About this house rental
This house sits on 15 acres with a private pond. Relax on one of the 2 decks as you watch the wildlife and waterfowl that call the pond home. This house has 3 bedrooms, 1 with a queen, 1 with a full size and the third with 2 full size beds. There are 3 full baths, 2 with showers and one with a tub. Washer, dryer, coffee maker and a full set of pots/pans and dishes are ready for your use. The house is equipped with WIFI and a TV in the living room, but I set this up as a reminder of when I was growing up and families spent time with each other, not connected to electronics, so the TV only has over the air channels or you can use your favorite streaming service. For winter visitors, there is a propane and wood burning fireplace to take the chill off and extend that country feel. Of course if that’s not your thing, the house has a central heat and air unit. There is a selection of board games to be enjoyed or just quiet conversation in the sunroom overlooking the pond if the weather is not good outside. The house is located within 15 minutes of Bristol Motor Speedway, 30 minutes to the Cherokee National Forest and just over an hour and a half to the Great Smoky Mountains National Park. The cities of Kingsport, Johnson City and Bristol have a great selection of National and local restaurants to meet any food likes if you decide you’d rather eat out. Like to fish? The pond has bass, bluegill and catfish. Must have a TN fishing license. Have horses and want to ride the trails of the Cherokee National Forest or Great Smoky Mountains? There is a barn with stalls, a wash bay to wash your mounts after a day of riding, pasture available and a place to park your trailer (fees may vary). Kids love to see and interact with the goats and donkeys at the barn (please see the rules in the booklet in the house about this).

The home itself was very comfortable and filled our needs perfectly, but the setting was exceptional. There were farm animals nearby, and ducks and Canadian geese around the pond just outside the house, with several decks where we could relax and enjoy nature. There is a very impressive willow on the property where the geese rested, and I enjoyed seeing the many dragonflies that were around.

House was extremely spacious with 3 bedrooms and 3 bathrooms and additional sleeping option in the sunroom
We had great weather with beautiful scenery and sunsets
Also enjoyed seeing and visiting the animals
and fishing in the pond on the property

The house was nice and comfortable! We loved the decks outside right on the pond... Loved sitting outside and looking up at the moon and stars. My kids are 12 and 14 and we really loved going over to the farm to feed and pet the animals! My daughter loved petting and feeding the cows.
I would defiantly stay at this place again if we were in the area!!!

Very clean and convenient. Was not aware of the $50 pet fee. Don’t mind paying the fee, but I want to know about the fee when I book the place.

We were looking for a special place to stay for a long weekend and were so fortunate to find this charming property! The farmhouse is set on a beautiful pond with views of rolling hills, and we loved spending our mornings in the huge sunroom watching the mist roll across the water and flocks of geese land for a swim. The rest of the house is also wonderful, with comfortable bedrooms, nice bathrooms, and a roomy kitchen that has everything you need to make homecooked meals. But our favorite part was definitely meeting all the animals on Sunset Farms! The donkeys, goats, cows, chickens, mini horses, and Mister Bob the spirited quarter horse all welcomed us into their world, and were so much fun to feed and spend time with. We really appreciated Bob the host telling stories about their lives at Sunset Farms, and he even brought treats for us to give the animals. We can't wait to go back and reconnect with all of them! If you're looking for a place to rest, reconnect with nature, and make some special memories with your family, your stay at this farmhouse getaway is sure to be a treasured experience!

After our other stay at a VRBO in Knoxville, this place was a welcome change. The other review stating the pictures don't do this place justice ais spot on. This is a really scenic house with such a tranquil view of the pond and the fields around it. There was a large gaggle of Canadian Geese in the pond which were so much fun to just watch. The house itself was clean and well stocked. It is also close to all the Tri-cities.
Bob was very helpful and friendly. It was so interesting to hear about the animals on the farm, and our kids even got to feed the donkeys and the horse.
Bob was kind enough to ship our daughter's clothes to us (she forgot to take them out of the dryer).
This is definitely a place we are putting on our list.

This property is everything it says it does. We had a group of 6 of us. Plenty of space inside the home and also outside to relax. It was a great meeting place and enough space for finding time alone.
The farm animals add a great addition, especially if you enjoy animals. Wild animals were plenty also.
Any time I reached out to the owner, he replied fast and was very helpful in all regards.
This place is a great space for everyone. Highly recommend to anyone that wants to get away and recharge.

We had a great stay - enjoyed family, the Appalachian Fair and had a great time at Bob’s farm. Our 4-yr old loves Bob’s farm and is already asking when we will go back. Accommodations work perfectly for our family and Bob is very kind and responsive.

Nice place overall, needs some TLC. LR furniture low to the ground. 2 BR have beds high off the floor. As septuagenarians for the most part, these things matter. The worst thing was a family room with two fans with lights. Switch on the wall said FANS. Neither functioned. It was a very warm day, and that room was unusable. We put someone on a chair and someone onthe switch and tried all the possibilities to no avail.

