Entertainment, relaxation and recreational opportunities abound at this 5BR, 2-full bath, 2-half bath modern home (with A/C) located on Coonamessett Pond, a pristine fresh-water lake (158 acres) in historic Hatchville.
This fantastic waterfront home has an open floor plan with a lofted ceiling in the living area so that both the first and second floors offer breathtaking views of the pond. The main floor of the house features an open concept living room, dining area, and kitchen. Attached to the open living space is a master suite with full bath, a half bath for guests, and a huge 540 ft2 screened in porch with HD television that is perfect for outdoor dining and entertainment. Three bedrooms and 1.5 baths are located on the second floor. The finished basement includes a recreation room with large screen (65”) television, a 5th bedroom and bunk bed in the Rec room (counted as the 6th BR in the listing). The house also has a washer/dryer, dishwasher, and wifi.
At the water’s edge, enjoy a private, white-sand beach. Coonamessett Pond, the largest freshwater body in Falmouth, is renowned for its recreational opportunities, including kayaking, sailing, fishing and stand-up paddle boarding (SUP). Three kayaks, two SUPs and a Sunfish sailboat are included in the rental. Lounge on the beach by day, rinse off in the outdoor shower, serve up cocktails and enjoy the sun set from the screened-in porch or 4-person hot tub. Cooking enthusiasts will enjoy the fully-equipped large kitchen and the 4-burner Weber grill on a deck extending the length of the house.

We had our extended family get together here for the week. It was simply perfect. I have never felt the need to write a VRBO review, but this property is just something else. John is very easy to communicate with, answered questions leading up and was accessible for any issues (not that there were any!) The house is amazing- the screened in porch is a summer evening marvel with the gentle breeze off the water. The property is unbeatable- private yard and clean beach with sandy bottom and perfect water. While it’s a private oasis it’s a short 10-15 min drive to grocery stores/ restaurants/shopping/ rail trail etc. what more could you ask for?

Our stay was phenominal. Can't say enough of how much we loved our trip. The house was spacious and beautiful. Anything you may have needed was there. The lake was peaceful and so refreshing. We enoyed the fire pit near the house where we toasted s'mores. There was the most beautiful 3 season room that we thoroughly enjoyed. We enjoyed hiking on a trail which was right down the road. We had easy communication with our host. We will have wonderful long lasting memories ❤

My family and I vacationed here at the end of the summer. The house was incredible.....even better than the listing (if that's possible!). We had planned many excursions for our week long stay, but the property was so wonderful, we ended up just staying put. My son loved the fishing and the kayaking was very peaceful on the pond. Our dog even got into the act and swam from the beach all day long. The property is beautifully maintained and was super clean when we arrived. New linens in all of the bathrooms and an endless supply of clean beach towels by the door. Our host John was immediately responsive to our every question - even gave us some really good recommendations for dinning spots. The whole experience exceeded our expectations.

We had an amazing week at this full-equipped home in a beautiful location. The house was well set up to accommodate our group of 10 with ages ranging from 14 to 81 along with our family dog. We loved the giant screened-in porch where we had dinner every night and watched movies and read books in the hammock. The grill was terrific and the kitchen was equipped with everything we needed.
We spent hours in the water each day swimming, using the SUP/kayaks, playing on the two inflatable floating docks and even fishing. The pond water was pristine and warm for swimming, and the hot tub was a nice added touch at the end of the day. We also made daily use of the trails through the woods and the nearby basketball court.
We made a few outings in Falmouth to use the bike path and check out a nearby ocean beach, but we mostly stayed local at the house. The owner was friendly and responsive and very easy to communicate with. It was a wonderful vacation and we hope to return in the future!

Wonderful house & lake water
Our family had a wonderful vacation here. We agreed that this house our favorite amongst the many we've rented for our large family over the past decade. (Our group is 6 adults, 6 active kids ages 10-13, plus a 6-month-old baby). A great large living room & porch (all of our dinners and evening hang-outs were on the porch), both with beautiful views of the lake. The water was sooo... clear, warm, and inviting, and the beach pleasantly sandy. The well equipped kitchen received high praise from our family cooks. We look forward to coming back.

Amazing beach getaway
Our group of nine adults and six children all under four-years-old had an amazing stay at this property. The pond was fantastic - the water was warm and clean and the sand beach was perfect for the children. Everyone enjoyed all the water toys including the kayaks in the paddle boards. We found that we didn’t need to leave the property to feel like we had an amazing beach getaway. The house was great as well, and we all agreed it was even better in person than in the photos. The screened in porch was a dream! Also you couldn’t ask for more privacy - we barely saw any other people on the water or on the street all week. Can’t wait to come back!

Beautiful and spacious waterfront home!
Our large family stayed here for a week and could not have been any happier. Leading up to our trip, the host was so gracious and always available to answer questions and guide us as we prepared for our vacation. The home is beautiful and clean with a huge porch that easily fit all of us and windows overlooking the pond. We enjoyed our time at the pond each day with beautiful weather as our host also had some fun water toys that he let us use. The kitchen is open with lots of counter space to make large dinners and laugh with family as we cooked together. The bedrooms were neat and clean with extra linens and blankets available should we have needed them. The basement was huge with an extra bedroom and lots of room for the young adults to hang out and sleep. The host has a groundskeeper nearby who could not have been any nicer who also helped with any questions we had during our stay. Overall, the house was gorgeous and had so many amenities and is in a great location on the Cape. We had the luxury of a private beach while still only being ten minutes away from shopping, the ferry and walking through town. We cannot wait to go back!

Magical Summer Spot
We just wrapped an incredible week on Coonamessett Pond. This was our first time renting this house and our expectations were exceeded! The location is perfect – we have a 2 year-old and a 4 year-old, so the private sandy beach on a fresh water pond was heaven. We spent most days playing on the beach and swimming. The house is beautiful and highly functional for a family trip. We loved the outdoor shower when it was time to finish up at the beach for the day, and we spent most of our free time on the amazing screened in porch – which was really a second living and dining room for the week. The kitchen is well appointed and spacious, and the kids loved the basement playroom. The charming and personal décor is a great finishing touch. We explored the area just a little bit – Old Silver Beach and Jamaican BBQ night at Coonamessett Farm were our favorite adventures. John, the owner, was a pleasure to do business with, and the property manager was right next door if we ran into any issues (which we didn’t!). We hope to be back to visit another summer!
