Welcome to “Campbellot”
This lovely year-round chalet is situated in the Lakes Region of New Hampshire. It is perched only 20 ft. from private waterfront on crystal clear Rust Pond. Rust Pond is a quiet 210-acre pristine lake in South Wolfeboro, 'The Oldest Summer Resort in America.' From the master bedroom balcony, you can see the morning sunrise, watch fish swim, or simply take in the serenity. Walking out on to the dock with your coffee, you may decide to slip in for a early morning dip, being the first to quietly pierce the calm water. Breakfast on the deck is a must. In the late summer you will smile at the mist rising above the surface, offering the warmth of the lake to the crisp morning air.
The fall foliage draws many to the lakes region, but it is a quieter season on the lake and in town. A great time of year for relaxing, beautiful hikes, fishing, and the brave hearted can still polar-bear swim.
Winter at Campbellot can be peaceful enjoyment of the cottage and cozy gas fireplace taking in the quite of winter and beauty of the night skies. Winter can also be lake-skating, snowshoeing, cross-country skiing, downhill skiing ( Gunstock 21miles, King Pine 29miles, Cranmore 43miles, Attitash 51miles), and of course sledding.
Essential Info:
4 bedrooms all upstairs, the beds are; 2- queen, 1 – double, 2 – twins. Beds have mattress pads, blankets, comforters/spreads, and pillows with covers.
Half-bath on 2nd level.
First floor as living room with gas fireplace, eating area, kitchen, full bath with shower, and laundry available to guests.
Large deck overlooking the lake with 2 tables and a Weber gas grill.
For in and on the water fun there is a dock, raft, rowboat, kayak, canoe, 2 - paddle boards.
Dogs allowed with prior approval and additional fee for each dog. Max is 3. No Cats.
Guests provide their own linens. (bed sheets, bath and beach towels).
Linens are available on request for an additional fee.
Parking is at the 2nd level driveway. Lake level access is only for loading and unloading.
EV Charging NEMA14-50 charging outlet at garage.
There are exterior security cameras at the 2nd floor and lake level deck.
What the Area Offers:
Rust Pond is noted for great bass fishing. From Campbellot a short walk along the Middleton Road and up Alpine Meadows will reward you with the most amazing view of Mount Major and Lake Winnipesaukee. The chalet is 3 miles from the center of Wolfeboro and Lake Winnipesaukee. There is a great walking path, Cotton Valley Trail, along the old railroad starting at the Wolfeboro depot and proceeding along Crystal Lake and Lake Wentworth. There is a new dog park at the “NICK”. There are abundant restaurants, grocery, and specialty shops. The Ellis Hatch Fly Fishing preserve and Jones Pond are 5 miles along Middleton Road toward New Durham. This is a great spot to walk and have dogs off leash. Our family loves the ice cream, crepes, shoe store, jewelry, the local library, and a hidden gem, the Wright Museum. Lake Winnipesaukee Golf Club is near the Kingswood Regional High School toward the center of Wolfeboro. The Mt. Washington Cruise Ship offers sightseeing trips of Winnipesaukee from the Wolfeboro docks several days a week. Castle in the Clouds is another great take for the view, lunch or horse back riding.
There are 3 golf courses within 10 miles: Enjoy New England at it's best. The Cotton Valley Trail and the Ellis R. Hatch Jr. Wildlife Area are less than 5 miles away. Mount Major in Alton offers a great day hike for families with the reward of stunning views of Lake Winnipesaukee and the Presidential Range. The Kancamagus Highway and the White Mountains are only an hour's drive north. Story Land is an hour north if the kids aren't exhausted by swimming and playing outside all day. The the Conway outlets are an hour away if school or holiday shopping is on your agenda. Antique and yard sale expeditions are always an option if you want a change from your beautiful lake surroundings. This spot is amazing. Even with the challenging weather we had, there were plenty of fans in the cabin for the hot days and plenty of games for the rainy days. And as usual the swimming was the best!

This was our fourth stay at Campbellot and it was as wonderful as always. It's peaceful, quiet and everything you need is there. It's also less than ten minutes to town for shopping and dining. A perfect getaway.

We stayed here exactly 10 years ago (2014) and came back this summer (2024) when our children were 18, 23, and 27. The house is set up amazingly well with everything you need. The outdoor swimming dock, canoe, kayak, paddle boards, row boat, and plentiful inflatable water tubes. We spent much of the time on the deck, enjoying the view, talking, reading, relaxing, and swimming. Elaine quickly answered all questions before we arrived and was available when we were there. She added extra fans to help make the evenings more comfortable with the humid weather. We have rented many homes over the years, and if it wasn't for the nearly 15-hour drive from Ohio, we would definitely return annually. Rust Pond is the perfect lake because it is big enough to do everything yet small enough to canoe around and paddleboard around. The water is perfect for swimming and very clean. Thanks for an amazing week!

We are from California and were really excited about our visit to NH. The house was perfect and the lake lovely. My family spent a most of the time in the lake swimming and we made a couple trips into town for dinner (which was close and had plenty of options). Overall, a wonderful experience. Elaine was one of the best hosts we ever had. Kids were never bored, loved the lake, really relaxing and fun time. Would highly recommend.

