Booked this villa for a big family holiday to celebrate a 40th birthday.
Paulo made the booking process so easy with same day replies to all our questions leading up to the holiday, handy tips and being so accommodating to our requests even during our stay.
The villa had something for everyone. With the heated pool, jacuzzi, games room and lovely local beaches - we had the best time!
About 30/40 mins from Lisbon - super easy to book Ubers.
We're so glad we treated ourselves to the private chef on our last night as well - the whole process was seamless, the chefs were lovely and all the food was so delicious!!

We were a group of 20 staying at this villa. From the outset, Paulo (villa owner) was ultra responsive via WhatsApp and went above and beyond to make sure that everything was sorted for our arrival. Even with 1 days notice, he arranged for a private chef to cook a beautiful BBQ on our first night and ordered a full drinks and food shop to be delivered. The location (Ericeria) was stunning with lovely little bars and awesome restaurants/places to eat. Spending our days by the pool, in the villa spa (jacuzzi and steam room), playing pool and table tennis, amongst visiting the local town and paddleboarding at the beach made for a brilliant holiday and one that every single person loved. Thank you!

14 of us stayed at the villa for my sisters hen do and we had a fantastic weekend!! The villa has everything you need for your stay!! The facilities are great and beds were super comfy.
Paulo was the perfect host! He arranged a wonderful private boat trip for us (with transfers to and from the villa too) and Luis the captain really looked after us.
Paulo was always on hand for anything we needed during our stay and helped us find our minibus in the centre of Lisbon late at night. He literally couldn’t do any more for us!
On the last day Paulo arranged for some masseuses to come to the villa where we all had a massage which was just perfect after a hectic few days! I would definitely recommend!!

This property is even better than the pictures!! Has everything you could possibly need, from the pool, hot tub and steam room, to the large kitchen, pool table and outdoor cinema!
Walking distance to cafe and a few shops, and 10 min drive away from Ericeira with plenty of restaurants, bars, shops and beaches.
We came as a group of 16 24-year-olds and had the best time- would recommend to everyone!

Our stag group of 16 stayed for 3 nights June/July 2023. The external facilities of pool, Spa games room, garden space, recliners, projector and hot-tub were an absolute dream. Internally fitted kitchens, bedrooms with an open lounge and dining Spaces were clean and very well equipped. We had our own BBQ located externally, as well as a bbq hosted by paid chefs. They served 16 of us with an absolute feast. Prior to and throughout our stay the communication with Paulo was superb. He was swift in answering any queries, including arranging Airport transfers. Even organising shopping supplies to be delivered. The local town of Ericeira had a range of bars, restaurants and beaches…and even as a large group we were welcomed with open arms by such friendly people. To anyone choosing this Villa you will enjoy an experience to remember. Our group are still buzzing. Thank you Paulo and VRBO

We were a group of 18 staying at Love All villa for a hen weekend - and it was the most beautiful stay! Paulo is SO helpful, I booked this a year ago and he has been responsive on all of my many queries, helping out with transfers & any additional questions! He really does go above & beyond. Had the most amazing stay. Paul was amazing and constantly making sure our time in the villa was perfect. 16 of us celebrating my sister-in-laws hen and everyone loved it ! Genuinely do not have a bad word to say it was perfect.

This was absolutely an amazing villa with every thing you can wish for a luxery hollyday. The house was just like the disciriptions or maby better. And thanks to Paulo for wonderful hospitalety. He helpt us with everything; transport, where to by food, and some people who needed lokal doctor. A outstanding service. And Joshe our private chef made a fantastic 4 course menu with local food the last evening when we was seeing the Champions league final on outdoor cinema. A fantastic moment. Eiceira is a verry beutyful small city with nice beaches and restaurants.

Both Paulo and his house are awesome! Crystal clear instructions, great service and a house that definitely lives up to its description. We had an absolutely knock out weekend! It started with the very punctual grocery delivery within 5 minutes upon arrival (the beer was even cooled). Throughout the weekend Paulo was always available. Full recommmendation!

Amazing villa (and property manager)!
I can only repeat what others have written about this villa and the property manager, Paulo. My friends and I celebrated my birthday here and I would summarise the experience as being "perfect". The villa is very modern and has a well-equipped kitchen for cooking for large groups. But the big highlight here was our time spent outside at the pool, jacuzzi and games room. Paulo was immediately reachable throughout our entire stay as well as the months leading up to our visit where he answered any questions that I had. He also made himself available part-way through our visit to fix some of the audio-visual hookups with the entertainment system and even generously brought a birthday cake and a bottle of wine. His main concern is that you enjoy your visit and this was made evident throughout the entire booking process and stay. My friends and I would like to thank you very much for making my birthday exceptional... several of them have subsequently asked for the web address to your property, so I'm sure that you'll be seeing some of us again =)

