Classic farm house in the 800 independent position on a hill, completely surrounded by nature and surrounded by olive and cypress trees; The Villa has been recently restored preserving the original architectural features. The Mugello countryside is the land of the Medici and the cradle of ancient tastes while nearness to Florence and the highway can easily reach all the cities of Tuscany. '
The caretaker and the owner have a small annex at their disposal near the entrance gate of the property.
Arrive at the Villa San Martino is very easy, is located 3 kilometers from the exit of Mugello Valley and reach Florence is nice, because the scenic route to get there and one of the most beautiful in Tuscany and 35 minutes to reach the center, down to Florence, you get to see the Cathedral (il Duomo) from the distant hills.
Otherwise there is 8 km from the house a small station and a train every hour, just as small, goes directly to the main station of Florence in 30 minutes.

Lovely old property, plenty of space for everyone, great swimming pool and the views were amazing, nice areas to dine and kitchen was a good cooks kitchen reasonably stocked with utensils, nice to have bbq and pizza oven outside.
Luca and his wife were attentive hosts.
Property was close to the road which we weren’t aware of from the description, apparently it was an old F1 track and it became particularly noisy with motorbikes at the weekend although most of the bedrooms faced away from the road.
Good place to stay for a group as homely and easy.

Our stay at Luca's villa was truly incredible. The view as well as the villa itself is understated on the website - it exceeded our expectations. The host is very friendly and helpful and all the ingredients needed for a nice stay were facilitated. Recommend! (don't forget to use the pizza oven and make some pizza's...)

Our stay at Luca's villa has been incredible. Everything was perfect from the check-in and communication, to the stunning views, cool swimming pool and comfortable rooms. This place is everything you could wish for in a holiday. Luca was very welcoming and helpful and was always available for all of our questions. The house was perfect and we will definitely come back another time. We had the best time here. 10/10 recommend!

Beautiful Tuscany Villa with Great Host
We spent 3 nights May 17-20, 2022 at this beautiful home in the quiet Tuscan mountains with fantastic views in all directions. Woke up to birds chirping and views that included horses and sheep...very quiet and peaceful. Short, 10 minute drive down twisty road to Barberino for grocery shopping at the Coop store. Lovely short hike around the property with interesting historical features. Had two families with young adults (7 total) easily share the available rooms. Our host Luca and his wife and daughter were awesome. They prepared a traditional Italian meal for us (requested and paid separately) and treated us very well. Luca was very responsive to questions via VRBO and then when we made the reservation, we communicated easily with Luca using WhatsApp. The pool was beautiful although a little chilly but we all still swam. Lots of cozy spots inside and outside for reading and relaxing by yourself in the sun or shade. Beautiful flowers blooming at this time of year. The piano was a bonus too. Small wash machine worked fine and hung clothes outside to dry. Overall, an unbelievable family experience. Will definitely recommend this place to friends.

Ideal jumping off point for Tuscany to Emilia Romangna
Our villa on the hill was the ideal place to be able to tour any spot in Tuscany to all of the Emilia Romangna cities and countryside without any hassle. The place was equally able to allow four couples to spread out to individual spaces, but at the same time had wonderful gathering places both inside and outside. We loved the pool, patio, great kitchen, individual bathrooms for each bedroom. We also loved the easy access to the winding highways between Florence and Bologna, as well as the direct access to the major highway systems of Northern Italy. In short, we loved this place for its contrasts... it was up to us how to spend our time and schedule and we did a little bit of everything. Thank you Luca for being a great host and guide to all the area has to offer. We had a blast and would recommend your place to anyone looking to tour Northern Italy in style, comfort, and eonvenience.

Das Haus ist riesig (noch größer als es auf den Bildern wirkt) und wirklich sehr schön! Die Aussicht ist super, mit dem Auto kommt man schnell in den Ort zum Supermarkt oder über die Autobahn nach Florenz, Bologna, etc,
Die Vermieter waren sehr nett und hilfsbereit!
Wir waren 17 Jugendliche und haben super in das Haus gepasst!

Perfect stay at Villa San Martino
We had such a great stay at Villa San Martino! The villa was perfect for our group of 12 people! The house has everything you need and the kitchen ist well equiped. The outside area with the pool is a perfect spot to relax! On top, you have a breathtaking view over the landscape of Tuscany! Luca was a very kind host, who was always available for us!

Lovely big house in stunning location. Lovely pool, bedrooms, other rooms. Great host.
The house is slightly shabby, but clean, comfortable and much more spacious than the website suggests. It swallowed 19 people with ease ( two teenagers on sofas). The beds are very comfortable and linen and towels nice.
At night, we switched on the air circulation systems which are there for the many woodburners in the house, and the hum happily masked the noise of a barking dog in the valley below.
Small moan; not enough wine glasses for number the house accommodates .We are keen cooks; we could have done with more chopping boards and sharper knives; there is no toaster . Also no icetray, strangely! But we managed to feed a big group with lovely meals The outdoor bread oven and huge BBQ were put to good use. Lots of space for playing games inside and out, with extensive terraced gardens; lots of wild herbs.
Our two dogs were very happy( though hot! they could keep cool indoors)
We ate outside next to the lovely pool every meal.Wonderful sunsets, as the house sits high on a ridge between pretty valleys with views all around .
Easy journey to station and into Florence. Bologna airport 45 mins drive, but no direct train from there.
Quite different terrain from further south in Tuscany; almost mountainous, and wooded.
We all loved this holiday , and family and friends came from far and wide to join us, and it worked brilliantly.

