This listing is SO misleading. The property is in shambles, broken windows were held together with tape, there was mold around some doors, there were mice (or rats, just something alive and able to loudly scurry) in the walls, some of the wooden beams supporting the deck were rotten, water initially ran brown, the “blankets” are about as thick and warm as a paper towel, and the carpet throughout the ENTIRE house was stained. The next door neighbors are also some variation of hoarders, and there are GIANT piles of trash just a dozen feet from the house. Two days before check in they also let me know that we would be responsible for providing linens for the pull out coach beds. The listing initially promised access to the beach then said that it no was longer available due to COVID (its 2023??) and then directed us to The Village for beach. There is no beach access in The Village. Guys… it’s a sham. PLEASE don’t book with this property and waste your money. The listing is misleading and the house is, for lack of better words, gross.

This home is roomy, with 5 bedrooms and a great long table in the dining area with a possibility to seat 10-12 adults! We each could utilize our own bed! We would consider returning.

Deceiving Photos of the House
First of all, me and my friends enjoyed our stay here because it was our reunion. We picked this house because it sleeps 16, and it was perfect for us. First time we saw the house, we thought the driveway was too high and uneven. It even scratched my hitch every time we drive up. Upon entering the house, we noticed the dinning and kitchen has a good open flow so it was perfect to gather there. But when we went upstairs and look at the rooms, we noticed the carpet looked dirty, dark and it smells old. The lights at the stairway was not as bright so it looked creepy and looked like a maze finding the rooms. The pictures looked all bright and pretty on furnishing but way different in person. Also, there is no a/c just 3 rooms had an a/c. They provided fans tho everywhere, but wish they had screens on some of the windows so we can open the windows and have fresh air. Not to mention their hot water. There are 3 br in the house, but don’t expect to have hot water while you shower. I have been to other bnb, and some are super host, the renter Romel was not very good in communicating with me. Just also you all know, according to description, this house offers access to the Tavern Bay Beach, NO it doesn’t. Lake Rights are not given to the renters due to the pandemic. We went to Lake Gregory instead, it has a lot of amenities anyway. I hope they can fix some of the problems of the house and have better communication so we can consider to come back to this house.

Short weekend stay with family
The house was a good size and clean upon arrival. However we were not granted access to Lake Arrowhead lake due to restrictions that should have been noted to us before arrival. We ended up going to Lake Gregory which offered more amenities anyways. Some of the lights bulbs were out, front sliding doors are really hard to open and the top room gets so hot that you can't sleep in there. Also there is no screen on the window, which seems like an easy fix, but just hasn't been done it. It's also on a very steep hill which is not ideal for small kids. The parking is also a little confusing since it's also a road at the top. Overall it was okay and priced accordingly.

Suggestions
Everything was good, the only thing is we didnt use the last room upstairs, it was so hot the fan didnt help cooling it down. No screens on window, so we couldnt get some fresh air in. leaving window open was not an option, due to being afraid of a creeter getting in through the window and a lot of mosquitos, and bees which couple of us have severe alergic reactions to. Carpet on the second story very old and dirty. First floor was awsome, sluders very heavy and couldnt open them, so we had to go through the kitchen door. We didnt use grill it was ver dirty. The drive up into the driveway was so steep and broken gravel rgat our cars scraped a lot. We enjoyed our time there as a family. This are just suggestions. Thank you

Had its Pros and Cons, Overall an OK Property
This property seems way nicer in the description/reviews than it actually is. I chose this property because it seemed nicer than others, but really it's average at best.
MISCONCEPTIONS
From the description and reviews, we expected this house to be:
1. Beautifully upgraded with cute themed rooms like a bed in breakfast - Not at all. The kitchen was upgraded, sure, but not a quality upgrade. We were tripping over the tile on the floor because it was uneven. Outside, the paint was peeling off in so many areas. The photos are accurate, but they only look good because they added all the flowers and decorations, and they strategically took the photos as to only highlight the nicer areas of the house.
2. Full Kitchen - Definitely a fully stocked kitchen, but be aware the cooking utensils were low quality. I'd highly recommend other renters to bring their own pots/pans and small appliances.
3. Immaculately cleaned - sure, it was cleaned, but not "immaculate." We found leftover food from the previous renters. The old brown carpet was stained in many spots, and the walls had nicks and markings all over that just made them look dirty. There were also a lot of bugs, spiders, and ants there, but I think that's expected of the area. Therefore, you really need to make sure you do not keep your food out!
PROS
- They did greet us with cupcakes and lemonade, a very nice touch!
- The manager Lynne is very responsive and sweet!
- The center wood table was wonderful for our large group, although some parts underneath the table would poke you (so careful with kids)
- It is a very nice location and that view off the living room with the wrap around porch is as lovely as the photos.
CONS
In addition to some of those misconceptions above:
- Bad communication. Romel literally answered NONE of my questions via the HomeAway website. Calling, however, worked.
- Invasion of Privacy. Without any prior warning, Romel's stepfather (I think?) came one morning, took some tables and chairs, and then was very rude with us when we asked what he was doing. He was also taking photos of the house while we were there.
In conclusion, if you're looking for a "B&B charm" then it's not even close (I've stayed at a handful of B&Bs before, and I can tell you this isn't even half as nice as a standard B&B). If you're just looking for a vacation rental, then it's not bad. I've stayed in better, but I've also stayed in worse. Just don't get your hopes up.

Big house
Very nice kitchen and dining area. The living room is big and has lot of natural light. We had big group of adults and kids, and this house had enough space to accommodate us. We will come back.

Nice home, great kitchen, and incredible views
The hostess was extremely helpful and kind. They greeted us with cookies and tea and the kitchen was fully functional for anything you might cook. The beds were good. The only thing is the top bedroom is hot if someone wanted to use that room— we didn’t use that room so it didn’t affect our stay at all but if you need the extra queen it was hot at this time of year. The parking was perfect Andy he views spectacular! It was a pleasant get away spot.

A lovely, spacious house
We spent a weekend there with 14 people in April 1014, really enjoyed the house. It has many rooms - it enables various sleeping accommodations, including some very romantic rooms great for couples. One of them is like a full sweet with separate bathroom and kitchen. There's a huge living room (with a view!), nice patio, a fireplace, a grill. The downstairs kitchen is newly renovated with marble work spaces and allows many people to cook together. There is a big family table that enabled all of us to sit together and eat. The kitchen has also a lovely spacious nook where you can chill, look outside and enjoy your morning coffee. The fridge is big and the kitchen utensils are adequate. I think the only thing we forgot and did not find was pepper :) And even though we never had time for it, an upstairs games room with a pool table is definitely a plus. The manager Lynne was really sweet, accommodating and had a great sense of humor. The entrance could be a little tricky in the dark (the GPS does not not lead you to the alley and the front entrance is steep), so it is important to follow the driving directions. Overall, a great stay and an excellent value for the money. Thank you!
