Super dog friendly, lovely open fire lounge (it was late October), rooms really nice. Excellent breakfast. Location could not be better.
Rooms quite small but we were upgraded which made a difference. The bar service could be better, but to be fair it was not super busy so you can’t have a person waiting bar all night. £25 supplement for two small dogs, which is fine, but was not made clear on Booking.com- did not mind paying but I could have argued the point

Nice rooms and lovely to get a complimentary upgrade
The soundproofing between floors is terrible so it was really noisy. The hotel was also really hot

Établissement bien situé. Les chambres sont jolies, spacieuses et bien équipées. Le petit déjeuner est excellent et très copieux.
Néanmoins il manque à cet hôtel le sens du détail d’un 5 étoiles. Les fenêtres sont vieillissantes et absolument pas étanches, la peinture s’écaille à certains endroits dans les couloirs, il n’y a pas de coton et coton-tiges dans les chambres et les produits mis à disposition se limitent au strict minimum (gel douche et shampooing, pas après shampooing par exemple) ….

Everything. The location was excellent and the hotel was warm, welcoming and everything we expected it to be
Staff were very friendly however the service in the bar area for food and drinks was quite slow, it seemed under staffed. This wasn’t to any extreme degree and certainly didn’t detract from our enjoyment of our stay. The food was great as well.

Free parking in the town is great for longer stays.
The staff are amazing, super helpful and friendly.
The lounge, bar, and restaurant all give the perfect atmosphere of relaxation. The food was fantastic and the drinks available were of a good selection.
The room was spacious enough for me and my partner. With the bed and the TV being big and comfy.

I liked the location and the friendly staff.
AVOID ROOM 25 (Cambus O’May) if you want to sleep beyond 5:00am!!!!The room was extremely noisy, being above a kitchen ventilation fan, which was switched on at 5:15am every day. The room should only be rented out to the hearing impaired, aging rock stars and people who can sleep on top of an airplane engine!!!!!! The noise was raised with the staff, and although apologetic, nothing was done to mitigate the noise, which happened every single morning. The breakfast was reasonable at the weekend, but on the Monday, the cold choice was reduced and the kitchen was unable to provide gluten free options. This is supposed to be a luxury hotel, but it was seriously lacking. I would challenge a member of staff to sleep in room 25, with the windows open and also to look at how other hotels do breakfast e.g The Falkensteiner in Belgrade, this should be the standard for a luxury hotel. I am not sure how the hotel achieved 5 star status, I would place it at 3 stars at best. No parking and over priced for a stay that gave a disturbed night sleep. Although I addressed the issue, and the general manager was going to respond, I have had no response. This is not the first time I have been given a substandard room, when booking with Booking.com. I will not stay at this hotel or use Booking.com again!!!

The room and the service was exceptional. We enjoyed dinner at the restaurant and both mornings had breakfast. The food was well prepared and delicious. Every staff member was very helpful and polite.

The staff were super friendly and helpful
While the room was really nice and very clean the rest of the hotel was very tired looking and rough around the edges . The main toilets left a lot to be desired , taps loose and not working and the walls were all stained and grubby certainly not what you would expect in a 5 star hotel . There is no luxury in the main areas and the breakfast cold selection was very poor . The glasses were not clean and coffee was terrible. I would say that this hotel has spent the money on the bedrooms which were great but the rest of the hotel is at a push 3 star and is way overpriced. If the bedroom had not been refurbished we would not have stayed . Such a shame as the staff were lovely and the location perfect.

Location was perfect. Not much else to say. Bed was comfy, staff ok, food ok
Very small room , and outlook was awful. Tried to have a rest but had to listen to a young boy play with a football outside for god knows how long. would give it 8 out of 10 for cleanliness. Cobwebs and lots of dust on lights

The location of the hotel is excellent in the centre of Ballater opposite the church. Free parking was available nearby. The staff in the reception and bar were exceptional. The food was very good at dinner as well as the cooked breakfast
The service in the restaurant was poor. The staff did not seem well trained and they were very short staffed. One of our meals did not arrive in the evening and the same happened at breakfast. When the food finally arrived it was excellent.

Our room was on the ground floor and there was a lot of noise from the room upstairs but it is a very old building so it is probably to be expected.

The hotel was amazing! We had a beautiful room with an old bathtub, the interior looked amazing. Try the dinner there, it was really delicious. The breakfast was good as well and the staff was really friendly. Unfortunately we were only there for one night, would have liked to stay longer. In my opinion it was one of the best hotels that we had during our Scotland road trip. So I can definitely recommend it!
We were traveling by car and could not park directly at the hotel. However, the parking lot was right near the hotel, the staff even offered to carry our luggage to the room since there is no elevator.

Inexcusibly DREADFUL dining room service which guests have been complaining about for months but nothing has been done. It is slow, inefficient and understaffed. It does not qualify for an AA5* rating.

Beds were very comfortable & they let in dogs. Easy for parking as you can leave the car outside or over the road. Balmoral Castle is about 8 miles drive away, hotel’s right in the village/ town and around all the local shops and coffee shops.
Rooms are nicely done but feel slightly grubby. Found it an odd decision to keep the drinking glasses in the room on top of the toilet, don’t think I’ll be using those!
Didn’t think front desk staff were particularly good as everything was about convenience for themselves rather than the paying guest.

The breakfast, cooked to order, was excellent.
Staff in the restaurant were friendly and warm.
We arrived at 2.20pm to be greeted with 'we don't open check-in till 3'-while all hotels have official check in times, the more normal and sensible approach is 'let me see if your rooms are ready.'
The noise of the water system above the bedroom was very pronounced.

I left a full list on a4 at the hotel for the manager and asked her to call me as she was on holiday but back in today I was told I have not received a call to discuss our problems
This hotel is not 5 star a full report of my findings along with photographic pictures will be sent to the relevant tourism boards