Our visit is always awesome! Come once and you are guaranteed to return. Our grandchildren, ages 3 and 5, love Mr. Bob and his animals and so do we! Feeding the animals are always a highlight. The ponies were a great addition to the donkeys, goats, chickens and cows. The ducks, geese, turtles and other creatures are fun to watch. This year they tried their hand at fishing and caught 8. My husband and I love sitting outside and enjoying the sunset. This is such a peaceful place. We also loved games in the sunroom. Thank you Mr. Bob for rescuing animals and letting us enjoy and learn about them. Such a welcoming place. We are already talking about our next visit! Until then: Dewey, Doris, Nora, Nick

We had the best stay at this property! It was me and my husband and our dog. Another couple. And then another lady! The area was beautiful! Loved being on a farm! Sunsets are beautiful! The house was perfect and clean and we even had fresh yard eggs waiting on us when we checked in! The shower had great water pressure! Location was great and so close to everything!

We thoroughly enjoyed our time at Sunset Farms. Bob is an excellent host and very friendly. We had such a good time visiting the animals and chatting with Bob, his friends, and some neighbors one afternoon in the barn. We learned a lot. Our favorite activity became looking for the various animals found in the pond. Huge carp, large snapping turtles, a few bull frogs, one Northern water snake, lots of bluegill and bass, prairie dogs, Canadian geese with goslings, and the occasional blue heron. We realized the pond is a complete ecosystem and had fun trying to sneak up on the bull frogs to take a quick picture! If you startle them, they scream like a little girl and jump in the water - which had us laughing. We also spent a great deal of time exploring the area. We sure needed a break from the hustle and bustle of big cities in WA state. We have not had a more relaxing vacation and we look forward to our next stay. Thanks Bob for creating a perfect getaway for those that want to slow down. Until next time…

So serene and peaceful! Great living space , beautiful views and property just as described. We met the owner what a nice guy! You won’t want to sit and watch tv here…take a walk around the grounds, enjoy good local food, tour the caverns, etc. We’d come back again for sure!

I traveled with my family on a work trip and while I was away the kids stayed to play! The farm was great and the host educated my kids on the farm animals and they had a great time! The house was everything we needed and my son and I fished in the pond each evening. I highly recommend this house to any family.

This is our 3rd visit to the property. Children and adults alike in our group love visits with the animals, fishing in the lake, watching sunsets in the room on the lake, playing board games and being together as a family. Although all needed technology is provided, (we did catch some March Madness basketball on the large and wonderfully clear tv and the Wi-Fi is great) staying here encourages my family and I to relax and just visit with each other more. I always feel refreshed and more at peace after having visited. I can’t wait to book our next stay! Thank you!!

My family spent the weekend in the Kingsport area to attend an event at Warrior's Path State Park. The home was very clean and beyond spacious, with everything we needed for a very enjoyable visit. The house has beautiful acreage around it, and you can walk around the pond and enjoy the farm animals! The home is very quiet and is still only an easy 10-minute drive to either the grocery store or to downtown Kingsport and restaurants. We will definitely stay here again if we visit Kingsport again!

Whole Foods experience was amazing. Easy check in. The animals are awesome. The wild life added to the whole experience. Seen wild geese, muskrats, fish, ducks and a fox. None of which were any nuisance. The farm animals were fantastic to see.

This is our second visit to this property and it was just as wonderful as our first visit. Property is immaculately clean and has anything you could possibly need. We fished off the back deck, spent time visiting the donkeys and goats, and relaxed in the beautiful sunroom that looks out upon the lake. So peaceful and relaxing, it was just what our family needed and we can’t wait to visit again!

The property was just as described and very clean. The view of the pond with various wildlife and animals at the barn from the back room and decks were entertaining and relaxing to watch. A quick trip next door to the barn with the donkeys, cows, chickens and goats was an added bonus to our stay. The kitchen is well stocked for cooking and grilling. This was our second time stay at this wonderful home. We love the ease to which you can unload and walk in…and the back sitting room is our favorite….you see all kinds of wildlife, including geese, ducks, turtles and the farms, donkeys , goats and cows…peaceful .

Enjoyed our stay and recommend this property to anyone looking for a peaceful getaway. The sunroom is great for morning coffee. Plenty of space for the whole family. Multiple bathrooms, good water pressure, clean linens, felt homey.
We were in town for an event that had us out of the house during the day all week. But we appreciated this comfortable home to come back to each night for some rest.
Owner even brought us some fresh eggs from his chickens!
Pet-friendly property. Nice play for dogs to come, just be mindful they shouldn't get near the electric livestock fence or the barn where the mules reside. The owner makes sure people know this anyway, just a heads up.
