I booked the room last minute as I was not planning to stay in Urbino for the night. The room was clean and nice and just 10 min walk away from the historical center of Urbino.
The bed is extremely comfortable!
I think the price I paid was too high for the type or room and the service I received. Check in is self service, meaning I got my key from a locker in front of the door. I've never met my host. This may be due to my last minute booking.
Although the room has everything you need, I think it is overpriced compared to the amenities offered and for the overall style of it.

Fantastic location and brilliant property. We had two rooms for the 6 of us and we had plenty of space and everything was very comfortable. It is also only a short walk to the centre and there is parking in front on the street.

Clean, comfortable and easy walk to restaurants. The panoramic views from the local park were amazing.
Parking wasn't easy, but we ended up at the church lot right below the flat.

excellent location, close to the gate to Urbino, plenty off street parking in the evening, great place to stay to explore the surroundings, like Frassasi Caves (magnificent!). We were a family of 4 adults and a child, we had two rooms, each with a private bathroom.
it would be good to have some hooks for clothes/towels.

Close to the city center, just a 10-15 minutes of a slow walk and you can reach Palazzo Ducale. The place is also cery close to the bus station Porta Santa Lucia. The room was very clean as well as the common space. If I ever return to Urbino I will definitely book a room there again.
I wish I knew that the owners do not speak English. In the end, we managed to communicate :).

The room was very comfortable with a very well equipped kitchen shared by 3 rooms of guests. Noone else was using it at the same time as us. There was a large refrigerator with a freezer. The fridge was full of cartons of milk, juice and cold teas. There were crackers and rolls for breakfast but only Nutella to put on them. There was a coffee machine and a kettle.
The apartment is an easy walk to the old town. I would stay there again.
The shower stall was very small. The hot water took ages to reach the shower. There were no instructions for using the coffee machine and I couldn't work it out!

Coordination for checkin, I sent a message for booking, no answer and checkin 2 hours later. Breakfast is not a breakfast. Only cakes in bags and milk/yogurth in freeze

The location is very good----that is to say, if you know how to find the place from the bus station. Because the city is on the hill, it took me some time to figure out that I need to take two flights of elevators through a shopping mall from the bus station to reach the "city level". Once on the "city level", it is only 5 minutes' walk to the apartment. And it is just outside the old city wall. The location is quite good.
If there could be more signs from the bus station, or they could sent more detailed instructions on how to find the place, that would be better.

The shared kitchen for breakfast was an unexpected bonus! I appreciated being able to heat water and make an herb tea in the evening - as well as make tea or coffee for breakfast. Having a refrigerator was also nice (and was well stocked with milk, jogurts, juice packets, and some salumi).
The location couldn't have been better! The building is in a pleasant neighborhood just outside the city walls. We could comfortably leave our rental car in front of the building and not worry, and enjoy pleasant walks to and from the center of Urbino.
The breakfast offerings were fair, consisting mostly of packaged items. A bit of fresh bread and butter would have been appreciated.
