--Policy--
We require the first half of your rental amount at the time of booking. The remainder of your rental amount will be due 45 days prior to your arrival. If you book within 45 days of your intended arrival, full payment is due at booking.
We offer travel insurance to all of our guests through Red Sky. Red Sky specializes in the Isle of Palms area and covers you in the occurrence of a mandatory evacuation, medical emergencies, loss of a family member, loss of job, etc. The cost is 6.95% of your rental cost. Please email for exact cost. We recommend getting travel insurance through us. VRBO/Homeaway will also sell their own version through CSA. We also offer a new kind of travel insurance, called Cancel for Any Reason through Rental Guardian, and is 9.8% of the total. You will be covered for all of the main travel insurance emergencies as well. If you make a claim that falls under the main travel insurance, you will get 100% back (minus premium), but if you decide to cancel for a reason not covered, then you will get 60% back (minus premium)
Each reservation is charged a $1,000 refundable security deposit. The security deposit will be run in the week leading up to your arrival, and will be fully refunded within 30 days of your departure after we have inspected the home for any major damages.
--Cancellation Policy--
We Highly recommend purchasing travel insurance (Red Sky or Cancel for Any Reason through Rental Guardian). If you do not have it or are cancelling for a reason not covered, then our cancellation policy will occur.
1. Red Sky travel insurance- 6.95% of rental total and you get 100% back (minus premium):
-You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they get COVID-19 (or any illness) and prevents you from coming. Any illness that causes cancellation/interruption and has an Attending Physician's Statement evidencing the diagnosis and doctor ordered travel restriction is covered.
- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they are medically quarantined by a doctor with a letter from the Health Department.
- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they experience loss of job due to COVID-19 or any other reason (must be employed over a year and can't be self-employed).
-Other covered reasons include, but not limited to- Mandatory evacuation due to Hurricane, injury or death, flight delay due to weather, car accident , extension of school year, and more.
2. Rental Guardian “Cancel for Any Reason”- 10.8% of rental total and you get 60% back (minus premium):
-You can cancel for ANY reason up until 2 days prior to your reservation start date. If you are booking 10days prior to your start date, then you cannot add this insurance.
-If you cancel for a reason covered by the normal travel insurance plan above, like, mandatory evacuation, injury or death, sickness, etc. then, you will still have the normal travel insurance coverage as well and would be paid out at 100% (minus premium).

Guest cancellation must be in writing and balance paid in full. If you cancel your reservation, all monies will be held until the property has been rebooked and confirmed for the same rental period for the same rate. There are NO exceptions. If the property is rebooked for only part of the rental period or for a reduced rate for the reserved days, your deposit will be refunded minus any uncollected rent for the rental period, guest cancellations are subject to a cancellation processing fee of $250, and 10% of the rental. If the property rebooks, you can move your funds (less any discount or unpaid rent) at 100% to dates in the future within 1 year of original check in date. If the property isn't rebooked all monies will be forfeited.

Our family of ten can't say enough good things about this property! It was beautiful and exactly as depicted in the photos. It was very clean and had just the right amount of decor. Everything about it was perfect! We appreciated that all bedrooms had an adjoining bathroom. The open and spacious living area was great for spending time as a family. The ocean views from the front porch and crows nest were amazing. We enjoyed the pool, hot tub, putting green and ping pong table. The beach is a short walk across the street. The location was not more than 30 minutes from Charleston as well as many other sites to see and things to do. Our family loved this property!

We had a wonderful stay at Coastal Manor……the home is beautiful and very accommodating! We had 4 families staying there, ages 4 months - 72 years, and we had plenty of room. The kitchen, dining, family room area was perfect with the porch looking out onto the ocean. The home is nicely decorated and each bedroom has its own bath. There is even a small tv room off the family room, which served well as the kids toy room. I can't say enough good things about this property and would definitely rent again. Exclusive Properties rental company was also very good to work with. They sent someone over to show us how to work the hot tub and were more than happy to answer any of our questions.

This property was well furnished for a family Thanksgiving celebration. My Mom is in a wheelchair post stroke ....but the elevator and room layout was perfect to accommodate her wheelchair. There were also a number of roll in showers as well which made bathing far less stressful.
Plenty of parking including the street in front of the house. We would absolutely rent again.

Beautiful Home! Great location! Perfect for a group of couples celebrating birthdays. Love pool and walkable to beach and pickle ball city park. Plenty of dishes! Management quick to reapond to texts. Supplies were limited, no trash bags, a few dishwasher pods, no beach towels. Extra regular towels were left in laundry room. Checkin was late ar 5 pm but we got in at 345 pm. Checkout at 9 am was way too early !!!

Perfect home for a girls trip!
First, this house is gorgeous! And if you are going with a lot of women, every room has a bathroom which was super important to us. You are right across the street from the beach, and about a 3 min drive to downtown IOP. We rented a car, so not sure how long the walk would be, maybe about 15-20 minutes. The pool area was perfect and the bar set-up was great for food and drinks. This may be standard, but our only complaint was not having enough extra toilet paper, paper towel and cleaning supplies. We would have loved to give the counters a wipe down every day but there was nothing to clean them with. But overall, this house is amazing, location is GREAT and we'd definitely return.

Awesome home steps to the beach
This is a beautiful house in a great location just steps from the beach. Even though it was winter, we went to the beach every day because all we had to do was walk across the street! The home itself is brand new and extremely clean with really beautiful decor touches. The layout also lent itself well to our very large group of three separate families ranging in age from 1-68 years old. We all had our own space but could also spend lots of time together on the awesome main floor with ocean views. Hopefully we'll get to stay here again maybe even in the summer next time!

Absolutely Perfect!
I stayed at this amazing property for four nights with 6 friends the first week of November, 2018. It was my first time to Isle of Palms. The home is absolutely perfect for a large family or group, It is immaculate, wonderfully decorated and like new. The pictures accurately reflect the style. It is located across the street from a beach that you can walk, run and ride bikes. We rode bikes to nearby Sullivan's Island for lunch and went into Charleston and Mount Pleasant for shopping/dinners. The property management was excellent and attentive. I would definitely stay here again!
