Little Oak Barn is a lovely one bedroom barn conversion, sleeping 2, located on a working farm near Cublington in Bucks and enjoys fantastic views of the surrounding fields and countryside. The cottage offers easy access to Leighton Buzzard, Aylesbury and Milton Keynes.
A charming ground floor barn conversion, it comprises one double bedroom, a wet room (with wash basin, heated towel rail and toilet), a spacious open plan living room with kitchen - which is well equipped with modern appliances including oven and hob, microwave, fridge and kettle, dishwasher and washer/dryer. dining table with chairs. There is underfloor heating throughout!
In the living area, sofa, comfortable arm chair, flat screen TV, and free wireless broadband access.
French doors lead onto a patio with table and chairs.
Parking for one car is available directly outside the property. Extra cars may park in the main parking area.
One Dog by arrangement. Pet Fee of £15 is applied to each stay.
This will be requested in the booking acceptance.

Perfect base for visiting the local area, zoo, 20mins away to ascot house, bletchly place, etc to rest n relax after a busy day , sit on the patio nn watch deers in the field n all the wildlife

The barn was lovely well equipped. Far to close to owners house felt like you was being watched all the time, made us feel very uncomfortable. Would not recommend as no privacy at all and would not be returning at all.

Just what we needed. Great outlook. Peaceful. Comfortable. Well equipped. (The only thing I'd add to a wonderful stay is an icebox/freezer). Sara was very friendly but not intrusive and the goodies left on arrival were a welcome surprise.

We had a wonderful stay at Little Oak Barn.
Everything we needed and more. Scenery was fabulous and location was peaceful with plenty of good walks for us and our rescue dog who loved it too. Host Sara was very helpful and non intrusive.
The accommodation was spotless and had everything you need for a comfortable stay.
Have already booked our return trip.

This little barn had everything we needed and more. It was well equipped and beautifully designed and decorated. The Christmas decorations, bottle of Prosecco and chocolate biscuits were very much appreciated. Thank you Sara & Patrick for making us feel so welcome. The directions provided to the property were first class. Our collie, Robbie, enjoyed the freedom to run around, chasing his stick in the paddock. This is one of the best cottages we have rented. An excellent cottage in a lovely area.

We thoroughly enjoyed a relaxing stay in a beautiful, quiet location. The hosts could not have been more helpful, when there was a short powercut in the area they brought round a flask of hot water for drinks and kept us fully informed about progress.

Quiet location in the countryside overlooking fields and adjacent to owners property. Well equipped and clean. Ideal as a base for visiting many nearby attractions, we visited Ascot House, Waddesdon, Bletchley Park and Stowe. Sat Nav tools us down a road that then became more of a farm track, it does lead to the property but is far better to approach from the Cublington end! Only criticism would be the washbasin in the bathroom is very small and only suitable for hand washing. Otherwise a very good place to stay and we would use it again.

Accommodation was close to a car show that we were attending. The barn was clean and decorated to a high standard. We had our dog with us and it was great to have an enclosed yard. It was nice that towels linen tea bags and sugar were supplied. Lovely views and so quiet.

Such a wonderful property with everything you need the photos just don't do it justice. There is a secure entrance and parking right outside. Sara & Patrick are extremely helpful and there is ample facilities for cooking, the bathroom shower is really good and beautiful views over the fields which can be seen from the bedroom window and the double doors which lead out to the garden and also from the lounge/Kitchen. Extremely clean and well thought out a great stay.

This unit is on a farm outside a small village near Leighton Buzzard. There’s a full kitchen in a great room concept living space, one bedroom and bath. All modern and in excellent condition. A patio behind the unit looks out onto a paddock. It’s quiet and perfect if rural is what you’re looking for.

This is a very well thought out small barn conversion. It is generously and thoughtfully equipped. Although it is next door to the owners house there is total privacy as the rooms look out over fields. We were very comfortable. The local area is delightfully rural. Plenty to explore too. Strongly recommend.

