Crazy good location, beautiful scenery, nice design and very clean.

The house itself looked as what is shown. Clean and spotless when we arrived.
• The LOCATION is not as advertised - it was very far from the city, and the only convenient way to reach it is by taxi (especially if you want to visit the tourist areas). It is also hard to call a taxi from the property (had to wait almost an hour for someone to accept). Not to mention, the taxi prices are high if you are going to tourist areas like Ponte Vecchio (easily €30 euros, one-way).
• The pictures provided do not show that there is a LONG WALK (about 10-15 mins depending on how fast you walk) from the gate of the property to the actual house, making it very difficult to reach the house if you have multiple luggages without a car. I would also not recommend this place if you are traveling with elderly — see the picture I attached.
• We were not informed that AIRCONDITIONING IS “NOT ALLOWED” in September. Although it isn’t completely unbearable at night, it is still very uncomfortable as there is no form of ventilation aside from opening the windows, which would then invite mosquitoes inside. I don’t understand why this isnt even mentioned by the owner beforehand. This is a major consideration for our family, and had I known this isn’t available, I wouldn’t have booked here to begin with. Very frustrating when the owner does not even offer any form of apology for deliberately not providing this information.
• Given these, my family and I decided that we couldn’t stay here for more than 1 night and had to forego the rest of our stay. I informed the owner about our difficulties the same night, but he didn’t even bother asking or knowing more about our experience. I notified Booking Customer Service about it but it seems the owner also is not interested to compensate for info that he did not mention in his listing. Although we were not expecting a refund any way since we just wanted to leave and enjoy the rest of our vacation in a place that suited us better, it would’ve been nice to get some semblance of care from the owner about our experience.

We chose this BnB as we thought after weeks of planning our month stay in Italy and after a few days in bustling Rome it would be nice to relax in a quieter place with a swimming pool. The plan was to explore Florence in the morning and get back to relax at the pool after 15h00. But unfortunately this doesn’t work so well as getting in and out of Florence is not that easy and quick!
The room was ok... we did have WiFi!
This location is about 6 kms out of town(Florence.. we didn’t have a car) This doesn’t sound far but with the normal traffic issues it takes about 35 mins! We chose to stay here as on the website it made out that the bus service.. only 900m walk operated regularly! ! Firstly it was a much longer walk ..secondly we waited over an hour for a bus into town together with a few locals who were cursing the transport system!
We arrived on a hot summer day ... not even a bottle of water in the refidgerator!
This is a self catering rental but except for a roll of toilet paper in the bathroom there was absolutely nothing else!
We had to immediately walk 2kms to the nearest supermarket to stock up with basics and get a taxi back with our bags of purchases! There are 3 different coffee machines in the kitchen but not one pod or bottle of coffee to use... now really do rentals expect tourists to travel with bottles of coffee...milk.. for a few days stay?
There is an aircon system but they would not let us operate it as it only goes on 1st July despite the 35degs in late June!

It was so peaceful, and the facilities were great. Fabulous pool to relax in after sightseeing. 1km walk to the local train station and a few stops to Florence S.M.Novella station

Very clean and peaceful. Traditional Tuscan house. Good sized swimming pool.
The apartment was lovely and the sofa bed was good for our son but the ‘double bed’, which is actually two single beds securely connected was too hard.
No mattresses on wooden Sun loungers so very uncomfortable to relax on. We were asked to separate all waste but only one bin in the entire apartment, so that was not practical.
Toilet rolls were not included in the cost of the apartment.
Very little helpful information in the apartment. No information about how to use the induction hob, no written explanation of if/when linen would be changed, or that toilet rolls weren’t supplied.
No correct information about what times the pool could be used. We were told 8am - 8.30pm but in reality the pool was never manned so it didn’t really matter when it was used. Host didn’t explain that he preferred being to be contacted using WhatsApp rather than text. No time slot was given to say when host was available for questions and then he seemed to get stressed if questions were asked.
No information was left about any local restaurants etc.
Host was friendly some of the time and then very abrupt and rude at others without taking responsibility for the lack of information provided.

The house was beautiful and the view from our room was just lovely! Be able to see the Tuscany landscape is not something you can forget. Amazing place!!

Beautiful apartment in a beautiful location. It was definitely way over our expectations. Simone was really great. Easy to get hold of and very friendly and very helpful. Going to recommend to all my friends and family to stay here. Was such a treat to stay in the tuscany countryside, as well as being so close and easy to get to the centre of Florence by bus or taxi if you don't have a car.

