About this farm stay rental
This large, spacious and comfortable home with its roaring fire and reverse cycle air-cooling, has a fully equipped kitchen, 4 bedrooms, 2 bathrooms and open plan living, making it an ideal property for couples and families alike.
40 Acre Retreat offers the perfect location as either a central base for enjoying the wine and food tasting experiences of the Barossa or to relax and catch up with friends and family in privacy, surrounded by the grape vines, birds chirping, while watching the sheep meander in the paddocks.
Enjoy the peace and tranquility of country living amongst the vines and the gums while being conveniently located 5 minutes or less from the Barossa Valley’s top wine and food attractions; Tanunda, Seppeltsfield, Maggie Beers, Hentley Farm, Whistler Wines, Torbreck, Appellation’s Restaurant and only a short walk to Two Hands cellar door.
Please note we can not hold any type of functions ie. weddings, engagement parties etc at the 40 Acre Retreat, it is a guest house only.
The 40 Acre Retreat is holiday accommodation, we do not supply breakfast. The closest supermarket is 7 minutes drive, which is open 7am -8pm and there are many great eateries in the Barossa, ask us for more info of where to go.
This is also a working sheep farm, we love that you want to bring your dog on holiday and try to accommodate that, the yard is sheep proof not dog proof, if you feel your furry friend might be a little too interested in the sheep then our property might not work for you.

We were 3 couples sharing the property. It was a great setup and had everything we needed. We especially loved the fire at night when it got cool.
The property is well equipped and Tununda close by for grocery shopping. 3 queen rooms with 2 bathrooms between the rooms.

A lovely rural setting central to all the Barossa locations we visited.Perfect size house for our families for a short stay(6 adults, 3 kids).Comfy beds and very well stocked kitchen.Easy process from booking to checkout and quick responses when we needed to bring our dog along at the last minute -thank you!!

This is our second year at this property and we absolutely love it. Luke and Renee are exceptional Hosts the house is fabulously set up And we couldn’t ask for more. Fabulous location in amongst all the great wineries and Restaurants. We can’t recommend this property enough. We of course will be back again

Perfect location for exploring the Barossa. The house and surrounds were beautiful, we especially enjoyed the big fire heater. We had everything we needed and Renee was great with communication. We will definitely return.

We loved how secluded the property is. The house is very large with a lovely veranda to sit and listen to the birds and look over the vineyard. We were a little disappointed in the cleanliness of the bathroom and kitchen. Other than that we thoroughly enjoyed stay. We would give our stay a 3 1/2 star rating.

The location was beautiful, close to everything, lovely garden, very quiet. The fire was perfect. We had a little problem with the water but the host attended to it straight away. Thank you for a lovely stay.

We enjoyed our stay at 40 Acre Retreat, the views from the main living area & front verandah are fabulous. Great location in the Barossa. Plenty of space & seating for everyone. Beds were comfy with lovely linen. Well equipped kitchen area. The only negative was the water pressure in both showers.

The property was lovely. Great location. Close to all the wineries and towns.
Was a very hot weekend and each room had an airconditioner which was very welcomed by all of us.
Very well stocked kitchen with regard to cutlery, crockery and saucepans.
Beds were very comfortable and all linen provided.
Just one piece of feedback is the fly screens on some of the windows. Did not seal well and lots of bugs found their way in if we opened the windows.
Highly recommend the property.

Great house, with lots of room for kids to run and family gatherings, within close driving distance to wine and gin. Beds were comfortable! Would visit again.

The place was as advertised and the owner was prompt with replies and very accommodating with our requests. We had dogs and infants and everyone was catered for well. Plenty of space to spread out and the kitchen was well stocked with appropriate utensils, there was nothing we needed that wasn't already there. Was only 5 mins from nearest town but certainly felt you were on your own.

Property has a lovely outlook and is in a central location. We have stayed before and were please to see one of the old lounges had been replaced. Unfortunately the property has got to a stage where it needs work. Water pressure in showers is woeful, TV cuts in and out making it difficult to watch. Chesterfield lounge is worn thin and has buttons hanging off it on strings. Dining chairs are concerning to sit on as we felt we were waiting for them to collapse under us. Bugs are getting through the screens and littering the bathroom floors at night. Front door screen is barely hanging on with only two hinges. The money we paid for our last stay was over priced when taking these issues into consideration. We also spent a hour cleaning the bbq. There was also no hand soap containers were empty and no shampoo or conditioner provided meaning we had to go to town and buy some.Bedrooms are clean. Blockout blinds in bedrooms are quite useless as they don’t cover the windows fully so expect to wake up in the morning bright and early if you don’t take an eye mask. I think the nightly rate of this property is too high now considering the updating of the property that is required.

We enjoyed our two night on this property. Situated in a quiet location, close to a number of good wineries. Ultra spacious home with plenty of room for a large family. Would recommend this property to others.

The 40acre Retreat is absolutely beautiful. It was the most precious location for my and my sisters to get prepared for my wedding even got to see a stunning sunrise from the front porch. I could not recommend this place enough to friends and family.

Fantastic location and the property was set up perfectly. All the home comforts and the wonderful serenity. So glad we chose this place for our girls weekend away. Suited us perfectly. Highly recommend to anyone who is looking for a peaceful time away.

Unfortunately didn’t spend much time at the house. Most of the weekend spent setting up and attending a wedding. However, the place serves its purpose as somewhere for the family to spend the night close by. Not the greatest water pressure and broken shower head in one of the bathrooms.

We loved our family weekend at 40 Acres. It is such a beautiful location and perfect for a large family group with the large living area and outdoor spaces. The property is clean and very well equipped. The beds were also very comfortable.

Location awesome, views awesome, fireplace awesome. Turn key enjoyment. Spider webs in the legs of the outside tables was the only thing we needed to clean... this will not stop us returning. Thank you for sharing this house.