Fantastic villa for a relaxing vacation with friends and family
We had a wonderful stay in Luca’s villa and I highly recommend it to everybody looking for a Tuscanese vacation with friends and/or family. The villa is very spacious and could comfortably accomodate our group of 10 adults and 8 children.
The house and kitchen was very well equipped and there is even a stone pizza oven. We spent most of the day and evenings by the poolside enjoying the spectacular scenery. The villa is on a hilltop with breathtaking views of the Tuscanese landscape.
Luca was a wonderful and friendly host providing good tips for making the most of our vacation. If we needed any help or advice we could also ask the housekeeper next door. She was even able to provide a needle and thread for fixing my childs teddy bear :)
There are 2 great restaurants in the nearby village (5 min by car) with delicious and authentic Italian cusine. A bit further away (15 min) there is a small city (Barberino) with a great shopping outlet to satisfy the shopaholics of our group.
All-in-all we had a great stay and highly recommend Luca’s villa for a truly Tuscanese vacation!

Enchanting old house, beautiful setting and welcoming host.
We were a large group which can be tricky to manage but Luca went out of his way to make us all feel welcome. You couldn't ask for a more picturesque setting! The views were breathtaking...perfect if you want to get away from it all and enjoy a truly authentic slice of Italian life.

Surreal, beautiful
Amazing place and very spacious. The pictures don't lie the place was nice and clean. The pool was nice. Beautiful views and very close to the highway. Andrea the grounds keeper was very nice and Helpful. I would definitely rent there again.

Wirklich idyllisch!!
Wir verbrachten eine traumhafte Woche in der Villa. Luca hat uns sehr nett empfangen und viele Tipps für unseren Aufenthalt gegeben. Im April war leider der Pool noch nicht gefüllt und stattdessen mit einer Plane abgedeckt. Ansonsten wirklich alles so toll wie auf den Bildern! Sehr empfehlenswert!

Propriété très agréable mais piscine inutilisable
Nous sommes arrivés le samedi 13 août dans la villa San Martino, la villa nous a beaucoup plus mais la piscine était verte, j'ai demandé au propriétaire si c'était normal il nous a dit que la piscine était traitée au Brome, alors que les skimmers étaient pleins de pastille de chlore. Nous lui avons fait confiance nous nous sommes baignés l'eau piquait énormément et les enfants ont attrapé des boutons dimanche nous avons donc rappelé le propriétaire qui n'a rien fait pour nous aider,un technicien est venu jeudi et nous n'avons pas pu nous baigner de la semaine.
Nous sommes en cours de procédure pour se faire indemniser.

Holiday at its best
We were 10 adults and 4 little kids and enjoyed a wonderful holiday at Villa San Martino.
We had a very good contact with Luca, the owner before and at our arrival.
The house is beautiful and lovely furnished and with lots of space for everyone even if you want some privacy within a big group.
We enjoyed the pool as well as the big park around the villa.
Andrea cared for everything during our stay.
The kitchen has every thing you want and need.
All in all a big win for us.

Endroit magnifique
Nous avons séjourné 4 jours dans cette maison avec un grand groupe d'amis .La maison est très grande et dispose d'un charme magique . La vue sur la campagne Toscane est merveilleuse. Il s'agit d'un bon point de départ pour visiter la Toscane et la grande piscine permet de se relaxer au soleil .
Le proprietaire et le gardien sont d'une disponibilité étonnante . Je conseille cette maison à tous .

Tout simplement Génial
Cela fait la deuxième fois que nous venons à la Villa San Marina et de nouveau ce séjour a été féerique. la maison est spacieuse et toutes les commodités sont prévues, le jardin magnifiquement entretenu et reposant. le choix du repos au bord de la piscine ou des visites à Florence ou Sienne était notre seul soucis.

Fabulous Location for local areas
We were a group of X11 Bikers & X3 Couples in a people carrier whom travelled over from the UK for the Mugello Moto GP 2014, we could not have found a better location, 15 minutes from the track on beautiful winding roads, close to restaurants & shops in a vehicle, Pool was heated , accomodation was plentyful & clean all amenities were available & we were greeted by Luca, whom could not offer enough to make our stay a memorable one & what a suprise to find that this Villa is actually sitting on the old Mugello race circuit. BBQ'd by the pool one evening too.
Can praise this place enough, even though we only stayed for X3 nights, are looking to book again as a base in the future.

Nous étions 3 familles avec 10 enfants de 11 à 18 ans et chacun s'y est senti bien car la maison est très spacieuse. La piscine est de bonne taille et très appréciée par forte chaleur. Un barbecue immense nous a permis de faire de bonnes grillades pour tous. Le village de Barberino est à 10 minutes en voiture . On y trouve entre autres un supermarché, un boucher, un boulanger et une pharmacie.
Il y a un marché le samedi matin également.
La proximité de Florence nous a permis de nous y rendre plusieurs fois. Nous avons visité également Pistoia, Lucques, Pises et Sienne.
La région est magnifique. Nous y reviendrons.

Location très agréable, excellent accueil
Excellente semaine de vacances (11 personnes en juillet) dans cette très vaste demeure ancienne située dans un très bel environnement. Grandes chambres, belle piscine, barbecue approprié aux grands groupes. Localisation idéale pour visiter Florence, Sienne etc ou pour de belles promenades dans une nature verdoyante. Accueil très sympathique du propriétaire.
