Loved the location, peaceful and the pool was awesome! Totally would come back!

We really enjoyed our stay. The villa was spacious and well stocked. I was a bit nervous reading some of the reviews regarding the linens and lack of dishes but we had no issues. The pool area was great and having a bathroom at the pool was a plus. The views were magnificent. The walk to the dock is challenging. The only negative thing we found was there was no TV In the main gathering area on the main level. I know that may not be an issue with everyone. . Josh was very easy to deal with and prompt to answer all our questions. It is a bit of a drive to get to Gatlinsburg but so worth it. If you decide to rent a boat check out Indian Creek Marina . Nate was amazing.

We had 16 people stay at the house-- loved the promptness of Josh and how attentive he was to our needs. The house was well stocked and even had shampoo/soap dispensers in the bathroom showers for convenience, as well as hair dryers. Beautiful view of the lake!! The road to the house was a little tough, but it was fine overall. Thank you, Josh, for your great hosting!

We greatly enjoyed our stay! Check in process easy. Property manager responsive. House was very clean. In summer, this would be an amazing place!
We saw lots of deer, bald eagle, & wildlife tracks! Lots of steps to get to water.
Some things that I think are relevant: When the lake is down, they put away all of the water things like the paddleboards & kayaks. I wish I had known that when booking, because I probably would have booked somewhere else. The water was still accessilble, but we didn't have the toys to play with. Our trip was with 14 college kids, so they looked forward to getting on the water & were disappointed when that was not possible, so they just stayed in. Even in the correspondence before we checked in mentioned all of the water stuff so I think they need to adjust the listing seasonally.
Other things to know: The kitchen was well appointed. They had lots of great pots & pans & even had a crock pot! Their can opener was terrible & they were down a few utensils & plates, etc---but I just bought paper & plastic at the store & it was fine!
Beds---lots of bed space! I will say there are minimal linens. One bed per person and one blanket per bed. So bring extra if you are like me and like to sleep with multiple pillows! Also, there is one towel per person & we were missing some handtowels & wash clothes---but the management was very responsive & brought those to us when we asked. Fire pit was nice, but no smores sticks so pack those!

I rented this for our family of 17 to enjoy the Mountains and beautiful Fall colors together!
We love the location on Douglas Lake! It is stunning! The home is truly beautiful and very spacious! There was more than ample supply of toiletries and towels for everyone!
There was plenty of room for our crew to stretch out and more than enough beds for everyone to sleep comfortably!
The kitchen was well equipped and provided everything we needed for our stay. We saw a large black bear on our morning walk the first day there which was awesome!
We did find the bed linens and pillows to be stained with large yellow stains along with there being some "snot" wiped on one pillow. We had to clean them ourselves. The home overall was fairly clean but the linens need some more attention.
The lake water was pretty low so keep that in mind for this time of year. I know the lake is on the dam system and that happens. The pool and hot tub look amazing but they were also closed during our stay which we knew in advance would be the case.
There is a play set for the kids which is nice. There was nothing for the kids to do indoors! Thankfully we had a week of beautiful weather in October!
We loved the home and location and would stay again!

We were a group of 10 from 3 families and there was plenty of room. 2 upstairs masters, 2 main level king rooms with a shared bathroom, and 3 rooms downstairs for the kids. The views from the house and pool are just incredible. We used the kayaks, paddleboards, pool, hot tub, BBQ and rented the boat for a day. We stayed in Villa #1, which is closest to the pool and steps down to the dock- highly recommend, although we were the only ones staying among the 5 lakefront villas at the time. My friend said if there had been other guests she may have preferred Villa #5 for more privacy. Close enough to Dollywood and Gatlinburg for day trips. Josh was very responsive. Would love to return!

We had a family reunion with 12 adults and 4 young children. House was set up nicely so we had lots of room for sleeping and could put young kids to bed and still enjoy games and laughter on the main floor. Enjoyed the pool, hot tub, paddle boards, and kayaks. Great time out on the lake with the boat as well. Property manager was quick to respond to our needs and questions. Thank you for an enjoyable week.

Absolutely beautiful
The description of the property was as described, the villa was beautiful and the view was breathtaking! We rented a golf cart which made it easier to get to the dock from the villa and pool. Josh was very attentive and helpful for anything we needed. We intend on staying here again next year.

