We were a short walk from Holt itself which gave us the convenience of proximity but not the hassle of looking for parking. We visited the country park and enjoyed the walk. Cromer and Sheringham were a short drive away. Closer still were Cley and an inspiring Horse sanctuary. The situation was excellent. Jim's House was well equipped and generally comfortable.Nice seating area.
I am above average height and banged my head on the kitchen door frame twice a day but this was my fault. The stairs are very steep but we were warned about this and the downstairs bathroom. It really isn't a problem for adults although it may be for families with children. Despite the two bedrooms upstairs it is a small house.

Lovely clean cottage. Booked for Xmas and decided to stay an extra 2 nights. Everything you need is supplied. A Xmas tree was also put up which made the stay even more special. Walking distance to town centre and NNR.

The property was in a nice quite location jus outside of holt, as my wife is disabled she found the stairs a challenge

Very quiet and close to town, holt is a lovely little town with lots of nice places to eat and lovely shops .and close to other places of interest
The stairs but we did know about them before our trip but did find the last few quite precarious and we do understand that it's due to the age of the cottage,we did find quite a few cobwebs which we hate to mention.

Nothing. it looks Ok on arrival but goes down rapidly after that
On entering the property, I walked into cobwebs which I had to clear away. On going into the double bedroom again more cobwebs and across the bookcase there was a large amount of cobwebs. this is not a place that was cleaned recently and certainly not that day. Bathroom smelt very damp and there was mould on the surround of the bath, and I had to clean the shower head before I was prepared to consider using it and then only the once! Kitchen cupboards were dirty and greasy on the outside and we had to wash the cutlery and crockery that we were to use as it was all not clean. The freezer had a lot of mould growing in it and there was left over foodstuff in the fridge. The double bedroom was so small and cramped that we used the room with twin beds, but these were uncomfortable, and we did not get any sleep. We only stayed one night as it was so awful and moved to a hotel nearby. The outhouse with the washing machine was filthy and the sink in there was full of stuff and looked like someone had been painting (but no idea whereas the whole cottage is in need of serious TLC).
Such a disappointment and hard to understand how it has had good reviews this year as it looks like no-one has been in there for months. See pictures below for some of what we found (the shower head is after I cleaned it!) Wish I had taken more photos before cleaning stuff.

The cottage was in an industrial part of the town but It wasn't very clean.

Stairs were very steep (which we knew about in advance to be fair) but have to find something to put down here -so definitely wouldn't suit someone with poor mobility

Lovely cosy cottage. The kitchen was well stocked with pots, pans and crockery. The property was warm and the decor appropriate. Bathroom was spacious and well fitted and there was plenty of hot water. The shower was powerful Easy to park. Excellent location for exploring NT properties and the coast which was our aim. Lots of other possibilities nearby if you had more time. We didn't meet the host but he made contact to check that all was well.
The stairs were steep and some of the treads very narrow - however this was made clear in the description and we soon got used to them. If you were looking to sit down around a table for a family meal, this would have been difficult I think. There were two of us and we ate our meals on our laps.

If I have to say something it would be the stairs but saying that I liked them because it's a cottage and things like that make it what it is,I did bang my head between the kitchen and bathroom on the low door but after that I remembered it was there,would loved to be able to take our little dog

Log fire was delightful. Shower was good and there were no leaks through the grouting of the glass screen.
Bath - the shower was great but standing and turning in a slightly curved bath in some soapy water seems risky. A rubber non-slip bath mat would be useful. Perhaps ideally in any future building plans, a walk-in shower replacing the bath might be worth considering.

The cottage was easy to find,a little difficult to manoeuvre car along the lane though. Very clean throughout. Garden was lovely although little used as we were out most of the time.
Stairs were difficult to descend so ended up going backwards, not easy in the middle of the night to use the bathroom. I cannot use a bath due to knee surgery so as the shower was in the bath I assumed safety handles would be attached to the wall. Unfortunately not. Consequently, I was unable to shower until after we had gone into town to buy a slip free shower mat to put down in the bath. Most people would be happy with just a shower for the short stay on holiday so perhaps getting rid of the bath and save water by installing a shower would be something to consider.

We are used to very steep stairs but could be a problem for some. It’s quite small so best as cosy stay for two
