn’t sleep I told staff and they never cared they told me it will go away. the showers were broken.