Lake Front Dream
Our family of 14 ( which included one baby age 5 weeks all had a great adventure. We were at the lake all the days- swam- fished- boating- tubing-knee boarded- kayaking and lots of Food- on grill most of the nights. Top that off with a different home-made dessert each night- Yes it was a relaxing, wonderful family Lake Front Dream Vacation. Did I mention- king- size beds in every room for adults and two rooms with queen- size bunk- beds for the college- bound teens!

Family Covid-Friendly Vacation
Wonderful getaway with family (kids, spouses & grandkids). House was big enough to accommodate us all and we loved being able to cook in and hang out on the deck in the evenings. Loved that there were enough bedrooms for our large family, and the Beds were super comfy! We spent our days either hanging by the pretty infinity pool or swimming & fishing off the dock. Loved that there were kayaks & paddles to use, and a marina on the lake that we rented a pontoon and jet ski from. I wish the kitchen had been a little better stocked (could have used a few cocktail glasses (we bought 3 & left them for future renters) and a few bowls and/or baskets for serving of side dishes and appetizers. Overall, a big hit! We look forward to watching the future additions that are planned for the property!

Loved it!
We spent our annual family vacation at this property just last week. The villa easily accommodated the 12 of us and was very comfortable. The views from the deck of the lake, sunrises & sunsets were beautiful! They have a pontoon boat and tubes for rent which our grandsons loved. It was hard to get them off the tubes! Free use of lifejackets, paddle boards, kayaks, fishing equipment, floats, and an infinity pool, hot tub and fire pit too. While it's very secluded, you're close to restaurants, gas stations, Wal-Mart, etc. And they're located in such a great area. Pigeon Forge, Gatlinburg and the Smoky's are 35-45 min. away. So you can take in some of the attractions, shows, hikes, rides, ziplines, river tube floats, alpine coasters - a wide variety of things to do. Or just enjoy this beautiful lake. Management is super-friendly and super-helpful in providing all your needs. We had a blast! Thanks Josh and Eric!

Beautiful lake & Mountain views in comfortable & fun villa!
The views of Lake Douglas while enjoying our morning coffee was the perfect way to start each day of our family vacation. The convenient dock with complimentary Kayaks, paddleboards and fishing equipment made for an easy afternoon entertainment. While there isn't a lot going on in local area of Newport it is a fairly easy drive to Pigeon Forge and or Gatlinburg for those wanting some tourist time. Thanks to Josh, the property manager who was eager to meet our needs and even anticipated things we hadn't asked about like setting up camping chairs around firepit, and putting them under cover when it rained! I highly suggest the rental of a golf cart, it was very helpful in getting all down to the dock area including hauling chairs and gear. We opted to rent the pontoon boat as well and it made for a great day on the water for all.
There is a pool area that is almost complete that will make the property more of a resort destination great for groups and families!

The most relaxing and peaceful vacation ever!
This is a perfect house to vacation with your friends and family. The house is beautifully decorated and very clean and is spacious enough to accommodate a large group. Can’t forget to mention the gorgeous views of the lake. The house was a great choice to spend quality time with my family!

Beautiful new villa on the water!!
The place was perfect. It worked great for a group from 4 to 70 years of age. The beds were so comfortable. We cooked in. The kitchen was top of the line. There were oversize skillets and crockpots for a large group. great barbecue grill for cooking out. The Amish made furnishings were top quality. The deck was right on the water with a great view. It was so peaceful to sit on the deck and watch the eagles. Every bedroom had access to a bathroom except for 1 bunk room and the kids didn't care. They loved the bunk beds. Gatlinburg is 20 minutes away on a back road with little traffic. The kids had so much fun here that we only went once. The paddleboards were great fun along with the kayaks. The kids loved the water trampoline. The boat dock is just below the house with a boat for rent. The kids loved to be pulled on the tubes. We took the boat up to Dandridge and had lunch. The lake is huge and beautiful. It is great for fishing. We drove to the Cosby entrance of the Smokies National Park and did a great 2 mile hike up to a waterfall. The place is just off I-40 so it is very easy to get to and Walmart is just 4 miles away. There are 4 houses and each one is decorated differently. With 3 floors you can spread out or get a large group together.
