The location and property were perfect for our stay and our host and breakfast was outstanding.
The only disappointment was our shower experience, which was such a shame as everything else was perfect.

Alicia is just an amazing hostess, she gave us clear instructions for everything, a wonderful reception and breakfast was just fabulous. The cottage is very quaint, cosy, clean, and the jacuzzi works perfectly! They have managed to combine perfectly the character of an old building with modern facilities.
Would definitely return.

Superb fruit salad and yoghurt follwed by excellent cooked breakfast. Lots of other options that I didn't try. Great location on the green. Good walk-in shower. Lovely sitting room.
I find kettles in cupboards a slightly cumbersome arrangment.

Warm welcome from the hoat, serene and quite location,
amazing old cottage building with all the charms from the past, but super clean and besutifully decorated, sumptuous & delicious breakfast, comfy bed.

Lovely, friendly and helpful host, made us feel welcome as soon as we arrived. The morning breakfast was lovely and lots to choose from. We loved the jacuzzi and overall a very relaxing stay, nice and quiet and we were close enough by car to travel to Colchester and other seaside towns were close by in the car.
The sofabed could have been a bit bigger, but it was okay for two kids. Would have been nice for a slightly larger fridge to store drinks and things.

Very friendly owner. Parking right in front of the property. Lovely pub restaurant 1 minute walk away. Jacuzzi bath was excellent & bath robes provided. Breakfast served in the lounge at a time requested by you the night before & very filling :-)
We would return if we were back in the area
Overall an excellent B&B, our only minor quibbles were as follows:
1) Lighting in the lounge area - three lights, but difficult to move & none covered the table, so it was quite dark when we were trying to play a board game
2) Sloped floor in the bedroom - I assume can't be altered due to the heritage listing of the structure, but nearly fell over a couple of times & the room had more than enough space for a king size, but only had a double bed - might have been due to the sloping floor
3) Very weak shower

we loved everything about the property - the location is brilliant (we took our two mini schnauzers to walk on the village green there, which is right outside the front door), the host greeted us and gave us a “guided tour” of the suite - and showed us all the historical features. she was contactable throughout our stay and did everything possible to ensure we were cosy and happy, and is rightfully proud of her beautiful and unique property. The (500yr old) floor in the bedroom is slightly sloped, which added to the charm - we really did feel like we were somewhere magical. Or “quaint”. But with good wifi. (it’s important to be able to post all the super photos we took of the area! haha). cleanliness was immaculate.
Breakfast was phenomenal - thoroughly enjoyed every mouthful. All locally sourced and home cooked. Yum.
The jacuzzi bath was a delight after a long day’s walking, and the walk-in shower was handy for mornings. despite a thick layer of frost outside, the suite was toasty warm, and there were lovely wool blankets on the sofa to snuggle under.
There’s also a pub next door (no noise pollution from it, hurrah) and a fine dining restaurant under five minutes walk away. plenty of small shops to explore too.
The whole experience was an utter joy, and thoroughly relaxing, and we look forward to going back again soon.
this comment isn’t a “didn’t like” but a little tip for anyone visiting in winter - downstairs is tiled throughout (with lots of lovely rugs) but a pair of slippers will keep your tootsies toasty warm. :)

This was our 3rd stay at the Jasmin Room. Everything was perfect. We have had another lovely, relaxing stay. Alicia is a very caring host. Nothing is too much trouble for her. We had a very tasty and very generously portioned home cooked evening meal Friday night. Breakfasts on both mornings were equally tasty and generously portioned. The fresh fruit salad a refreshing start to the day. The bottle of prosecco in the fridge was a very kind thought. We will be back in December for another 2 night stay and we are looking forward to it already. Thank you Alicia...

The Grade II listed property was quirky and beautifully furnished. It was very comfortable and had everything we needed and more. There was a small table and chairs in the front garden where we could sit and enjoy a glass of wine whilst watching the sunset and the world go by. The host was very friendly and nothing was too much trouble. The breakfast was extensive and excellent, freshly made at the time we wanted.
The location was excellent for visiting Beth Chatto’s garden.

Charming cottage in a beautiful location. Lovely little touches from homemade fudge to Molten Brown products in the bathroom, fresh towels tied with ribbon. Amazing breakfast cooked by the host Alicia who was welcoming and helpful. Hope to visit again soon.
