This is a nice house for a large group and an easy walk to the beach. The house easily accommodated our group of 20. The runoff from the lake dumped into the ocean and created a little off color brown in the ocean for most of our stay. It was clean but had the appearance that it was not clean.

This grand house offered many spaces for our large group to spend time together whether it was the roof top bar, kitchen/living room, or outdoor pool space. The pool heater was broken and we were unable to use it but other than that we had a flawless week. Plenty of space to park cars and unpack our bikes. Location was also perfect for our group.

A luxury of space for a family of 25! Home is tastefully decorated and kitchen is equipped better than most vacation rentals. Starting to see wear and tear on one of the dishwashers and elevator. Overall, the property exceeded our family's expectations as it should considering the rental amount.

Beautiful home for lots of family to spread out, if a mishap popped up during the day, we emailed the concierge, and it was taken care within 24 hours. The private beach was unbelievably close, 60 second walk! You didn’t even leave the gated community!
This house will will spoil you with the rooftop bar and many different gathering areas. We had a habachi come to the house for 20 and it was superb! Kenji hibachi with Chef Adam Kness🏝️.

What a beautiful house! Our pledge class from Oklahoma State enjoyed a fabulous long weekend at this wonderful property! It easily accommodated all 23 of us with room to spare! We absolutely loved the huge kitchen and the two dining tables for all of our meals there. Loved the fact that there was also a separate ice maker. The pool was heated to a great temperature for those wishing to use it. We appreciated the elevator to get all of our groceries up to the 3rd floor kitchen area. We also loved the large deck for group activities in the evenings. We also used the bicycles and the 6-person golf cart that came with the house! There were plenty of towels and paper towels and toilet paper provided for the entire 3 day weekend. It would have been nice to know there was both a Keurig type and regular coffee maker there. (we would have brought filters). We were told by the property manager that there was only a Keurig. Also, the property could have provided more kitchen towels/dishrags to use.
Overall, this was a great property and a wonderful experience. We are hoping to return in a few years and would like to rent the same home. It was perfect for a large group!

This house was simply unreal. We had the time of our lives here and had plenty of space to feel comfortable and not crowded. The 360 blue team were incredible easy to communicate with throughout the process. My only complaint would be the pool heating. We paid additional money per day to have the pool heated to 83 degrees. The pool was set at over 90 degrees the entirety of the weekend and was pretty much uncomfortable to be in past our knees. If you plan on hearing the pool I would make sure they get the temperature right!

We did have an issues with the a/c in the kitchen and workers came several times but it never seemed to be totally fixed but it was nice outside so we let the fresh air in. It would have helped also to have access to the elevator- not sure if guests are ever allowed to use it or if it was just broken but with needing food for 30 people, and a 3rd floor kitchen, the elevator would have helped.
Small issues in the grand scheme of an incredible weekend!! We will for sure be back!!

A great home for a large family gathering
The house is absolutely beautiful. It can accommodate 30+ people but we had 19 and so every one had enough space. The house is literally couple minutes walk to the beach. We enjoyed many beautiful walks on the beach. The pool and hot tub were a hit with the kids and roof top bar was a nice place to hang out for adults. All the beds were very comfortable.
A few things I would recommend for the management for future would be
1) a better way to control hot tub and pool temperature. Both were set at 80 some degrees which was not hot enough for the hot tub.
2) The kitchen had plenty of dishes but the cookware definitely needed to be updated. We are a family of cooks and had planned a whole thanksgiving 10 course meal. Most of it went without a hitch.
3) The double dishwashers and double ovens were a must but they seem to have been well used and could use an update.
We enjoyed this house thoroughly. After two years of not being able to see everyone - it was the perfect house for a get together.
I would definitely recommend this house to everyone and a five star property for sure.

Mislabeled amenities
We were contacted 30 minutes prior to check in to notify us the pool heat was out and the hot tub wasn’t in working condition.
Some of our guests found bugs all over their rooms. One unlucky girl woke up to cockroaches crawling on her.
I contacted the property management company just to be blown off.

Biz Retreat Weekend
This house is AMAZING for a large group of people. The kitchen is great for cooking/cleaning/feeding for a large group. Living areas great for hanging out. Beds were comfy. Plenty of bathrooms. My only complaint was that it says you can text with the rental people but my texts were never responded to. Everyone was great on the phone, but texting would have been more convenient.

Extended family reunion
Our group was made up of three generations of a family. There were 26 of us, 19 adults and seven children. We were thrilled with the accommodations as they fit our party very well. We also loved being able to walk to the beach so easily and enjoyed the golf cart just for fun outings. Having our beach chairs and umbrellas set up was also a great perk. The size of the rooms and the number of outdoor spaces as well as several living areas were conducive to movies, game night, or sitting on the sofa in a smaller area and just reading. We would definitely come again!

We had a fabulous stay at the house using it as a base for the 30A songwriters festival. We had 15 adults in the party and had plenty of space for sleeping, communal time as well as space to disengage for a while! The house has everything you need and is beautiful!

