My stay was excellent. The room and bathroom were spotlessly clean. Large spacious hallways and lift. A good breakfast in the dining room at your designated table. Only a short walk to the entrance of Posterna 3 to take you to the up to the Duomo and old city. The hospitality was good and communication very efficient.

The breakfast was a choice array of sweet and savoury foods, a good spread. The staff were helpful and friendly. There is a lovely garden with benches and a table where I had my evening picnics.

It is very quiet place, with nice garden, and very helpful stuff. In particular, I like a man who served breakfast, who prepares the best capuccino in Italy! :)

Water ran cold wen I had an evening shower. Also water was cold when I was trying to shave at 715am.
I appreciate that it is not always wise to allow complete freedom to self serve at breakfast, as this may tempt some to create their own packed lunch, but this B&B made the breakfast service a nightmare.

This is a great place. It was by far the cheapest option in Spoleto, and I was very happy there for all of my six-night stay. It's not luxurious (nor does it pretend to be), but it is eminently comfortable. There is also a nice front garden (with tall-ish grass and a path of stepping-stones).
Historic Spoleto is a big hill, and this place is at the bottom of the hill, so if you have trouble walking you may be better off somewhere higher up. But otherwise you are just a few minutes' walk from the city centre.
Having read previous reviews I was curious about the building doubling as an Old People's home. I occasionally walked past someone coming out of the elevator who might or might not have been one of the Old People's Home's residents, but that was it.
The breakfast is as ample and varied as they promised, I was very chuffed they had lactose-free milk.
Incidentally, though the website says that their philosophy is to host people who are in sympathy with their founder's spiritual aims (broadly defined), I was asked no questions about this.

The location was excellent, next door to all the sights you visit Spoleto for. Across the street two grocery to choose from. Breakfast was abundant with variety and served by the hostess.

The location was very well situated between the upper and lower part of the town. Breakfast there was plenty of choice. The only time I managed to get a nice HOT coffee. The room, although nor air condition, I managed to sleep well. The cleanliness of the accommodation - bedroom, chapel and the dining room were excellent. Most grateful of the opportunity to stay for those few days. It enabled me to do walking in the area and rest at the end of the day. Also I found the daily use of the chapel was a bonus. Quiet time at the start and end of the day. Thank you.
I suppose air conditioning is always an asset in hot summer countries.

This place is the perfectly located. I really appreciate the location just near the town center, the services in particular the breakfast with many choices of the italian cornetto, the staff, the clean room with private toilette / Bath and the free parking.

Sadly with Covid restrictions breakfast was somewhat limited but still ample and good coffee. Also extremely nice lady in charge.
The location is excellent, very quiet and plenty of parking on site. It is just a short walk to the moving walkway that takes you to the centre and the castle.
The bathroom was good and an excellent shower.
The pillows were abysmal, just one each and very flat so I woke up with bad neck ache.also only a thin cover on the bed and at the end of September it is cold at night
