the room was great and the private steam room and sauna that we booked was a great touch
I thought the view could have been better but its not the hotels fault there are tall building around it
4.3
room nice , bit warm had to have window open and fan on
cooked Breakfast was buffet style , not sure if the heaters were on keeping it warm as sausages and bacon were served cold

Loved the location and the food was amazing. Service was fantastic. This is the 2nd time I've stayed at Roseate.
Very minor but would have liked a bathtub in my room. The shower was not hot for me.

Hotel is beautiful, room are a done to a high standard
The breakfast was terrible, The last time we stayed the food was brought to you and was very good, this time the staff did not inform you about anything and the food was all put in trays which where empty and you have to ask for them to be refilled along with the plates and glasses, a lot of training needs to be given to the staff and the seating area is so close together you have to squeeze pass the table in front of you ,

Stress-free check-in, great accommodation and fantastic location. The food and service in the restaurant, The Reading Room, was superb.
I would have rated as excellent but the breakfast service was dreadful! No orange juice, glasses, eggs, bacon, sausages, mushrooms or baked beans at the self-service buffet when we arrived and it took around 20 minutes to finally get a full breakfast on my plate. It was chaotic and poorly managed. The food itself was fine although the eggs were a little under-cooked.

The building was beautiful and the room was lovely. The hotel was clean and in an excellent location
The facilities were poor, the gym was very very small with little equipment and I couldn’t use the sauna or steam room because I hadn’t booked to use them. The sauna and steam room is only for 2 people!! We had to wait 45 minutes for breakfast, we had to ask twice. The staff seemed like they didn’t care and didn’t apologise for the wait.

Excellent breakfast. Front of house staff friendly and helpful. Wonderful ambience.
Nothing e didn't like

We were upgraded to a junior suite which was a lovely surprise.
We parked in a business carpark by mistake when following sat nav to parking. Could you check this and also a bigger sign outside the carpark would help!

lovely hotel, lovely staff, expensive for what it is
my room was left open after house keeping cleaned the morning after my first night. there was never any milk provided in the room for coffee, there was a bottle of water in the fridge the first night but this was never replaced or filled.

Beautiful hotel
We had a major issue, the shower was blocked, flooded the entire bathroom, flooded also into the room. My partner was unable to shower after me.
Called receptionist, who sent maintenance. Unable to fix. Didn’t even bring a mop. We tried to mop the flood with towels. Surely this shouldn’t have been left to us to clean up? A serious health and safety issue. Had noticed a musky smell in bathroom on check in, window by shower was left open to obviously mask smell and obvious there had been an issue before. But as we went straight out for the evening, didn’t think too much into it at the time.
Completely ruined our stay in a beautiful hotel. Ruined plans following day, had arranged to meet friends in Reading, as had to return home for partner to shower, completely disappointed.
4.3
Clean rooms and polite staff
I had a query about the breakfast as I thought it was included. Also a genius member so should of got 10 percent off. I have been in contact with the hotel and booking.com, but the issue hasn't been resolved.

Very close to town but in quiet settings with the park in front. Parking is provided but cheaper options at the Queens Car Park which is within walking distance.
4.3
The hotel exceeded my expectations and Simon operations manager went out of his way to make our stay extra special. The food was outstanding, we stayed in a quiet room with air conditioning, everything was outstanding!
I think the reception desk staff could be more willing to explain to guests what is going on, instead of cutting the conversations short and not offering an alternative choice or explanation when things go wrong for unexpected reasons.

Loved the location, staff were so welcoming and breakfast was outstanding!
I would return and recommend to friends and family who travel for work.
I didn't realise there were 2 parts to the hotel, I would have liked to have had a room in the main hotel building.
My room in the House, was lovely, clean and had a balcony, not complaining just sharing my preference.

Lovely building, staff very welcoming and friendly
Unfortunately the bed was extremely uncomfortable, and our room was right at the top of the flight of stairs on the first floor. I stayed at the hotel prior to an exam and unfortunately got an extremely poor night of sleep due to the uncomfortable bed and noisy position of the room. The bathroom also was a little unclean in places.
4.3
The bed in the room was very comfy and spacious. The TV was of good quality and the bathroom was spacious. The facilities in the hotel & room were excellent. Breakfast was really good quality and cooked to order.
4.3
The hotel as a whole is done up really nicely throughout, and we were really happy with our room.
The front desk team were very friendly and helpful.
parking is very limited.
4.3
The room was comfortable, spacious and well finished with a luxury bathroom. Staff were welcoming and really eager to make sure that our staff was great - we appreciated this a lot. Breakfast was superb and really well could, which also goes for the room service we ordered. Definitely will return.
Room service menu was somewhat limited and parking needs some thought, as spaces are limited and £20 for every 24h.
