The Location, the space to spread and the use of a washing machine.
It was cold and damp on arrival. There was mould in the bathroom. The bath had no anti-slip mat for use with the shower and no bathmat. The heating was difficult to control. Very few of the windows were double glazed and one in the bedroom was cracked. The photographs of the property were not a true representation of what we found.

Perfect location for Cirencester, minutes walk to the centre. Very spacious location and very comfortable bed
Just need to make sure you read the instructions otherwise it is tricky to find

Really good facilities and space for staying, working, relaxing. Comfy bed, all the practical stuff you might want provided. Everything was good or perfect and I was sorry to pack up and leave! Thank you!
Very little, and nothing significant: car parking not perfect but absolutely fine to be in public car park round back; I only made heaters work on demand so it could take some heating up when I got in or first thing in the morning; it took me a while to spot the folder of info so I had already tried to make the gas fire and electric fire work but to no avail; blinds a little damaged so it took me a little while to adjust them as best as possible.

Location was great. Property was more specious than expected.
The hot water in the kitchen wasn't very warm most of the times, but the shower was hot. The people above us had some really loud music on until late one of the evenings and were generally very noisy.

brilliant location and a lovely property
couldn’t get the smart tv to work but I think that was down to us not having a clue how to work one!

Location was good but actual location of the apartment was poor
Outside of the property , the big house no 28 is very run down the apartment is behind the house.. badly signposted , the apartment is the back end of this house like an old converted kitchen .. as you you finally find it and approach it you see a rat/vermin box by the gate, you then go down three uneven slippy steps , into the ‘garden courtyard’ this is a tip ! I have photos .. the door to the is dirty old and needs tlc…there is a huge metal fire escape in the garden loads of rubbish on it , hence reason for rat box , enter the place and it was freezing smelt of damp .. immediate feeling of claustrophobia..it’s just a straight through run down back end of a house.. freezer in kitchen was completely full of ice .. the bedroom so small the bed is inaccessible , if you need legroom or disability issues as we did it is impossible to get in it .Then outside bedroom is a fire door , we opened this and you could see straight into the street as no 28 door was open, not very secure place to be .. we locked the door turned around and left the property.
We then had to look for somewhere to sleep it was getting late and we are both OAP’s , we had come a long way we’re tired and cold .. lucky for us Cotswold Hare gave us a room, this was after an hour searching , rang the company tree tops property they completely ignored our calls.

fantastic location, looks so idyllic and has so much potential.
the sofas were broken, there wasn’t any hot water, the heater were off and no instructions to turn them on. the freezer was over frozen so the door didn’t close.

the location was great, near the car park and town centre
no hot water or even slightly warm water from any of the taps- messaged the hosts company they used to say and they said to turn the emersion heater switch on which when I checked was already switched on therefore I switched it on and off again and there was still no hot or warm water coming from any of the taps- kitchen and bathroom only the shower had hot water it was difficult with this as it was so cold there was snow outside… already being cold and having to use freezing cold water wasn’t great
also a little bit hard to find the cottage through 2 gates
you can also hear people above you quite badly there was a tv on loudly until about 3:30 am above the room of the bedroom

The place fulfilled our needs at the time. (Self catering, separate bedroom, WiFi and washing machine)
Tree Top Property, the owner, made it a mediocre experience. I booked through Booking.com, but communications and security deposit had to go through them. They don't seem to realise that in a short term rental like this (9 days), you are working in the hospitality industry and not property management. Communications were impersonal (they didn't address me personally or signed off with a name), the tone was arrogant, the rules many, and the interest in us, their guests, minimal. They came across as a strict landlord, not a welcoming host.

The location and collection of the keys
I have received few emails everyday to check in and then check out, the property did not meet the standards described, it was clean enough however, the hot water did not work, there was notes to not put the water heater for more than an hour because it costs “a lot of money”, however, even with the heater on, the water was cold! Had to use the kettle to have a bath!!
The people who live about the property would wake up early and walk outside your window and upstairs, which meant you also had to wake up at 7 am. It felt unsettling.
The property was very cold and the heating was not working, nor the electric stove in the living room.
It was quite disappointing as we were really looking forward to staying at the property, apart from the location I don’t think we will stay there again, unless the owner invest in the property.

The bed is so comfortable and the little courtyard was cute
The sheets provided for the sofa bed. (Took a while to even find any bedding/towels for the children). The TV very hard to get to work and the remote control very unresponsive - gave up in the end.

Bed was small and hard under a window in a tight alcove, bumped my head in the night turning over, slept the other nights on a very un comfortable sofa bed with blinds you can not close, so lights streams in.
You get loads of emails before checking in, really annoying.
Place needs curtains unless you want to be up at 5 am.
Court yard unkept loads of weeds, the view from the door to go into the court paint peeling cobwebs over the bin area.
What needs to happen bigger more comfortable beds, curtains and a tidy up.
Damp smell through out flat.

Location to the centre of town and shops and access to parks and open spaces for walking. Great location to explore The Cotswolds and this wonderful area of the UK. Also loved, the outside courtyard for relaxing. Having all the facilities necessary (fully equipped kitchen, Netflix, TV, great Wi-Fi, peaceful quiet bedrooms) to enjoy a restful break - especially under lockdown.

It’s position to the town and access to beautiful parks and historic sites. The peace of the courtyard and privacy.
Not easy finding parking. The long layout of the property! Going to the toilet in the middle of the night was about 40 metres away.
