Property location near the beach
Hot water shower facilities require more work required

The location was really nice and close to the beach with a direct access. The breakfast selection was exceptional as well with a variety of different indian delicacies! Absolutely enjoyed and truly an unforgettable experience at the property!
The in-room dining menu was vast, but there was no availability of certain items at 9:00 PM. There was a problem with the Air conditioning as well and it took them long to sort the issue out, but we were moved into another room.

Spotlessly clean, very helpful staff, good breakfast buffet. Next to a nice beach.

Location right next to the beach. The breakfast was a excellent a good mix of continental & Indian. Really loved the masala tea and Indian traditional breakfast. The rooms were super comfy. this is a very well maintained boutique hotel. The staff were very helpful. The location was near the beach shack restaurants, bars and far enough from the noise of Baga beach which is a 5 mins ride. This is indeed a lovely hotel.
Cant think of anything. I just loved the hotel.

I have never seen such beautiful property, the room was amazing especially the view. It's breathtaking with excellent staff service. I would recommend this for sure and prefer this hotel for my next stay.
The suite room, it's beyond your imagination. the terrace garden, the room, the bathroom is something which cannot be compared with any of the hotels in Goa.

the only thing I like is sea facing room.
Breakfast was not good. overpriced. I can stay in 5 star property with same price. Bathroom is very small. The room bed cover was not clean.

Only Location is good
Its near to beach.
No Swimming pool.
Staff is not much attentive. One has to ask for water while having bfast/lunch/dinner. They are very confused.
The property is not big so there are hardly anything for extra actvities .
Not much options for Bfast, lunch and dinner.

Location is amazing especially if you are planning to roam around the Calangute and Baga beach till late night. However the access road is very very narrow, in case you are driving a car. Breakfast was also decent
Facilities are minimal. A bit overpriced. It may be because of the location.

The morning Breakfast. The Rooms. The Hotel staff.
The access to this hotel. The Parking area specifically if you have a large vehicle.

Rooms were neat and clean. Staff was very nice. Most important location is awesome.
Exotic rooms should have been a bit larger and view from the balcony was not at all good.

About 1km from Calangute market. Could walk to shopping as often as we wanted.
Beach access and remoteness is ideal....just far enough from the crowds...but close enough to access
Royale Exotica Royal Suite is lovely and the space inside and outside is perfect...patio has magnificent views.
Gold lift.
I arrived late (23h30) and all the lights were off. The area appeared so remote that even the taxi driver ran away. The next morning the area was more vibrant.
There was not a lot of variety for non-veg patrons. Philip explained why and i was happy with the answers.
Some of the amenities listed for the Royale Suite did not present in the suite.
Kitchen closes at 21h45. No meals after that.
Music on the beach stops at 22h00.

Very friendly, polite & helpful staff. The staff at the restaurant, Mr. Shankar was very polite too & assisted us very well. Over all a very pleasant experience for us. Will be coming back to stay here.

Great location, on the beach. Close to main strip. Very helpful staff.
Walls were a bit thin, family in the next room were loud.

The Staff was nice, and were collaborative in resolving the situation. We came early before checkin time to drop our luggage ( guys nicely agreed to keep it) and we came back around 10pm to get the room.
Generally, the hotel is horribly overpriced and rooms are poorly maintained.
You can see that they put a lot of thought in room design making it look like a good European 3-4*- but the maintenance of that idea is horrid.
Not value for money and totally deceiving pictures.
For the same price you can get a room in a big chain hotel around this location with nicer premises and higher quality facilities. (The stay costed us Approx. 75 euros/night for classic room and better rooms were starting from 100 euros a night for our dates - that’s A LOT for GOA).
We chose this one cause it seemed like a more boutique option right at the beach, but that was another lesson learnt not to trust pictures.
—————
First room we were offered -004- was on the ground floor smelled like humidity and mold ( and you can see that the wall connecting bathroom and room was all bubbly from overrunning water). we asked to change ( it’s dangerous for health to breath this air).
After being told there are no other rooms available, we were offered to move to the first floor - room 107. Was nicer at the first glance - Fan working at full speed and smelling nice when we entered, TV was on. As soon as we touched the bed we had to go to the reception again with photos of it - the bed was made for the next guests but had dirty bedsheets and pillows with makeup marks and someone’s hair all over. 2 people came to verify if it’s true. Wooden Shower curtain had a broken piece with metal nail which was left right there in the shower. For us to fix? I don’t know.
—————
After complaining about the used bed we were moved again to the other room where we stayed the night - 105 - after running AC for some time you realize that humidity smell comes from the centralized AC system, so we slept with just the ceiling fan on. TV wasn’t working, but we were not caring about it at this point.
——————
We had to stay 1 night only - so it was bearable, otherwise we would move out straight and ask for a full refund.
____
Be aware that road that leads to the hotel Can only fit 1 car at a time, and if someone is coming from the other side - you have to pull back all the way

Breakfast spread was not that great for the money you spend on the ocean view room...view of the ocean was good
The pictures shown is different than the actual location. While the rooms were clean, the size was small and the balcony is just about 2ft breadth. There is no open deck or common area access outside of the restaurant as shown but there is a terrace if someone is interested to go all the way up and sit there
