We had a private room which had an amazing view of the mountain.
There was plenty of luggage space and area to sprawl our things out which is nice when you're preparing to hike.
The shower was also nice and large.
The rails on the balcony were a bit unsafe. The gap between the floor and the lowest rail was a bit too high for our toddler to be walking on the balcony. Minor detail that would only affect us.
Although the property is only 1.6km from Kinabalu Park, we couldn't walk it because there was no footpath/walk way. You'd be walking on the verge or behind the guardrail along the highway. We had to take a taxi which was 25RM each way.

Beautiful setting but not relaxing at all, quite stressful really. There are extremely bright lights all over the grounds, and some of the windows in the rooms don't have curtains or shutters - it was like daylight all night. There are lights in the rooms that inexplicably come on by themselves too - why?! Also, lots of dogs in the grounds, barking and howling through the night, some of them aggressive too. Neighbours and staff playing noisy music through the day. Also, they creosoted the outside of my room while I was in it - horrible fumes all night long! One member of staff in particular was very rude - I felt like an unwelcome guest in someone's home a lot of the time. I think the management of this place needs to think about creating a relaxing environment for paying customers - quiet, dogless, subdued lighting - so guests can really enjoy what they have paid for, a beautiful mountain getaway. At the moment, customer satisfaction seems like a very low priority.

Clean, simple but spacious room. Not far from Kinabalu national park. Nothing exceptional but good for a night or two to visit the park and surroundings.
The food is a bit too simple and with no variety.

Wow what a location. Amazing view of Kinabalu at sunset and sunrise. I thought we’d have a view over Sabah but it was even better out to the peak. Very friendly staff. Good dinner and breakfast too. Perfect stop before our ascent of the peak the next day.
Thin walls, so potentially bring earplugs just in case.

The place is close to the mountain, though not within walking distance, less than 4min by driving. The toilet is inside the room, there is no hot water from heater (normal in the kundasang area, i guess the water is too cold to be heated up). There was kettle in the room and I ended up boiled the water for showering.
The staff was friendly, I borrowed hair dryer from the receptionist and the counter also helped me to print my self-check in confirmation letter for mountain climbing.
I stayed at the ground floor and I could hear the movement and snoring from upstairs, didn't get good sleep at night. The door cannot be closed completely as it seems to not to be levelled. Do bring long sleeves as it could be quite cold at night.

Room has no t.v, Breakfast was a bit disappointed.. served only bread and cold fried rice, need to improve

Overall clean, easy location from the main road. Breakfast was just simple local breakfast with toast and coffee. No mt KK view but its still a nice view in the morning.
Limited wifi only at the lobby but ok for just a night.

We are senior citizens n I had informed them earlier to give us rooms with easy access. But they gave us the most inaccessible rooms. So we had to change.

Cheap room, i think value for money
Room was small. Floor was cold. Noisy outside. Parking was very difficult. The room was very cold.

the location was nice it’s very near by the road but its not noisy
i don’t like the way going to the room the pathway is very narrow its so hard to pass by specially if you carry big luggage.
and secondly the toilet 6 person in one room with a one toilet how can that be?!! the room details indicated that it has “additional toilet” and the staff told me it was the public toilet.

nice view of Kinabalu. cheapest option in kundasang. nice warm shower.
breakfast was abysmal- put me off eating fried noodles ever since.
no wifi in room and semi unhelpful staff.
I would advise anyone to not go to kundasang if they are on a budget. all the attractions are very spaced out and requires hiring drivers for the day as there are no buses/ grab cars available. climbing mt kundasang is extremely expensive (£300 pp). if you have the money definitely go.
