Returning to rental availability for the summer of 2020 following renovations and updating, this property features four bedrooms with total sleeping capacity for ten, a fully equipped kitchen with double oven, and 2700 square feet of living space renovated to the highest standards highlight the inside amenities. Outside, you'll find 2.9 acres of space including a sand/pebble/shell beach, 75 ft stone/concrete dock with available fresh water and power, boat ramp, spacious lawn with large shady trees, large grass field perfect for outdoor games, outdoor stone fireplace, and three decks (one covered) to enjoy the sights and catch the cool bay breeze. Complimentary water toys include kayak, rowboat, windsurfer, fishing poles, life jackets, and snorkeling gear. With the tourist attractions of Newport, Jamestown, and Narragansett nearby, this is an ideal base for your Rhode Island vacation!
Inside, the spacious kitchen features stainless steel appliances, granite counters, and attractive cherry cabinets. Convenient appliances include refrigerator/freezer with ice/water dispenser, a double oven with warming drawer, ceramic glass cook top, dishwasher, microwave, hot water dispenser, coffee maker, standalone ice maker, and professional frozen drink machine. The expandable dining table seats eight. The air conditioned living room features a fireplace and hideaway stereo with mp3/iPod input and BlueTooth speakers to play your favorite music. Also available for guest use are a second refrigerator/freezer, washer and dryer, seafood boiler, and two stainless steel propane grills. Exeterior security cameras are used to protect guests and property.
Upstairs, you’ll find four bedrooms and three bathrooms. The master suite features queen bed, built-in dressers, double closets, two-person jetted tub, double shower, and air conditioning. Two additional bedrooms have queen beds, and one bedroom has two twin beds. With the two available rollaways, total comfortable sleeping capacity is ten people. All bedrooms feature full closets, and two bedrooms feature full size dressers. Both upstairs bathrooms feature full tubs, showers, and stone counters.
With today's Covid concerns, to provide our guests with peace of mind, the MicroShield treatment was applied by IPS/System 4 to all living areas starting May 2020. This is an electrostatically applied long-lasting antimicrobial which is FDA approved for food-contact surfaces, EPA-registered, and applied annually.

The location is excellent. So easy in and out of Newport. The surprise is how many excellent restaurants with great views that you didn’t have to go into Newport at night to eat!
The views at night are tremendous with the bridges lit up and we had a full moon to boot!
The property is every bit as private as in the photos. We stayed in and cooked a few nights and the kitchen has everything you need.
We could have stayed another week and not done/seen all you can do in the area. Such a great combination of everything you need right there and so much to do within a 30 minute radius. Asa is a great host as well!

This beautiful property offers a peaceful, tranquil setting at one of the most well-situated homes on Narragansett Bay. It's a great place to relax on sunny or rainy days, with swimming and kayaking opportunities as well as great books, a television, and a large kitchen for cooking.
There is so much to do, as well, nearby. Jamestown, Newport, Gilbert Stuart Birthplace, and one of the best homemade ice cream shops in the state: Brickley's
Host Asa was wonderful and responsive in ensuring a great stay. Whatever we needed, he was there. Asa also provided excellent guidance on navigating his lovely home.
Our only quibbles: some rooms lacked reading lamps and the kitchen could use a couple of wooden spoons, a wooden salad bowl, and a salad spinner.
This is a home you will want to visit again!

This house was amazing!! The views of the bay and the two bridges were stunning, especially at night. Swimming and boating our right outside your back door. The house is gorgeous and filled with everything you need. The host is very helpful and responsive. I would highly recommend this property.

Gentle water of the bay were perfect for our 5 & 2 year old grandchildren. Huge lawn gave them plenty of room to run. Adults enjoyed paddling the kayaks and the frozen drink machine. The only downside was we had a couple of 90 degree days. While the bedrooms stayed comfortable, the downstairs AC unit was completely overwhelmed. Luckily, between the bay and the frozen drink machine, we overcame this adversity and had a great stay.

We had such a wonderful time last year at
this house on the bay that we had to come back and do it again. It did not disappoint. The property is perfect. We fished from the dock, kayaked in the bay, sat out on the private beach and a ton more without ever leaving the house. The house comes equipped with fishing poles and kayaks so easy peasey. An added bonus…The property is on 5 secluded acres so a win win when traveling with a dog. We love this property and will be back again next year.

The location on the bay is lovely. At night you can see the Newport bridge lit up. The house was spacious for 4 couples to share. We enjoyed the inside and outside fireplaces and the owner supplied the wood.
The tv in living room is tiny. The owner informed us after our stay we could have requested a larger one they store in the attic. It was an experience watching the Patriots game on a 20 inch screen!

