We had a lovely 1-bedroom apartment, which was perfect for our 6 days at Playa del Carmen. Our mattresses were firm; excellent water pressure in the shower; fully-equipped kitchen with ample pots/pans/crockery to prepare our own meals. The WiFi speed was also one of the best we had in our two months in Mexico. Our host Jacqueline was also very responsive via chat, and got our requests fulfilled readily.
There is also a small pool and terrace area with seats on the top floor, which was great for when we had to wait a couple of hours in between check-out and our bus.
Location-wise, it is about a 15-20 min walk from the ADO bus station (turistica). There is a large supermarket (Chedraui) nearby (the colectivos to Tulum also depart near its carpark), as well as plenty of eateries and ATMs along Avenida Benito Juarez.

Departamento comodo, limpio, moderno. 3 baños. Cocina completa. Toallones para baño y picina. 100% recomendable. Zona tranquila, cerca de todo. Fuimos con 5 chicos de 9, 11, 14, 15 y 16 años los cuales pasaron una linda estadia al igual que mi marido. Aire acondicionado.
Es dificil sacar la llave del lugar donde te la dejan. Menos mal que a la hora que llegamos estaba el señor que cuida y nos ayudo.

The place was clean and everything was as stated in the communications. Good location with all the shopping options within a short walk. Very helpful and pleasent on-sight management. We had a great time there and the rooftop pool and lounging area were a very pleasent addition.
The convertible couch was not the most comfortable for a long term stay( we were there a month). The barking dogs next door were a bit of a nuisance if you are a light sleeper. A comfy chair added to the living space for watching TV would be a plus!

Room was very clean, could have used a few more essentials like cork screw, more kitchen linen, more face clothes etc! I appreciated that the Linen was white, an anomaly!! Staff wonderful, neighborhood authentic, walking distance to beach but far enough away that the beach music wasn’t a problem. Necessary shopping close; laundry, drugstore, convenience store, bakery, & even Walmart (although we do prefer to support the locals)! Wonderful authentic Mexican & Mayan restaurants often with entertainment, as well as a plethora of yummy street food!!!!
All seating in the room was uncomfortable! Stools at peninsula fine for short sits but the sofa was horrible. When you sit on it you sink to the floor😩 The TV was difficult, but we didn’t come to Playa to watch TV😏 We were wishing we could have recycled more than just bottles!

The accommodation was very comfy and clean, it had everything we needed, plus they accepted our dog.
Although it was close to the town center and everything we needed was at walkable distance, the surrounding streets didn't feel safe as they were too dark

You get what you pay for. Towels a bathroom and a kitchen all clean. Good location close to beach
Super loud neighbors impossible to sleep through the night with the noise surrounding the building and the windows are not appropriate for the noise that happens in the neighborhood

The property was clean and safe. Being a woman and arriving by myself at almost midnight, the safety aspect was important for me since I wasn’t familiar with the neighborhood or location. It took us about 30 minutes to walk to the Poliforum for our BJJ tournament, 20 minutes to walk to the beach, and 15 to walk to the bus terminal. All in a mostly straight line direction. They offer you drinking water at a cost. Recommendations on where to buy your own drinking water would have been greatly appreciated. Not being familiar with the area I was really at a loss as to where to get water. The AC was great! A warning about the ants would have also been great. It was not really a location issue more of a daily Mexican household heads up.
The pool is more of a big bath tub and the water gets really hot with no shade so it’s like sitting in a hot tub.

The building was cute . The roof top was such a neat area , beautiful wall art. The room was clean and cute, but hotel is definitely overpriced. We had to take the shower curtain rod down to ensure that the window to our bedroom remained securely locked. It could have been completely opened from the outside . The cemented glass barrier was only placed in one area outside , allowing full access to our room from the outside. The WiFi was on and off working. We were also told we would receive some water for free of which we got nothing. Leaving the area to a nearby convenience store past 7:00PM is not a good idea for tourists so we definitely had a first rough night, arriving late with no water and no supposed Lalo (building manager) to be found. As for the actual experience , the nearby area remains quiet at night but the layout of the hotel inside does not allow you NOT hear ALL the noise of the inconsiderate. The first night we had a neighbor who decided to watch Netflix on full blast on his phone from 12 onward . All neighbors could hear and there was no one on premises to advise courtesy. In the morning 6:30 AM another family blasted music for all to hear, again no one on premises to advise courtesy for other guests. We don’t travel for discourse so I will conclude that while the stay was comfortable enough, I would strongly advise an actual representative be present . Messaging to resolve issues is not well managed building is not what I need to be doing on vacation.

Suggest add basic cleaning tools (broom, mop) as it gets very sandy; increase the room price if need be to cover your costs but don’t make guests pay extra for a towel change if they stay for a week.

I had an accident in the bathroom and broke the sink, just one day after my arrival. It was replaced within 2 hours.
Staff were helpful and very friendly.
Not possible to clean apartment ourselves (no broom, mop, etc…) You have to pay extra to get someone to clean for you.
In this location, towels get dirty very quickly. No replacement unless you are willing to pay extra.
Very basic utensils provided.
Area is not the best of the city.

Near to a busy where you have the real Mexican experience. Room was not too loud. The house was quiet. Check-in went smoothly via messages over booking.com
The pool is not deep and couvert just to my lower legs. The interior can get an upgrade and a bit friendlier. It was a bit to expensive.

Friendly host meeting us, allowed us to stash our luggage prior to check in, charge phones, etc.

OK place to chill at the roof, however the pool is very shallow only 40cm deep.
Around the place were many street food stands which we loved.
Also was walking distance(10-15min) to Cozumel ferry.
Quite clean rooms, for daily cleaning you have to pay a few pesos (just some change and we dont want/need daily cleaning anyway).
There was no place to put hygienic items in the bathroom, had to be put onto the toilet "stand" or away from the bathroom. For 2 nights it wasnt an issue for us but if we stayed more, would not be very comfortable.
Fridge was very noisy even on min level but after closing door to kitchen, was fully OK to sleep.

We really liked the location because it was a 10min or so the downtown core of Playa del Carmen, but by being further away we didn't have to deal with the party noise all night, and we could support more local owned small food and shopping businesses, rather than foreign companies.
It was a little annoying that you had to pay extra to ask for more towels, but the maintenance person they have available was very helpful and provided us with the extra towels when we asked for them. We didn't get a chance to use the pool because we were busy doing other things, but the rooftop was definitely a nice area to hangout in.

shower pressure, apparently the salt in the water blocks the nozzles but the host did offer to get someone to check it, timing wasn’t convenient for us. The pictures are also a little deceiving, it’s very basic and you get what you paid for.

Loved the apartment. AC was great. Rooftop was very nice! Felt very secure and safe. Wifi connection was great. Beds were very comfortable. Not too far from the Ado bus station or 5th Ave.
Kitchen could’ve been better stocked. Some areas could’ve used a better cleaning (walls, bathroom, shelves, etc). A little further from the beach than we expected but not too bad at all.