The garden was nice with pool, host was friendly and give us recommendations what to visit.
The room we stayed in was damp, smelled of dampness, no amenities like soap, coffee, tea, extra pillows. You must have a car, as the villa is located far from public transport.

very friendly host and excellent stay. A perfect place for a getaway holiday. A perfect place to get in the touch with fresh air of Tuscany. Transportation is convinced, 10mins of train to get to main station of Florence, and bus stop is just 15mina of walk( we walk slowly XD).

The villa is lovely & is in great location (15 min by car to central Florence). We have been staying in il Frantoio for 10 years already, each time changing the rooms to have a different experience each stay.
The rooms are spacious & have a great antique style to them.
Definitely recommend, especially during May/June!

Located on a beautiful Olive farm with a calm and relaxing energy. Walking distant from the train and bus stop.
I would recommend if you stay here to either have a car or taxi in when you arrive with luggage. Although it is in walking distance from the bus or train, the road does not accommodate pedestrians and there is no side walk. The road is very narrow and can get busy. We broke a bag on our way in. The shower water was also temperamental and was either scorching hot or freezing cold and would change randomly. The bed was ok but could do with more pillows and a warmer blanket.

Everything about this place is beautiful, and Simone is the "OSPITE PERFETTO". He was the cherry on top that made our stay perfect.
That we had to leave. We are already planning our next visit.

We had a great time in Il Frantoio delle Grazie. Apartment offers everything you need. The location is just perfect. It's calm and quiet place but you can be in the center of Florence in 15 minutes by car. Simone is very helpful and willing and takes care of the pool perfectly. Even the next day after very heavy storm the water was still super clean thanks to him. We enjoyed everything. Thank you, Simone!

great location. traditional Italian property-well converted. The pool was lovely and access to Florence was easy and cheap from the nearby railway station.
air con didn’t seem very effective. We didn’t get a change of sheets or towels which would have been appreciated on a two week stay. the host was helpful sometimes and other times not.

The house was perfect to enjoy the city in the morning and rest in the afternoon at the pool during summer heat. It's very idyllic surrounded by nature.
Simone was very kind and helped to get to the hotel and brought us back to the train station on departure day. Very nice personality.
You can get by without a car but when it's scorching hot and the taxis don't come, it can get quite exhausting walking back and forth to public transport. 15min away you have train, and also public e-bike (ridemovi) which were great

The place is absolutely amazing! It is quite easily accessible even without a car, have to walk a little (less than 2 km) but bus takes to Firenze city center in around 40 minutes. So you get the experience of Tuscany countryside, remote and quite quiet with beautiful atmosphere with a nice and cozy pool area, yet being close to the city. Apartment was spacious, especially enjoyed the kitchen.
Would have benefitted from some basic things in kitchen for cooking - coffee, sugar, pepper, olive oil would have made life a bit easier. Also shampoo and shower gel you need to bring your own, but these are very small aspects. Our room was close to stairs, so if someone was going up, from bedroom it felt like they were right next to you but in general, very quiet!

The location is in a very quiet place just 15 minutes from Firenze. Immerse in the nature with amazing view. Very recommended for couple.
First night was a bit cold and humid but Simone helped us the following morning.

Nice apartment. Comfortable bed but not the sofa (for children). Really nice swimming pool. Good location (outskirt of Florence).
Really narrow road to the property. The GPS coordinates on Booking are not right (it leads to different house on the street). The owner was rude - we announced ESTIMATED time of arrival 15-16hrs. We experienced a lot of traffic jams during the journey through the Italy, so we arrived at 18:20. The owner charged the payment from the credit card (the amount was only blocked for guarantee) and sent us a message "The reservation is cancelled" at 18:15. Without prior announcement or call (we did not call due to driving). When we arrived we called the number from reservation confirmation, but it did not work. Finally, we sent the message through Booking and he openned the gate and yelled at us - that we should have called and he waited for us and that he is very angry. Really "nice" wellcome after the whole day on the road. If I were allone (without family) I would really cancel the reservation. I have never experienced such a rude behaviour!

Location is beautiful, the view from the property is scenic, the apartments are beautifully built and decorated, very clean, very quiet.
Insufficient bed linen (description mentions two beds and linen for only one bed was provided); kitchen apparel is very limited; no oven; no garbage disposal on the property (we had to drive our full garbage bags in the car to the nearest public bins); property not reachable without a car; administrator very impolite.

The property was absolutely gorgeous, true feeling of Tuscany. Our host was very friendly and was available for questions. Carefully read check-instructions before your arrival as we were late arriving and almost missed check-in.