After five great years renting in Narragansett, with my children and grandchildren, unfortunately this was the worst experience we have had. The views are great and if you are a boater the dock could be fine. The house was probably at its peak about 30 years ago and is less beachy and more of a regular house. Here are the problems we ran into:
1. The air conditioning could not keep up when temp is over 80 degrees. We almost had to leave two days into the trip because the house captured the heat throughout the night. The kitchen does not have air conditioning at all so cooking is extremely uncomfortable. For such an expensive rental the house should either have central air or proper window units. It only has portable units that act more like fans.
2. The owner was at the property at check in with his shirt off. He spent approximately an hour berating us about what we could and could not do at the property. He had his dog off leash running around (keep babies and kids in car until he leaves). It made for an uncomfortable check in and deflated our our vacation excitement upon arrival. He came early the day of check out and sat in his car while we packed. We left by 10am but nonetheless he also made leaving uncomfortable.
3. The owner had surveillance cameras on property and did not disclose that to us until after our stay. The owner claimed we had 12 people at the house. One was a 3 week old baby and one was a day visitors who did not sleep in the house. We are pretty sure it is RI law to disclose that cameras are on property before checkin. Regardless, full disclosure would be the right thing to do as a landlord. It was creepy when he told us that he was watching us during our stay.
4. The owner charged us an additional $580 for cleaning after our stay. We left the house in great shape as we own a rental property and know the frustration with messy renters and the need to turn over the house quickly. The cost was not the issue but the owner skirts VRBO by making renters give a credit card directly to him at check in. This gives the owner the ability to charge whatever he wants without dispute. He charged us for some other small items which we were fine with. However it is apparent he uses the control over your credit card to increase his profit. Again not the right thing to do and the security deposit should go through VRBO so they can mediate any disputes.
Unfortunately we cannot recommend this rental.

Wonderful place to make memories
We had an absolutely wonderful time with our loved ones at this beautiful home and property. We barely left - but who could blame us! Asa was super easy to communicate with and everything was as straightforward as can be. We wish we could have stayed longer! We hope to return again and enjoy the incredible views. What a lovely little piece of paradise. Thank you Asa for sharing your home with us so we could make our own special memories here. We loved it!

A spectacular setting
The house is large and well appointed. The rooms have plentiful storage (closets and drawers). The kitchen is modern and stocked with plenty of pots, pans, and cutting boards (we like to cook and other rentals tend to skimp here), glassware, and grill tools. There are yard games and other recreation equipment in the garage. Plenty of parking. And the grounds are spectacular. If you like sun, you can always find it down at the shoreline. If you prefer shade, there are five beautiful trees: one purple beech in the middle surrounded by four tulip poplars between the house and the water. The trees are gorgeous plantings, but you’ll probably spend most of your time looking east toward Jamestown and the Newport Bridge (especially when it’s lit up at night) or north toward the Jamestown Bridge. My whole family loved the experience.

Beautiful House on the Bay
We had an amazing vacation at this house on the bay! The location is simply breathtaking. You can just walk out the back door and the bay is right there! Even better is your own private beach to relax and enjoy. The house has kayaks and a row boat to use, which added to the fun, and a dock where we were able to do lots of fishing. The house is located on 3 acres which is an added bonus for privacy and seclusion. It was so peaceful to take a walk every day down the long driveway without seeing a single soul, just some deer and wildlife. We were a family of 6 adults and 2 dogs and Asa's house was perfect for all of us. I especially liked the open porch on the side of the house where I could relax and read while looking at the water. The rooms were clean and had everything we could possibly want and more. This house is a gem and we will definitely be returning to this beautiful house on the bay.

Pleasantly surprised
It was a beautiful place for 10 long time friends to celebrate our 60th birthdays! Asa takes pride in maintaining his property and keeping his guests happy. The online pics don't fully capture the beauty. As the house came into view all we could say is WOW! That was even before we saw the backyard view of the water. We'd all go back there again!

Secluded, Quiet, First Rate
There's a little beach that was prefect for our three year old granddaughter. A dock to deeper water that was great for people willing to take the plunge into the bay in May. Two kayaks and a rowboat to paddle out. Every kind of water toy you can name in the garage. Well appointed kitchen included a daiquiri/pina colda machine. We've stayed in a lot of VRBOs and that's a first! Asa is very responsive. We had a small problem with a toilet and he took care of it promptly. A first rate property with a first rate owner.

Second stay was as wonderful as the first
We were so impressed by our first stay last Fall that we returned for a second visit. The home (and it does feel like a home) was once again immaculately clean and well-maintained. There was more than enough room for our group of five adults. The expansive lawn leading down to the waterfront was more lovely and welcoming than photos can convey. The owner, Mr. Davis and his assistant responded within minutes to any questions we had. The experience--everyone vaccinated and together again for the first time since the pandemic--was rejuvenating and satisfying in every respect. This well-equipped property fully lives up to its description and indeed, exceeds it.

Best wedding ever
My husband and I had to adapt our wedding to Covid standards and this could not have been a better experience. The outside was incredible and the inside was beautiful. Asa was a fantastic host. I wish I could add photos because they came out absolutely stunning. It was everything we could have wanted. Friends and family were so impressed that they all asked for the information to potentially rent this property for another time.