Our family loved our time at Campbellot. It was the perfect location for our end of summer get away. This was our first time staying on Rust Pond which is perfect for swimming. Just a few miles from town, we enjoyed spending mornings on the walking trail and browsing the shops in town. Once the heat of the day kicked in we were more than happy to spend the remainder of the day back at Rust Pond either swimming or boating on the available kayaks, paddle boards, or canoe. Plenty of options for everyone. Evenings were spent at the camp fire, or in town for the concert in the park or ice cream at the Yum Yum shop or Bailey's Bubble. We never seem to have enough days in Wolfeboro, always a favorite destination for the entire family.

This was a perfect lake cabin and vacation! We enjoyed swimming, fishing and making s’mores in the firepit. The cabin was comfortable and a good size for the 5 of us. We hope to visit again soon!

Campbellot on Rust Pond has everything going for it: waterside with a dock; peaceful and quiet with little boat traffic and clean, clear water. Enough water toys to keep you busy if you don't want to just float away the day (like me).
The house has everthing you need with enough space to not to be on top of each other. So much time on the deck watching the loons, having morning coffee, eating meals and lounging in the sunshine. loved being so close to downtown Wolfeboro and even Alton Bay.
Elaine is an excellent host and very respponsive to any questions or concerns.
Highly recommend this property and hope there is an opening next year for another stay.

We are repeat customers. Each year, regardless of the weather, Campbellot always provides the perfect relaxing vacation. This year our granddaughter caught two 4 lbs, bass of the dock. She returned them to the lake for the next renters! Good luck.

Our family spent three days at Cambellot and cannot recommend it more. The house has everything you need, from large rooms, comfortable beds, stocked kitchen, updated bathrooms, good Wi-Fi, and a large selection of board games for family fun. We requested for linens and towels to be provided and they provided more than enough. The best part of Campbellot is it’s location on beautiful Rust Pond. We spent hours using the provided canoe and boats and life jackets out on Rust Pond. It was quiet and peaceful and not crowded at all and the water was comfortable for swimming. We would return to Campbellot anytime. We had a wonderful stay and could have stayed longer.

Had a great time at the lake. Property was as expected. Five stars for having coffee on hand upon arrival. Well stocked kitchen. Grill was perfect. Comms with the owner couldn't be better. Only wish the fish were biting more.

What a great place to stay for bike week! We thoroughly enjoyed relaxing by the lake with our friends. The house was nice and cozy, plenty of room for everyone. Great location, close to Alton Bay (one of our favorite destinations on the bikes), Weirs, and Laconia HD. Definitely would stay here again.

The perfect location for a family getaway. Comfortably held 2 small children, 2 dogs, and 4-5 adults both inside and outside. We thoroughly enjoyed fishing, grilling, canoeing, and more. Another amazing year at beautiful Rust Pond. The weather was perfect and the fishing was even better. Wolfeboro seems to be recovering from COVID and businesses are back open. We have been coming here for 21 years and will continue to come here for another 21. This is the perfect place to relax and enjoy the beauty of nature.

Well worth the money. Stayed for a long weekend bc of my Brother’s wedding. No issues, everything was neat and tidy, labeled and accessible. Only strange occurrence was on one of the days, someone was walking around the property looking into the windows and seeing if doors were locked. I had my pistol so I wasn’t too worried but my family found it strange and off putting.

Beautiful spot on the shady side of the pond. Great sleeping. Owner came on first night to deliver some cleaning supplies and bath matts - but we think also to check us out. Which is totally fine. She gave us a good rec for a restaurant in town. Unfortunately she and one of the neighbors used the property as a cut through that evening while my husband was reading late at night and stuck their faces into the screen to say hello and scared the hell out of him. The owners are right next door All in all we had a good time though. Everything is very organized with notes everywhere.

Perfect long weekend
We visited Campbellot last week for a long weekend. We were a group of seven (ages ranging from mid-20s to early 60s). It checked every box - amazing outdoor living space with water views, cozy inside space with enough seating for everyone, and rustic and woodsy yet close to downtown Wolfeboro where we enjoyed some shopping and coffee. We loved reading on the deck, boating in Rust Pond, hiking nearby, grilling, and playing games. We hope to come back for another stay!

Perfect spot for a weekend getaway in the fall. Feels like you are in the nature of NH but downtown Wolfeboro is only a few minutes down the road if you want. Would definitely stay here again.

1st time VRBO renters - loved it!
Visiting family in the area and wanted a place of our own to relax and take in the beauty of Rust Pond and Wolfeboro, NH. We were pleasantlty surprised by how accurate the listing is and the little unexpected extra touches left by the owners. like the lovely hand written note welcoming us. The location of the house gives you spectatular views of the pond and the changing color of the fall leaves. The weather was a little cold to get in the water, but if we had, the owners had kayaks, small boat, paddles, fishing poles and much more. There is a side grassey area that would be great for a family game of football, kick ball, volley ball, soccer, etc. The kitchen was well equipped. Thank you for the joy and delight of staying at such a lovely spot. Exceptional in every way! We hope to visit again.