Wonderful, spacious house for large group! The only complaint we had was that we were unable to access elevator. It was very difficult to get large luggage to the top floor. Very close access to beach and close to many restaurants and shopping. We look forward to staying again in the future!

We were a group of 28 with 10 adults and 18 children and the house was perfect for us! It never seemed overly crowded. The large kitchen and open sitting area are perfect! The bedrooms are very comfortable and the extra living room was so nice. The 2 laundry rooms made keeping up with our clothes so easy. The rooftop bar was a hit also. The ice machine was amazing! Our group is already planning our next stay at 425 Beachfront Trail!

We had seven couples stay in this beautiful house. Everyone had plenty of space and privacy. The house is not far at all from the beach, easy to walk back for a quick lunch or bathroom break. I loved not having to pack or carry much. The outdoor space is amazing and the indoor space is just as wonderful. Everything was well decorated and the mattresses were very comfortable. I was excited to have two laundry rooms and the ice maker was a great touch with a group our size. We look forward to returning!

This is our second year here! We have 7 families and this home is great for large groups.. everyone had their own bathroom and bedroom. The kids loved the bunks room!! We had a great stay overall and love that the house is well equipped, close to the beach and has several common areas. The only real issue is that both years we have had problems with the pool heat. Although 360 has been quick to resolve, we went two days without heat which in the spring months is pretty cold. We would definitely recommend this spacious house to anyone looking for a fun place to house a large group!

We absolutely loved the house. all 9 families had personal space. We congregated in the main living dining and sitting rooom. We did encounter several issues: The thermostat on the heating needed adjusting, The Internet connection was not working: after a heavy rain, the swimming pool overflowed and water went into the bottom level of the house. And finally, we had questions about the thermostat control on the refrigerator. With these issues, maintenance was prompt and came to correct and restore the situation. Several things were not resolved during our stay,however:: The garbage cans, in constant use in the kitchen, were off the Track . Though listed among amenities, there was no DVD . Although emergency after hours maintenance came to take care of the flooding downstairs ,they failEd to replace the towels we gave them to soak up the water. Despite these aggravations, we would return to this house in a minute. 360 properties is extremely professional and efficient.

The 360 Blue concierge service was very good as we needed it more than anticipated. The house was laid out fine and the location was good. However, more QA/QC needs to be implemented for the quality of property that we expected. No one has looked at the septic tank for a very long time as it backed up the 2nd day and caused a major inconvenience and mess. 2 sinks did not drain and had to have hair removed. Many more were slow, and they all need to be checked. We replaced the can opener and kitchen shears the 1st day as they were both broken and very cheap. There was only 1 trash can with a lid and it was full upon our arrival. The other 8 cans had no lids and we only filled them up half way and put another can on top. Still had to pick up racoon debris twice. The bikes were not maintained and we oiled. 360 Blue helped with those issues we could not fix. Despite issues, still a favorable exper

The pictures of this house do not do it justice! We loved it! We had a group of 6 families (12 adults and 8 kids all under 5). Everyone loved the house and said they would book it again - and we can be a tough crowd to please. The kitchen area was larger than I expected with a large common area right next to the kitchen with couches. The rooftop deck also exceeded our expectations. All of the bedrooms are nicely spread out throughout the house and on each floor, including a bunk room in the basement. There was plenty of room for our group to be in the same house but not feel crowded. There are 2 coffee pots provided. A large fridge in the kitchen with 2 bays for refrigeration and one bay for a freezer. There was an additional refrigerator in the basement. There were occasional bugs and parts broken in the house (one cabinet in the kitchen was broken) but we expected this in any rental house in Florida. The 360 blue team had wonderful customer service. They quickly responded to all our requests.

The house was very spacious and nice for our large group of 35! The distance to the beach was just across and easy access. The distance to Seaside is actually a bit far and did not have much opportunity to explore, I would stay closer next time.
There were a few things that would need a bit more attention and that would be the Wi-Fi was not accessible and only in the kitchen area. There were a few cockroaches around the house and kids were not too fond, especially in their bedroom. The 4th level, was always humid and not cool as to the rest of the house.
The house is nice but I was a bit disappointed it was not as clean as expected. I believe a good dust here and there and stain removal on chairs would need more attention.
Overall we all had a great time and great house.

Honestly we’d rent from 360 again, but I am not sure we’d go back to this house. Namely the pool & neighbor issue.

The 360 team was amazing with the reservation, recommending restaurants and activities. The bonfire on the beach was awesome. The house at 425 Beachfront was gorgeous and spacious. We were a group of female cousins ranging in age from 18 to 65 years. We enjoyed the pool but the hot tub remote didn't work. We had our share of issues. We needed the elevator for our elder and physically challenged individuals and it did not work, it started making a loud beeping noise and I called and was told it happens a lot and they couldn't get anyone out there and to just find the breaker box and turn the breaker off. The AC didn't work on the 4th floor and when cooking, the kitchen area would get over 80 degrees. Condensation on the other floors, had water dripping from the vents, leaving puddles of water on the furniture and floors. We were without power on the 1st floor for an entire day. I had to call 3 times and finally someone came out after 9 pm. He said He was never told about it. Hot water in the showers was