Top 10 Family Vacation
We thoroughly enjoyed our vacation in this perfect spot. The flow of this beautiful home is just right for lots of togetherness but also pri so with its 4 bedrooms and 4 bathrooms. You are tight on the water so the view and water access are spectacular. We particularly enjoyed watching the sunrise and water sports. The house is filled with everything that you need and we cooked meals together with produce from Casey’s Farmer’s market. We also took trips to Warwick for a boat rental and Newport, both places are within 15-20 minutes by car. We will definitely be back! Our host, Asa, was very gracious and accommodating. It was a very special vacation and a place to feel safe during the time of the pandemic.

Beautiful Location
Lovely grounds with mature trees that provide shade & a front row seat view of the Narragansett. House had everything we needed for 3 generations including a 6 week old. Newport was a short 15 minute drive & you can be as busy or quiet as you prefer. The owner gave a private tour of the property & was helpful & available. A lovely home.

Perfect getaway
This was the perfect getaway for my family over the Fourth of July. The property itself has amazing grounds - a lot of beautiful trees, acreage so you get to enjoy both the beach and the 'woods'. The house worked great for our needs - adults and small children (2,4,6) plus our two dogs. We cooked all our meals and used the Island Oasis machine to make ourselves some killer pina coladas.
We loved the location on the water - we fished off the dock or took the rowboat out, tied ourselves to the mooring, and caught scup and flounder. We kayaked ourselves right over to Casey Point where there were lots of clams and oysters to be found. The kids loved playing over by Casey Point where the water is shallow and warm and found themselves hermit crabs.
It is a shell beach so make sure kids/adults bring water shoes as we did. The kids liked that because they could find interesting shells and sea glass.
There were plenty of outdoor games to play - we set up the volleyball net and played volley ball, played Kan Jam, and spent the days outdoors in the sun, reading in the hammock, and exploring the beach.
Asa is very responsive and did a thorough walk through for us at check-in. For any families staying, I'd make sure to bring everything you need - we brought everything from coffee filters to coffee, condiments, etc but there wasn't much of that at the house compared to other houses we've stayed in although I think with COVID - that may actually be safer. So make sure to bring everything you need - shampoo, conditioner, dish sponges, coffee + filters (although there were a bunch of k-cups).
All in all - a perfect getaway! The best house we've stayed at for our annual Fourth of July trip!

Spectacular
This is a superb rental in every respect. The house was immaculate, beautifully even elegantly furnished, and everything worked, including the air conditioning, the large gas grill (Asa Davis the owner even provides a spare propane tank which we needed), the lights outside and at the dock, the dishwasher, the large and modern stove and refrigerator, the row boat....you get the idea...this home has everything you might conceivably need...for all ages. We've rented plenty of vacation homes and I don't believe I've encountered one in which nothing went wrong, nothing. It's very private. The view from the backyard deck is marvelous, perfect for relaxing dinners or just sitting and chatting. The landscaping is lovely. The chairs by the dock enabled my grown children to sit and chat while I fished from the dock (small fish were quite abundant casting 20-50 feet out.) The bedrooms were spotless and comfortable as were the bathrooms. The master bathroom is especially nice. Asa provides a detailed inventory with instructions on how to use everything and where everything is. He greeted us warmly and gave us a compete tour, noting that he lived a few minutes away should we need him for anything. I could go on....Suffice to say, this is a "no regrets" rental that exceeded my expectations and, indeed, exceeded the description.

Great stay at a beautiful property
Beautiful property with a million dollar view. Pictures don't really do it justice. House is spotless and has everything you could want and more. Asa is a great host and could not be nicer. Will hopefully be visiting again in the future. Renter Tip - S'mores at the outdoor fireplace was a favorite for my kids!

Watch out for added expenses
Nice house. Lots of room. Poor beach. Shells instead of sand. Must have water shoes. Steps off dock dangerous to walk on especially w small children. Make sure you get a full inventory of EVERYTHING before reserving. You will be charged for anything and everything the owner cannot locate. My husband and I have never felt so violated as we did when the owner charged us and additional $600 for items damaged or missing including $300 for 2 chaise lounges that we never used and $40 for a pole to a volleyball game which we also never used

Relaxing Vacation Home For Family With Dogs
This was our first time renting a vacation home and this was amazing! The property is private and very well cared for. This was wonderful addition for us who love the private walks with our dogs and not have to worry about cars. Long private driveway- wonderful!
The house has a great open concept that keeps the whole family together. Whether someone is hanging out in the dining room, cooking in the kitchen, laying down on the sofa adds to the coziness of the house. Very clean home, extremely comfortable and the views are relaxing! A well maintained house. The bedrooms and bathrooms are large and decorated that was fitting for a house on the beach.
The backyard is perfect for running around, playing games, taking family photos. Asa made sure that the house has so many outdoor activities, he thought of everything! Our son got to go fishing off the dock for the first time!
Asa was very kind when I emailed him many questions about our upcoming stay and was very quick to respond back to me. We will definitely be back to visit this beautiful home!