Property and owner great. HomeAway absolutely awful.
The villa was fantastic. We enjoyed the pool, hot tub and steam room; and there is also a games room and outside cinema. Our children enjoyed the PS3 when not outside in the pool. The kitchen was well equipped and the villa décor was modern. Overall we were very happy with the property.
The owner, Paulo, was very welcoming and helpful. Where we had some minor issues he resolved them very promptly and efficiently, and he also arranged for us to have groceries from a local shop delivered for our arrival; he also arranged a massage and provided an option (not taken) for a private chef. Could not fault Paulo. He also arranged the refund of the security deposit on the day we left the villa - very efficient!
All of the above warrants the five stars awarded. However, HomeAway receive ZERO stars for its performance in relation to another villa we had booked that was cancelled. My review on TrustPilot gives more full details, which I'll not include here so as to not detract from the excellent Villa Caeiros and Paulo Ferreira. However, suffice to say HomeAway are dreadful at resolving any issues. They were unhelpful and obstructive, failed to find alternative accommodation (after our booking was cancelled) and refused to cover the extra accommodation costs - we found Villa Caeiros - HomeAway only provided sub-standard alternatives that were far from a suitable match with our original booking.

A unbelievable villa.
What to say about this villa. 1. The villa is outstanding. Heated swimming pool. A fantastic hot tub. Sauna and a great games room. Out door cinema what more does a person/persons need on a holiday.
2. Paulo is a great owner/manager asked if he could do some shopping for us on arrival as we had a late flight. Beers in the fridge on arrival. Food for breakfast. He is a true gent and nothing is to much trouble for him. Surprised us with cakes and drinks for my grandsons birthday. Five stars for the villa and six for paulo. Top man. I would highly recommend this villa for a fantastic holiday.

OUTSTANDING VILLA
This villa was everything we hoped it would be. The villa itself is beautiful. Plenty of room for our group of 13 to spend time together. It’s the perfect house for a hen where you want to stay in the whole time. We found it a great place to have a party and really enjoyed the pool, hot tub and spa.
The cherry on the cake was Paulo. He couldn’t have done more for us. He’s the perfect host, nothing was too much. He has clearly had practice making sure everything is great.
Overall: if you are looking for a fun hen party villa, look no further!
The only con I can think of is that it is out in a very quiet area. Book this place if you want to enjoy the villa the whole time you are there. If you are looking for nightlife nearby it’s not the place for you.
And hiring cars is a must so that you can drive back and forth to the supermarket to stock up on supplies.

Spent my hen do here with 19 of my close friends and family. The villa is amazing and provided all the entertainment we needed. Pool, hot tub and stream room were lovely. Paulo was extremely helpful and was able to answer any questions we had and made sure we had everything we needed. He also had a t-shirt printed for everyone to sign as a souvenir of the trip at no extra cost. The games room had been decorated and Paulo also provided a masseuse and massure for us at a really good price with mine being free of charge. Couldn't have asked for a more perfect way to spend my hen do. Thanks Paulo!

Absolutely blown away by how amazing this villa is!! if your looking for a hen or stag this is the place to stay. Paulo has thought of everything, the pool and spa went down a treat for us girls. The villa is so spacious, and slept us all comfortably and beautifully clean and tidy!
Also paulo was an amazing host, was there to great us and showed us round, and also helped throughout our stay by answering any questions we had and even arranged some taxis for us. he also was there before we even arrived and answered all our questions, such a friendly guy

Would NOT recommend under any circumstances
This house was advertised as a party house, and the owner told me parties are not a problem and that there are no neighbours around. There is plenty of neighbours around so it is not good for parties at all. Beware of security cameras that are all around the outside of the house, the owner watches your every move. The jacuzzi was hot for a while then stopped being hot and there was no hot water in the house either. At this price you should at least have hot water. My guests and I felt invaded on, unwelcomed and very uncomfortable. A lot of unnecessary incidents and drama happened and my bday party was ruined. We did not damage one single thing, yet the owner still did not return the refundable damage deposit. I would not advise renting this house under any circumstances.

Best villa for big groups!
We were looking for a big villa in ericeira for our party of 19 and 2 of us decided to visit the area in search for the perfect villa. After visiting a few big villas in ericeira and surroundings (most of them a bit disappointing) we decided to book villa caeiros. This was by far the best villa we ever been in and a dream come true! It has absolutely everything to keep everyone in our party entertained. We also booked a few activities with Paulo and had Chef jose cooking for us one night. PERFECT! This villa totally deservs all the credits mentioned in the dozens of wonderful reviews! Congrats to Paulo and Ana! We will be back for sure for our next event!

