Very clean and a great location. In general, we enjoyed the accommodations. Great for a couple or including a small child.
A little warm and ventilation wasn’t great. We visited in early June. It might be a challenge during warmer times.

j'ai détesté l'anonymat de ce lieu grande maison bourgeoise aux multiples chambres avec cadenas
aucun personnel pour vous accueillir
que des codes a faire : en bas a l'extérieur puis a l'intérieur pour rentrer sur le bon palier puis pour récupérer les clés de la chambre dans la bonne box
"personne" signifie aussi personne pour réguler ou surveiller
problème avec des gens qui y dorment et qui se permettent de rentrer tard la nuit , ne trouvant plus leur porte ou leur clés plutôt "bourrés" faisant du bruit et réveillant tout l'étage genre 2 H du matin - plusieurs nuits de suite insupportable ce manque de savoir vivre - j'éviterai absolument ce genre de lieu dorénavant - je tiens a preciser que malgré l'absence de personnel les prix n'étaient pas meilleur marché

The room was big, elegant, clean, and comfortable. The host was very helpful and attentive before and during our stay. The room temperature was perfect. The location was amazing, in the most beautiful area of the new town.
3rd floor without lift. Suitable just for people without any mobility problems.

Good Location room was bright, clean and comfortable
Rooms are up several flights of stairs and there was no lift. We didn’t see any member of staff for the duration of our stay. there was no breakfast which I was very disappointed with there was no member of staff at the premises only contact was by text but Wi-Fi was very bad at the property T.V. In the room was not working either

the room was very well decorated beds were very comfortable and all the staff we met were very helpful
the only Issue was that if there was a emergency there was no telephone contact that is answered 24/7 we tried to contact someone as we were locked out of our room and there was no one on site at the time and the number I had went to voicemail it would be good if there was number that was answered 24/7

Comfy beds. Big bathroom. So incredibly central. You can walk to anything. Looks exactly like the pics. Sofa and table handy.
They empty the bins but don’t do up the beds or give you fresh towels (though some are left outside for guests to help themselves). No elevator. Not great if you have heavy bags. No fridge:

There were great places to eat very close. Walking distance to Edinburgh Castle & The Royal Mile. We didn’t hire a car or even need a bus, we shopped and ate and went sight seeing all within 20 minute or less walks.
We tend to go to bed earlier than most and there must have been a pub nearby which had a scheduled glass recycling bin scheduled for pick up each night which woke me up but, the good news is, the bed was so comfortable I just went right back to sleep.

It was simply great. Comfy room and excellent bathroom/shower.

It was clean, comfortable, great for couple days stay. The best thing was the location. It is located at the city centre, very close to St Andrew Square, couple minutes walk to Royal Mile, castle, museums, bars and restaurants.
The last day, we could drop our luggage at the basement, close to the property, so we could go in the city for the last time and didn’t have to carry it with us.
I don’t have anything to complaint about.

- the room was clean
- the noise. You can hear the people in the room next to yours very clearly and the music from the bars next door.
- there is no reception so if you have an issue you can to message someone via bookings so the response is not immediate.
- the room had a funny smell
- we struggled to lock the room, you have to jiggle the keys for a while

1. we experienced nearby loud music on the first night but did not happen the rest of the nights
2. general comment to hotels out there: i’ve been in hotels for a long time now. check in used to be at 2pm, and check out at noon max. Lots of hotels shifted to giving less and less time to customers with check in at 4pm and check out at 10am. I find this not justified.

