The Hotel is fine but a little tired . It needs a bit of modernisation
The bathroom tiles were cracked and the bath damaged
All completely useable however but at over £100 per night this work should be done
The staff are lovely

It was excellent value for money, it would have been nice to have somewhere to put your clothes but I just popped the ironing board up and used that as a shelf
No WiFi in the room, no cupboard or shelving

Only the location was better apart from it nothing we liked about the room and stay.
Booked double bed but we got 2 single beds joined. Room was not clean, dirty sink and bedroom chairs were dirty. Unable to buy drinking bottled water in the hotel.

Staff were friendly and helpful - happy to look after luggage, well in advance of check-in time. Room was clean and comfortable. Although the location was a bit away from the city centre, the surroundings were pleasant and interesting.
There was a fire alarm in the evening which I felt could have been better managed. Residents were left to mill around outside for quite some time with a distinct lack of communication from staff. A specific assurance of safety had to be sought from Reception staff, on re-entry..

I was there for The Fringe so location was importnat and price. It still wasn't cheap and it's 45 mins walk from the main part of the fringe.
It's grubby. Propper deep down dirty. I was on the 4th floor, and I knew that I was on that floor every time I got out of the lift as there was a huge brown stain on the floor. I don't know what it was, but it was vile. My room was old and tatty and smelled like someone had been secretly smoking in it, but they had tried to cover the smell with too much acrid furniture polish. There was also a strange, funky smell. I looked in the drawers and found a half-eaten takeaway meal left days ago with two metal spoons clearly knicked from the canteen downstairs. The shower curtain was covered in black mould, and the carpet had not been cleaned. The bed was incredibly lumpy, and the pillows were not at all soft, so with just one pillow, I felt I had a crick in my neck. I considered sleeping in the armchair (not the floor, as it was so dirty!). That's how uncomfortable the bed was. I told reception about the meal in the drawer and the black mould, and then I was out for the day. When I returned, they had changed the shower curtain, but the half-eaten rotting meal was still in the bin where I put it. Miserable. It was too late to change rooms. The next day, I asked for the room to be cleaned, and again, I was out all day, and when I got back, it hadn't been cleaned. Rotting food still in the bin. Staff at the front desk were surly and quite grumpy. Lots of people were smoking by the front door, and the smoke was blown into the dining area, so I decided not to eat there. I felt like I was complaining, but really, they didn't care at all. I would not stay here again.

Wifi and breakfast is charged . I have never seen a hotel that charges for wifi - even the smallest places in India has hotels that would offer free wifi.
Breakfast and dinner buffet is over priced .

Spoke to many gust in the hotel, all unhappy

Conveniently located, 10 mins by foot to Haymarket.
The hotel is completely worn out. No shower curtain in bathroom, old rooms, front desk staff friendly but with obviously no power to change anything of the status quo. Will definitely not return, there must be better options.

Nothing
There were no parking spaces when I arrived and the staff couldn't advise where the nearest parking was.
On checking in the staff were disinterested and showed a "couldn't care less" attitude.
I noticed a discarded, half full takeaway carton in the corridor. It was still there the next day... it's probably still there as I type this!
When I opened the door to my room the first thing I noticed was a fetid smell.
The bathroom grout was filthy, silicone around the bath peeling away, a dodgy yellow stain in the bath and the curtain rail rusty.
I wanted to open the window to air the room but there was a security device for "my safety" - I think it was to prevent me from hurling myself out in a fit of depression.
At least the sheets were clean!
The beer garden hadn't been cleaned for some time... despite having 3 refuse skips acting as a wall.

Just the location
Felt like walking into a dungeon or seller. Floor makes a lot of noise while walking, not able to sleep with lot of noise coming from the corridor. I would never recommend this property to anyone.
Also I got the check in at 3.30pm as staff said some one will call me when the room is ready as the house keeping was delayed. No one called me so I had to wait for a long time.
Floor carpets was pathetic. will rate this 2/10 and no value for money. Had to pay for parking £7.50 and if using wifi another £5. Never heard of paying for wifi.

The room was clean and 'adequate' and the hotel is in a nice area of Edinburgh near two lovely art galleries and Dean Village. We didn't try the breakfast, preferring to try a local cafe instead.
Despite booking well ahead, we arrived late in the day and they had to find us a room which was in the basement with no windows and natural light. The staff apologised and I was charged £40 less than the booking price because of the inconvenience. The room was adequate and clean enough but very cramped and needed lots of small repairs, eg towel rails were missing or damaged. It wasn''t cleaned during the day, nor were supplies of tea, coffee, etc replenished - I had to go to reception to request more. Also, when we arrived there was a strong smell of smoke in the rather shabby reception area due to smokers immediately outside the open door into the building. The open 'restaurant' area was immediately behind reception with TV screens, a bar and high stools to sit on. We chose to not pay the rather expensive cost of breakfast and instead found a lovely local cafe nearby. Overall a very disappointing experience.

There was a bar and breakfast available
The room was dirty. The shower pressure was non-existent. We had to ask for towels. The entire hotel outside of the room was messy. The price for what we got was outrageously high on what was generally quiet weekend in Edinburgh.

Not much
From the street this hotel almost looked like it was boarded up. This is a one star hotel. Musty odor in the halls and rooms. The place is filthy. They don’t clean the rooms during your stay.
This place was horrible and read all the reviews.
When we checked in they didn’t even give us the room we booked. When they corrected it still wasn’t correct.
This was a huge disappointment
