Het ontbijt was heel lekker,en de mensen waren zeer vriendelijk.

Everything. Hosts were great, breakfast was great and very generous, rooms were lovely and the facilities were very good. We were provided with a parking permit to ensure we didn't get fined and the location is a very short walk to the centre of town and Menin Gate. Highly recommend staying here. Only stayed one night and wished we had stayed longer.
Nothing really. Be prepared to haul your bags upstairs (which our host helped with) if staying on the top level, but that is no reason not to stay.

Clean rooms and good breakfast.
A strange setup, Rooms on ground & second floor. Breakfast on first floor. Very step and narrow staircase (no lift) No en-suite. Street parking: finding a space can be difficult as the B&B is opposite a school and near a rail station.

Prijs kwaliteit, ontbijt was voor ons apart klaargezet omdat wij eerder weg moesten. Erg fijn!

Van alles te weinig Er waren 6 gasten en er was maar voorzien voor 5.
Van alles 5 stuks. 5 plakjes kaas, 5 plakjes vlees, 5 sandwiches...

Very clean and spacious, breakfast was fantastic!
Stairs were a challenge with luggage, but manageable

Brilliant location, short stroll to the centre couldn't have been better. We had the two rooms on the top (4th) floor as a family of four and a private bathroom on the 2nd floor. Free tea and coffee in the dining area. Free WiFi. Free parking on street outside. Very clean and new.
Unusual check in, you knock on the door of the owners house two doors down but she was lovely and came and showed us around. Very welcoming.
Didn't dislike anything but be aware if booking family room there are a lot of stairs and 2 flights between bathroom and bedrooms. We only stayed one night so not an issue for us.

Friendly owners. Clean. Central. Breakfast was to be at 9 but owner prepared a breakfast for us earlier as we wanted to leave early. Very kind.

Location, charm, comfort, excellent breakfast, the owner was very helpful about the parking, providing a ticket for the morning which she updated for us
The fact we had to go down 2 steep flights of stairs to the bathroom. Not ideal for couple in mid 60’s!

A clean, well located B &B in a quiet road with on street parking, We had a warm welcome, a spacious clean room and large bathroom. This is a small property, and was quiet a night.

Ypres is a great place to visit, nice room here ,Breakfast good ,
had to phone the owner to get entry details , lost an hour finding out no one around when we arrived

Location was good. Breakfast poor value- no fruit as shown on website - poor quality croissants
Bedroom poor quality bed and bedding - dingy bed linen and towels
Disappointing- all less than basic. Sub standard electrics.
My husband was covered in flee/bed bug bites the next morning.

Great location, really helpful staff, lovely property.

Great location easy stroll to Menin Gate. It is a shared bathroom but our family of 5 had the top 2 rooms and shared the bathroom. Comfortable beds and pillows. Ana was lovely and provided a great breakfast in the super clean kitchen.

Ease of access, perfect placement.
Nothing, all was great.

The location was great.
We booked a private bathroom and whilst we did end up having a bathroom to ourselves, it was three flights of stairs below where our bedroom was located. It was clear the bathroom was shared by two bedrooms, the other bedroom wasn’t occupied during our stay, but we didn’t know that.
The breakfast was very simple and there was no staff presence at breakfast at all & it was served at a set time, there was no opportunity to request breakfast at a different time.

Felt like a home away from home. Clean, lovely breakfast, ability to use the kitchen facilities and have access to free coffee and tea. Great location and very kind hosts.

All good

clean, bright and airy. lovely fresh breakfast. comfortable bed.
An easy walk into the town centre and to the Menin Gate.
The parking situation is not transparent. During the day, you need to keep resetting your parking disc every 2 hours.
You get a private bathroom, but if on the top floor your bathroom is 1 1/2 flights of narrow steep stairs to get to it in a hallway.

fantastic location within walking distance of Ypres. Hostess was fantastic and went the extra mile to explain key details to us. 5*

Very quiet location. The breakfast was also good.
Bathroom was outside of our room, but this an old building so was not unexpected
4.1
Close to town centre - fairly quiet (some street noise but not disruptive at all) - comfortable bed - rooms are good size. Breakfast has good variety and is plentiful. Street parking is free with the parking card the host, Maria supplies - and Maria even changes the parking card times for you to keep things legal as you are off touring. Coffee and tea always available in the breakfast room.
If you have upper floor bedrooms, your private washroom is two floors down. It's odd, but not overly inconvenient.

Nice location, comfortable bed and nice room,
Down side toilet and shower was 3 flights of stairs down, not good in the early hours for a pee after a few beers.
Toilet 3 flights of stairs down from the room,
By a creaking wooden stairs.

Good enough location. Breakfast was ideal.

Really lovely location, no private parking but never struggled to find on street parking. The accommodation was bright, clean & modern, in a beautiful old building, we were a family of 6 so had the whole place to ourselves. Breakfast is laid out for you each morning (in your kitchen) and had a lovely selection of continental foods and access to the coffee machine all day. The two top bedrooms share a bathroom and the bottom bedroom has its own bathroom. Both have nice hot shower. The owners are lovely and speak really good English and are very helpful.
There are lots of stairs, so if you struggle or planning to get drunk probably not for you.

The location is excellent and the setting for the breakfast was lovely. It was nice to have the experience of a local house.
Unfortunately, the difficulties diminished the positives and the overall experience was negative. The worst part was the front door lock didn’t work properly. The daughter and son of the proprietor assisting me both admitting it needed to be fixed. The other guest staying at the property complained to me about his difficulty using the key. It was extremely frustrating. The key would get jammed and it was difficult to turn. It seems like the doorframe needs replacing and the double bolt doesn’t always connect properly. To add insult to injury, I checked with both the daughter and mother (proprietor) and was told to leave the keys on the breakfast table on the second floor (by daughter and mother agreed). I did as asked (one climbing stairs to leave the key as asked). A day later I received a call with the proprietor (or daughter) accusing me of taking the keys and asking me to mail them back. I was told that they had notified Bookings that I had taken the keys. I also received a message through bookings from the property saying that I took the keys and to please return them. This is really frustrating and makes me angry. Also the internet is inconsistent.

Location excellent. Very clean. Excellent breakfast.
Front door entrance locking and unlocking door was very difficult.