Perfect stay at an incredible villa!
I recently organised a hen weekend for my sister in law and 14 others to visit the villa for a long weekend and I could not have wished for a better trip and villa to stay in!
From enquiries prior to booking through to checkout, Paulo could not have done more for us to make sure we had the perfect trip. From arranging for early pickup of one of our party to checking in to making sure the airport transfer was there to take us home, he was always a text away and happy to help!
We didn't manage to leave the villa, so sadly I couldn't comment on the surrounding area but as for the villa itself we were never bored either sunbathing, swimming in the heated pool or using the spa, everyone had a blast! We made use of the grocery service (absolutely brilliant, wonderful food and friendly local service) and celebrated our last night with a four course dinner cooked in the villa by chef Jose which was perfect and rounded off an amazing weekend.
Our party had been excitedly checking out the pictures on the page of the villa ahead of the trip for months and it was exactly as pictured, better even! A wonderful trip to a beautiful villa, we we definitely all be making a trip back in the future! Thanks to Paulo for letting us stay and for all your help :)

Fabulous villa equipped with everything you need for a great holiday
I cannot say enough good things about Paulo and this villa. Paulo went out of his way to welcome us, answered all of our questions, and organised for a delivery of groceries to the villa to coincide with our arrival. We were two families of 5 and fitted into the villa easily. The house is extremely well equipped and we were really comfortable. The pool and spa are fab. We had to watch out for our youngest (18 months) around the main staircase, which is quite steep, and a small area of the pool terrace (on a difficult-to-get-to bit) where there is a drop down to lawn below, but this wasn't a big issue. We were impressed with the baby and child kit supplied - mini table and chairs, high chair, walker, cot etc - all in great condition. The villa location is excellent too - 10 minutes to the beaches and fish shacks of Ericeira, 10 minutes to the palace at Mafra, 30 minutes to Sintra, 45 minutes to the centre of Lisbon This is a wonderful villa - we'll be back!

Stunning villa. That can keep large parties occupied all day
This is a lovely villa , plenty to keep even the largest of parties occupied wheather it be sunning around the pool or using the facilities of the spa or games room or simply playing some of the board games , table tennis or just relaxing listening to the sound system,we as a party of 15 never felt crowded.both Mafra and ericeira were around a ten minute taxi ride and both nice towns to visit and have a meal etc , Ericeira also has very nice beach if that's what you want however the heated pool at the villa was fantastic for us ,only watch out is that taxi service is quite stretched and it can be a bit difficult to get a few if your going out in a large group, this is the only thing that took any shine off what is wonderful holiday , my understanding on speaking to the local taxi drivers is that it is the council who won't let any more taxis operate in the area that's a shame ,Mabey you could help push this one Paulo ? also happy to support

The perfect place to celebrate
We came as a group of students to celebrate finishing school and we had a fantastic time at the villa. The property itself is beautiful, even better than shown on the pictures. Everything we needed was inside the villa and we have no complaints. The area around the villa is quiet and there are supermarkets and beaches a short drive away.
I would definitely recommend this villa to anyone looking for a fun and/or relaxing time.

Great stay, helpful host, very close to the quaint town of Ericeira
I enrolled my kids in the surf school (surf riders) with the help of our host and they picked up the kids and dropped them off at the villa.
Everything worked and we had a great time!

AMAZING VILLA
We Stayed at the villa with a party of 16, the villa is better than described and Paulo the owner was amazing at planning and organizing the whole stay. Nothing was to much trouble for them and even organized a birthday cake to be in the fridge on arrival. Also Paulo sorted transportation for our whole stay and even recommendations for local restaurants not to mention a touching gift for my father.
The villa is better than in the pics and an amazing time was had by all.
Thanks again Paulo next time I will visit the villa with the family and leave my leprechaun costume in the wardrobe. If you ever plan a trip to Scotland my door is open to you and your family after your fantastic Portuguese hospitality.

A luxurious stay!
We really had a perfect stay, celebrating a friends hen do with 9 ladies, but I also think the villa would be perfect for larger family parties.
We were given a lot of help and advice from Paulo the owner before and he met us there to give us a warm welcome and show us round.
The villa was first class, the facilities such as hot tub, pool, disco room were amazing. But equally lots of little things made our stay even better such as lots of fresh towels, well equipped kitchen, TV with DVD player. As well as high spec bathrooms, bedrooms which were spotlessly clean.
We used the brochure provided to book a boat trip and airport transfers. They are punctual, friendly and reasonably priced. the boat trip was a real highlight of the break.
Paulo recommend Tic Tacs in town for food, which was fantastic. We visited a couple of other restaurants who were also fantastic quality and great value.
We also were able to send Paulo a list of shopping and he arranged for it to be delivered which was very helpful when we first arrived so we could just enjoy our time.
I can't wait to visit again soon.