Wonderful break
Exactly as we expected, small little property but clean, spacious and very quiet. Perfect escape from the city. As a welcome gift we found some fresh eggs, honey and nice lemon cake. Such nice produce we just had to get some for home too . Thank you Sara, for having us. We hope to see you again soon.

Countryside Cottage
A lovely cottage surrounded by farmland - a truly peaceful retreat.
The cottage has all the amenities you need and Sara provided fresh eggs, milk, honey and homemade cake as well. We would definitely like to visit again as the weather wasn’t the best!

Just returned home after having a lovely week away at this beautiful place . If you need a nice quiet getaway then I would highly recommend little oak barn . Sara and Patrick you have a beautiful place there .
We was welcomed with a selection of goodies. Some beautiful honey , fresh eggs , chocolate brownies and milk .
The little barn has everything you need . We took our dog with us and absolutely loved running round the big paddock .

The Shed... small but beautiful
Affectionately referred to as TheShed by the owners the cottage is small but beautifully presented and very very quiet. It was a perfect stay with my dog - with a paddock to walk her close by. Hosts were super friendly and respected my intention for a quit stay. I will return. Five stars for a pretty perfect stay. Thank you.

Perfectly gorgeous!
Sarah greeted us warmly and showed us to our barn. She was very helpful and left us to get in with our 5 night stay. Lovely bedroom with clean beddings and fresh clean towels. Walk in shower was the best! Everything you needed was in the kitchen, even a dishwasher and washing machine/dryer. The courtyard outside was lovely with breakfast looking out into the stunning acres of farm land, grass and the occasional tractor! We had a lovely stay. Sarah worked very hard getting everything in place and extremely clean! The village is cute and Leighton Buzzard had enough cafes and a gorgeous pub with social distancing all in place. The Unicorn pub in Cublington was 5*. A lovely stay Altogether and highly recommended.

Little Oak Barn in January
This is a very honest review! I will start with the negatives.
We thought it was expensive for the size of the property and the fact that it was January. There was underfloor heating but at times we were cold. There was no dressing table and the only mirror was in the kitchen and I had to kneel on a chair to be able to see myself ( I'm only 4 foot 8) There was a larder fridge with no freezer compartment which we didn't realise until we came back from the Supermarket with some frozen food .
On a more positive note - The owners were lovely and friendly.
Eggs Milk and honey were left for us!
We have a dog and doggy towels were left out for us.
There was a great quality washing machine we used a couple of times
The kitchen units were really nice - wish I had them in my kitchen to be honest.
The shower was lovely and water always hot!
The free wifi was great!
The bed was SO comfy!
Despite the awful weather at the beginning of our stay we did enjoy our stay and visiting new places.

The Mighty Little Oak Barn
Tucked away in a quiet valley in the rural area around Leighton Buzzard this lovely holiday cottage has more character and charm than its name indicates. If you are looking for a secluded retreat not a million miles away from "civilization" this is the place to find peace, quiet, and a stillness that will sooth and refresh even the most jangled of nerves. It was clean, and modern, with touches of rustic charm and a view overlooking green fields and rolling hills. Sara, the owner was welcoming and gracious and provided for guests with those small touches that are so important to making a weekend or a longer visit so successful...home produced honey from her very own hives was a delicious addition to the breakfast eggs and coffee on hand. Thank you Sara for hosting weary city dwellers in Little Oak Barn. Truly worth every one of the 5 stars from this review.

The accommodation was stunning and very well equipped. There are great views from the private patio and living room. The location is so quiet and peaceful, brilliant for a little get away. Its an amazing place in the winter and would be even better in the summer. Would highly recommend.

Amazing people, amazing views, amazing village, amazing cottage, amazing stay
The owners were friendly and always on hand to tell us about places to go and to help if we had any problems. The cottage was perfect, if you are looking for somewhere to go and chill out but be close enough to things for an adventure then honestly look no further. I said 5 times before but this place is amazing.

great place to unwind
We enjoyed our stay in this comfortable, clean and modern house for two very much. Our absolute favourite place was the secluded, private patio at the back of the house facing east with lovely views of the surrounding countryside.
We would definitely recommend it to anyone looking for a place to stay in a rural setting.
