Proximity to the historical center, grocery shops and bars. Lots of greenery around the object, so it remains cool during summer temperatures. The ability to enter the object with the provided key at any time.

Location was good
In spite of booking breakfast there was none. No apology was made and no compensation offered. We had to ask about it and then reluctantly were presented with a ticket to get coffee at a local cafe. It was possible to make coffee in a small lounge but no where to prepare tea or breakfast. I would have cancelled my booking and rebooked with Booking. Com of I had been advised off the change of circumstances.

Excellent location, just outside the Centro Storico, quiet and very comfortable, with great staff that were very helpful while visiting Urbino. The room was nicely decorated with an unforgettable view of the surrounding countryside, super clean with an excellent bathroom.

It had an old Italian flare/charm to place
The room & bathroom (which were seperate) were lovely & very large.
Roberto didnt speak any English, it made it very difficult to communicate. We had to use a google translator,
Someone else come in later (to welcome the later arrivals) he spoke a little english.
The place for breakfast (we thought it was included) was closed, we had to go on a hunt for a place to eat.
The internet was horrible.
It was nearly like a dorm style with the bathroom (which was private) outside the room.
The room & the bathroom were very large & lovely
There was something wrong with the heating (column heaters) they kept on turning off, then woud turn on very hot.
I did some hand washing, I tried to dry them overnight they didnt as the heater turned off at about 7pm, turned back on at about 9am & check out was at 10am.
I spoke to them about it, I was told they were on a thermostat that went on when the temp went below 21degress, we were there in early Jan in winter the temp was 8 degress?

we had room on ground floor. Very noisy with people coming in through main door at night and also walking on floor above us. Road noise loud too

The manager was extremely helpful and kind. He suggested many things to do in Urbino and things to visit on our short trip, as well as helping organise an early taxi back to Pesaro. He was knowledgeable and professional and made the stay enjoyable.
The room also exceeded expectations - spacious, clean and traditionally decorated.
The B&B was well positioned near the entrance of Urbino (which is such a small town that everything is walkable), and also near the shopping centre complex with a supermarket there too for food.
The bathroom wasn't ensuite, but was just a door down. This wasn't a problem for us at all, but a minor flaw in the setup. There is a coffee machine but to my knowledge no breakfast offered in the Bed & Breakfast, but we didn't really need it. There was obviously no other facilities really.

excellent location near the centre but also the bus stop. the owner was lovely with my son and even gave him a kite as a present. clean and pleasant room. highly recommended.

The room and the bathroom were very clean and tidy, Roberto was so friendly and a good host. The price of our stay was budget, considering the top quality of the room and the excellent location.

We were given tokens for an Italian breakfast that could be used in various bars neat the B&B and in the centre. The proprietor was very helpful; he explained about about the town and gave us tips for visiting.

The owner Mr Roberto was an amazing host, I think I learn more history and art in an hour with him than in books or internet :) and he gave me a coupon for free breakfast in a bar in the city, that I really appreciated.
