Proximity to Metro station, Very easy access to the apartment (keys), cleanliness, large apartment suitable for our group, availability of large dining table, kitchen appliances, balcony.
Additional bedsheets were not available for the sofa bed (if needed)

Very clean, beautiful apartment in a gorgeous pre-war building, very good location close to u-Bahn, safe storage for luggage until room was ready and before our flight on day of check-out, plenty of cotton sheets and towels, 3 generously sized bedrooms, plenty of restaurants within 10 minute walk, very helpful host who was available via the booking.com message service and clearly wants guests to enjoy their stay despite the lengthy rules and reportedly cranky neighbor (we didn’t hear from the neighbor during our stay but we were very quiet)
No black-out curtains in bedrooms (only very sheer magenta-colored curtains) made it hard to sleep after 5am when the sun came up, no air conditioning and 29 degrees during the day meant it was hard to sleep despite 2 fans available in each bedroom, washer and dryer are coin-operated (only accepts €2 coins) on a timer that does not allow you to use both the washer and the dryer at the same time. On the shortest setting, the washer was €4 a load and the dryer was €6 and clothes still needed to be hung overnight to finish drying. Oh, and you can only use them between 8am-5pm. We were grateful to have the machines in the flat, but it was more expensive and effortful than anticipated. Hanging a few posters around the apartment and a rug or two in the living and bedrooms would make the place feel much more welcoming and finished.

Because I hadn't received any notice about pre-registration, I arrived at the property and couldn't get in. But after I phoned the hosts, they sent me instructions on finding the keys and asked me to fill in the online form after I got into the flat. Once in, I I let the hosts know I was having problems filling in the form electronically. There followed some confusion about which forms I was to fill, and a misunderstanding about scheduling the use of the washing machine. But a manager did phone to reassure me that I had in fact filled in the right form, so all was well.

The apartment was lovely, spacious well equipped and in a great location.
Just want to point out that the booking.com pictures show an apartment with a wood panelled ceiling and lovely balustrade staircase. Expectations were not met as this wasn’t the apartment we were given.
We maintained the rules around noise level however we had a neighbour downstairs visit us and complain in an unpleasant manner about the noise.

Location was good, property had space and was clean and light
excessive house rules revealed after booking, together with additional costs for laundry.
Poorly worded forms to sign within an hour after arriving and threats of more costs if not completed on time. No warning of the noise of U-Bahn in appt 11c throughout the night (U-Bahn vent located just outside the building). No hot water on one morning.

Location
Most of the photos were of a completely different apartment. Ours was accessible by a small back staircase of 50 steps and not that shown in photos. There are a lot of rules - two pages -which are not very friendly. There is also what appears to be a motion detecting camera inside the apartment which flashes whenever you arrive or leave. An authentic GDR touch… The flat is nice enough - I do not understand why the owners cannot use genuine photos.

Appartment was OK - but the beds/linnen were not great.
There was a weird lightbulb telling us the airquality was bad and soundlevel was too high.
Lightbulb was even switched on when we arrived in the appartment - so not sure how the soundlevel could be too loud?
Turns out the neighbor is extremely sensitive to sound. Even just arriving in the evening having a normal conversation was considered noise.
Price also ended up quite high in the end for an appartment, because of a lot of extra expenses.

This very spacious high quality 2 bedroom/2 bathroom apartment with a nice courtyard-facing balcony is strongly recommended for 2 couples/4 adults. It is part of a meticulously renovated landmark building from the late 18th century, centrally situated at the end of the Friedrichstrasse (of which some sections have recently been turned into car-free zones) near Checkpoint Charlie and the Konzerthaus. We very much enjoyed our stay here and look forward to our next visit.

This spacious apartment is located close to a lot of major attractions and in walking distance to U- and S-Bahn as well as bus routes. There are a lot of restaurants around and you find shopping possibilities all around (Potsdamer Platz, Alexander Platz). The apartment is furnished with modern appliances, comfy beds (hard as we like them) and a balcony. It has 2 bathrooms and three bedrooms. An open kitchen/living concept is the heart of it.
We only received an email with instructions how to get into the apartment an hour before arrival and only after we asked by telephone for details. When we had problems accessing our email (international visitors my not have a data plan easily available!). Thankfully, my sister who live in Germany, could access my email. We phoned the landlord again and he was not that friendly by just saying that he had send the email with codes and information. Finally we managed to get into the house. Next surprise was that the apartment is on the (German) second floor which for Americans is the third floor with no elevator. This was not in any information I saw on Booking.com so far. In the apartment there was a 5 Page Long List of House Rules but no instruction on using any of the appliances. We stayed there for 2 weeks and had each 2 towels (1 small, one large) no change of bed sheets and one towel for the kitchen. The washer and dryer unit costs 3 Euros per hour. Overall all of this didn’t hamper my good opinion of the apartment but a bit more friendliness, a bit more welcome, an extra change for bath towels and bed sheets would have been nice. Without that I am giving an overall 9.

The apartment was huge and beautiful. So much was preserved to maintain the integrity of the character that was built before WWII. Plenty of space with 3 large bedrooms and two nice size bathrooms. Location allows you to walk to many tourist sites and an underground to take you wherever you want to go. Owner was very kind!
So many emails once we booked the place with so much in depth descriptions regarding the apartment and rules. Also, was surprised about the extra fees that came up regarding towels and my kids staying with us.
