The location and the food were lovely and the staff were very friendly.
The accommodation wasn't good at all, no a/c got bitten to death by mosquitoes as there was a small hole in the mossie net. Worst two nights ever.

Great boutique hotel with lovely grounds, a beautiful beachfront location and a large pool. I had a beachfront which I loved. I was worried about there not being AC as it is an eco resort, but it was very breezy and comfortable. The restaurant is fantastic (Lazy Dog) and the personnel are helpful and kind.
once sun goes down it’s best to limit lights on in the huts to prevent mosquitos from coming in. The huts are bamboo so they do let them in. Overall not an issue but it just takes one mosquito to ruin a night lol

a traditional Goan cottage stay but with all the facilities of a modern hotel. The breakfast was well worth paying for and it was a great start to the day.
location is great and is just a short walk to many cheap beach shacks of Arambol and Mandrem beaches.

You had to go fetch water at 2 in the night
It was extremely hot from 11 to 5 in the day kind of like Venus

The cottages were clean and also cleaned at regular intervals without you even telling.
Linens and towels were clean as well.
Food at the Lazy Dog cafe is good and there are wide options for all meals.
Room service is not there because of obvious reasons for ants in the cottages
A lot of mosquitoes because of the beach side and bamboo cottages.

In general Mandrem is a bit far away. Which is good as it is emptier and we could spent a relaxing time. But for day trips to visit other locations in goa it takes a lot of time.
No AC in rooms - so not recommended for summers.

It is right on the beach, which is great!
The staff is not helpful at all, they do not cater to smallest requests like providing dental kits, even if you say you are happy to pay for it. The staff is also clueless on facilities within the hotel and around it. There are no beach facilities like shacks on the beach they the hotel owns, so you have to pay other hotel owners to relax on the beach. The pool was not functional, something they advertise a lot. Also the pool is pretty small as compared to magnified pictures. The rooms have mosquito nets but they are not fitted well so mosquitoes are inside so no point of having them in the first place. Also, they make you park your vehicles in the sun which makes them unbeareably hot during the day, especially if you plan to go out in them. They have shaded parking but thats for the owner so i guess the owner should live here and not call it a resort. The breakfast is diasppointing

We understand the meaning of eco resort but in the name of eco resort no facilities were there in room, no AC no fridge. No toilet for 2 bedroom booked, no tv . Asbolutly nothing in rooms besides bed and fan and for that 5k per night is too much. Location was awesome I agree on that

Positive - Location is very close to the beach. That was the only positive thing.
Enough space was there for Parking.
Many things which were not up to the mark.
1. Not value for money
2. Food was very much disappointing.
3. Fixed Menu for breakfast. Only can choose 1 item from the Menu if you have opted for stay with breakfast.
4. Takes more than 1 hour to serve breakfast, gets reply that it will take time to serve
5. Not Kids friendly resort
6. No provision of Table & Chair inside the cottage.
7. Water pressure is very less. Pressure Pumps has fixed timings where we get water properly
8. 500 ml of complimentary mineral water provided by Resort for 24 hours, at least 1 Litre Bottle which cost Rs 20 can be provided by Resort.
9. Cost of Mineral water included Tax is more than Rs 70 for 1 Litre that doesn't justify at all.
10. No provision of Room Service
11. No way to connect Reception as there is no Intercom facility
12. Pest Control Measures should be taken to avoid pests

Bed and housekeeping staff are good.
Rude behaviour of staff members and waiters of Lazy dog. Some of them are openly biased towards the foreigners and blatantly on your face ignore you and service is very slow.

We had a Robbery from our room. Management people didn't co-operate with us.
Very poor security.
Very limited food menu.
Service was very very slow and lazy.
Water issue in bathroom.
Room locks and keys are very poor quality.

All went well, Food ambience, room, service from captains , everything was top notch !!
The afternoon heat was slightly unbearable without a/c in cottages.
