Louise and her team excel in welcoming guests and providing first rate customer service. The breakfasts are superb, as are the competitively priced evening meals. We have no hesitation in recommending this hotel

Very warm welcome from both of the managers with traditional afternoon tea in a cosy historic lounge. Room was very clean and has all what needed. Both of the managers went extra mile by prepared takeout breakfast boxes as they don’t normally do. Nice dining area. Food was very nice and exceptionally fresh. Plenty of parking spots.
Nothing to mention.

Staff were pleasant.. hotel quirky.
Rooms far too hot, wasn't offered the complimentary drinks it said you would, the pool wasn't open despite the web saying April, we only booked this hotel because of the pool😱. Breakfast on the first morning was almost inedible, second day much better.

History of the place and the manager who served us was lovely. She was welcoming, friendly and helpful. She made the stay for us.
We felt the hotel could do with more money being spent on it. We assumed at first it was being 'done up' by new owners. That was how it felt but I gather this isn't the case. It was great for a one night stay.

Nice enough hotel rooms pretty good for price
Decent cooked breakfast portions
Receptionist very friendly and welcome
Breakfast Long wait for tea coffee. No croissants for continental option. Ran out of orange juice. My wife’s breakfast was a little lukewarm shame as could have matched other reviewers

This is a gem of a hotel, the staff are amazing and it is extremely comfortable.
The hotel has lots of unique treasures from around the world especially from South Africa.
It boasts its very own wines which are excellent and you are able to purchase some while you are there.
The rooms are very well kept and are very comfortable.
The evening menu was small but was of a very good standard, as was the freshly cooked breakfast.
I recommend this hotel if you are looking for something a little different.
I wish the menu had a little more to offer especially if I was bringing my wife along who is vegan, but I’m sure chef would been able to offer something on request.

Location was good. Living area very quirky and interesting. Apparently owned by the local headmaster of a private school from up the road. That’s all I can say on the positive! Even the guy running the place spent any conversation time complaining about the owner?!
Staff: I called the day before our arrival to confirm our table booking for dinner and was advised by the chef they were fully booked and I could go you the local beefeater! I advised that I had booked the table a month in advance. He then went on to complain about the owner, the fact they were short staffed and that he was also manning the bar etc. he said he would call back with a solution and never did. On arrival we were told that the fridge had broken that morning and no food would be serviced although they had a further fully working fridge. The bar was also closed! We asked if they could do sandwiches etc for lunch and was told no food all weekend. When we returned from the beefeater having had lunch there was no staff to hand. This continued throughout the day until we saw the lady who checked us in at 3pm. We asked for a drink and she said bar closed at 8pm. That’s odd as it was never open! Another couple arrived and complained that they were not made aware of issues with the kitchen. They also wanted the 9pm nightcap which was highlighted in the welcome pack - the bar was closed as was any service from staff who had gone back to bed. They complained the whole time how busy they were due to lack of staff but we didn’t see them do anything. When we pressed the buzzer no one attended. When the lady finally did she advised she had just finished swimming! Our family room had no lock on the main door but did on the individual bedrooms so we had to lock everything when we went out. The bathroom had a wasp infestation as any time we went in there was around 9-10 wasps even with window closed. We advised the lady who curtly told us we were in the countryside?! There was no housekeeping so when we asked for more toilet paper etc the next day she was almost insulted that she had been asked to do any kind of work! She referred us to the welcome pack and that we had to let them know day before. Which was funny as nothing in the pack they had or true!

decent choices for breakfast, something for everyone. very nice presentation, food hot & made to order. also came right on time. good start to the day.
lounge and bar areas really comfortable and always open. coffee/tea & cakes available to guests all day.
only drawback is the entrance to property not well signposted, and at night it is very hard to spot. maybe some outdoor lamp posts will make big difference, otherwise no complaints..

Location
Poor layout of rooms. Beds small. White curtains, awake at 5.30! Breakfast terrible, plate of beans with 3 halved mushrooms and a hard yolk fried egg. Nobody around to check out of room. Slight faulty towers experience.

The staff were great, although clearly overworked and slightly stressed. The breakfast was well cooked and presented nicely. The building itself looked a bit shabby from outside but the downstairs lounges were well presented comfy areas with lots of interesting nick-knacks. My friend's bedroom was pretty and bright with a great sized en-suite with huge shower.
Our room was very basic, the chair pad was stained and when I tried to use the shower it just wouldn't turn on at all. Luckily my husband is an engineer, so always carries a tool kit and managed to repair it (at 10pm). The worst thing was the bed! I have NEVER slept on such an uncomfortable and frankly dangerous mattress. There was very little padding over the springs, which dug into my body and caused actual bruises to my hips and back. I would not have been surprised if a spring popped out and cut me. If I had taken pajamas with me I would have gone downstairs and slept on the couch! Unfortunately I had paid in full before arriving, otherwise there is no way I would have paid for the room. I can't believe they expect people to pay to sleep on that! Hotels are there to provide guests with a comfortable place to sleep. I spent the whole night close to tears because it was so painful to lie on the bed. DO NOT stay at this hotel unless you check the bed BEFORE agreeing to the room. As there are only 2 people running the place, there wasn't anyone around to complain to at the time! In the morning, the managers were lovely and apologised profusely saying they had only been there for a couple of months and didn't hold the purse-strings! Whoever owns this hotel - I DARE you to spend a night on that bed!

Top Quality produce for the breakfast. Was accommodating for me to have early access as we stayed for our wedding night and helped present the room for the extra touches!
No Improvements needed!

Lovely family owned/managed B&B. Lovingly decorated and cozy. Delicious scrambled egg for breakfast! Great location for Hastings.
Great location for Hastings, but sadly on one of the main roads, so as our room was facing the road and it was heatwave time, noise from passing cars did not allow us to sleep well. There is no air-conditioning, there is no sound isolation. As the building is a very old one, of course, this shouldn't be a surprise. The room was so hot, that even opening the window did not help. And the noise from the road did not allow us to keep the window open during the night either. I kindly asked for a second blanket and the cover, but that fell on the dead ground... The double blanket was left from wintertime - so thick, but it is summer now! I suppose it should be changed accordingly to the seasons.

Friendly owners/ managers, close to town and had plenty of parking. Breakfast was good. There was a nice, modern breakfast area.
Nowhere to put cases and parts of hotel needed refurbishment.

Clean and comfortable hotel room. Hosts were friendly and gave advice on places to visit. Cooked breakfast was of excellent quality. Good location between Hastings, Rye and inland South Coast places. Quirky African and Asian decor in lounge areas, will keep you interested. Understand that this a recent takeover and the missing evening dining facilities are still planned, though there is available via a 5 minute walk to a local Beefeater restaurant, which was quite busy and will need to book. Hopefully we plan to return next year and try the Afternoon teas.
If you are staying long. may tire of the current breakfast choices. I think you will need to ask and the hosts will I sure accommodate some variation in breakfast menu.