The room looked very good and is furnished beautifully. Bed is very comfortable, bathroom very spacious and clean. The breakfast at the Rabble was also very good.
The location is great because you can explore the old Town by foot and also the airlink to the airport is not far away. Would absolutely recommend.. And if we come back to Edinburgh will book it again.
The authentication process was a bit complicated.. But the communication with the staff was very good! And at the end we managed together to solve the issue

The perfect spot for all your city walks through Edinburgh. The Queen Street is right around the corner, couple of minutes further you are below the Castle hill, so you can easily walk to the city center, Royal Mile etc. My room was pretty nice furnitured, designed and clean, bed extra comfortable. Also there was a nice warm temperature when I entered the room, what I (like a Middle-Europian—) really appreciate in this location. There was also a kettle, tea and coffee to make yourself comfortable after the long walks out. In the bath room you will find the standard set of equipment: shower & hair gel, towels, of course toilet paper and a hand soap. The entrance to the place is contact-less, so you can enter the room whenever you want. I will definitely come back again! 🖤
The location is probably close to some glass container so twice a night you can hear the manipulation with that - which you can really survive when you are in here just for couple of days, mostly outside.
Lots of messages you will receive from the staff before the stay and no possibility to contact them back, earlier than you arrive. Right after, from the moment you should be at the point, they communicate very well.

Room was nice.
Stairs up to the room were narrow and I almost fell down them with all my luggage. It was also very warm and stuffy after a long walk and could barely open a window (wouldn't open all the way).

The room is clean and there is plenty of space. The view outside the window shows the sunrise. This is a sociophobic friendly hotel, so you don't need to talk to the staff.

We were on the top floor ... Good exercise climbing the stairs.
The room was spacious and warm. The bed very comfortable.
Thoughtful touches of a bottle opener and wine glasses.
Plenty of hangers in the wardrobe and storage.
The shower room was wonderful - heated mirror so no steam and a huge shower cubicle.
Great location with nearby bars and restaurants, close enough to walk to the old town, shop in the new town or walk to Stockbridge fir the Sunday artisan Market.

Lovely clean comfortable room and a brilliant location
The only draw back was been awoken at 5 in the morning with the noise of bottle's been collected hence we were close to the bars which was understandable.

Great location, warm and comfortable room
The guest house was unmanned, which made me feel unsafe. I wanted a guest house with good service, not a glorified Airbnb.
It was very unclear that breakfast wasn't provided - I'd read reviews saying the breakfast was good.
I was there for three nights and the room wasn't cleaned once - not even to wash up my used mugs.
Overall I felt that this guest house didn't offer what it advertised.

a brilliant location, the room was really spacious and the checkin process was super simple. the staff via booking.com were super helpful and answered any questions I had really quickly. the bed was really big and comfortable, the water pressure and heat was excellent along with the heating in the room. even though the property was central it was super quiet at night that meant we got a really good nights sleep. the view out of our window was a quaint little street that made us feel like we were in a Harry Potter movie! tv was a great size, loads of lighting and mirrors in the room, we even had a hairdryer, iron and ironing board! we loved it and would recommend 100%
it didn’t make much difference to us, however there isn’t a lift on the property, so if you have a large or heavy suitcase it might be something to take into account. also, we only got one towel each for a 4 night stay, it would have been nice to have another one.

The spacious and nice rooms were perfectly located! It was only a few minute walk from the city center of Edinburgh, there was a supermarket just down the street, as well as pubs, cafes and some clubs. Since we had our room on the top floor, we couldn't hear any noise from the street.
The check in was easy with the videos provided.
We had some problems with our radiators during our stay and they answered our message super quick and fixed it directly. Thanks again! :)
They will send you a lot of messages. While most messages were nice and very helpful, the messages leading up to the stay mostly contained one or two lines of new informations followed by half a page of informations they send you before and seemingly just copy and pasted from their earlier message. The informations how to get there and parking were helpful und very detailed, but getting them once instead of three times would maybe be better.
But that wouldn't put me off from booking with them again :)

Location great bed comfortable room quiet
The property is not manned all communal doors coded front door left open at times with no safes in rooms so security is a bit concerning stair well very poorly lit at night time needs to be addressed also we were in room 3 the door to the room is a problem as does not fit frame in fact at top is a 30to40 mm gap and they have backed it with fireproof backing which is pointless as the 3mm gap is 30mm would be laughable if not a potential fire hazard. Oh yer and the iron could have seriously harmed us as had live cables showing and frayed and yes I do have pictures also did send hotel an email raising concerns to no reply.
