"Sweet Tea on the Dock" offers the ultimate getaway. Our 7,000 sf luxury lakefront home offers 6 private sleeping rooms with king/queen beds and multiple indoor and outdoor living areas to comfortably fit your entire group! It sits on 2 acres of beautiful landscaping and gives complete privacy while offering access to everything you need.Spend your days on the expansive deck or dock, swimming or boating, fishing, kayaking, and creating lifelong memories together. Kayaks, paddle board and more included for free. Located just minutes away from great restaurants, shopping, hiking and more, Sweet Tea has it all!
The minimum night requirement ranges from two nights to five nights, depending on the season, and our seasonal pricing varies. Our minimum booking age is 30. When making a booking request or inquiring, please include the following information:

This home is located north of Atlanta on the north side of Lake Lanier in Gainesville with direct access to the lake.

• We are approx. 30 minutes to Lake Lanier Islands Resort and Margaritaville waterpark.
• We are 30 minutes to the N. Georgia Mountains.
• We are 1.5 hours from Hartsfield-Jackson Atlanta International Airport (normal traffic times).

This property was perfect for our family of 11. We had plenty of room to accommodate our large family vacation week. The kitchen was stocked with plenty of items to cook. Location was close to many stores. The dock was stocked with fun items and had space for lunches on the top deck. I highly recommend this place for families looking in the area.

Great location with everything we needed for a weeks stay. Enjoyed the kayaks and paddle board. We brought our pontoon boat and had fun on Lake Lanier. Saw several deer in the back yard. There were cobwebs in several of the rooms but other than that the home was clean and comfortable.

We have rented through VRBO for about 6 years and have stayed in some nice homes, Sweet Tea is definitely one of the best! Very well maintained, clean, accommodating to our needs, quick to response, the furniture and beds were very comfortable. We loved the large deck space it has, we saw deer, raccoons, the first white squirrel ever, and chipmunks! The boat dock was very user friendly for boaters and we enjoyed the paddle boarding, Canoeing and paddle boat that was available to us at no extra cost. Thank goodness, they had extra lifevest for us to use. The house was stocked with everything we needed, from toiletries to kitchen supplies. I also want to brag on the property manager he was amazing, very kind and very helpful. It never took him more than 5 minutes to answer. He went out of his way yo make this a enjoyable vacation.

The house is large enough for a family of 10 to spread out, and also be in the same room together to watch TV or gather around the dining table.
Enjoyed the double deck dock for socializing, board games, fishing, kayaking, paddle boarding and use of a paddle boat. However, it was a trek to go down to the dock and back. It would've been helpful to have known the distance from the house to the lake beforehand, as well as, the layout of the house.
Layout:
- upstairs= one queen bedroom attached to small bathroom and loft area open to downstairs with 1 twin
- main level= 1 king with ensuite bath isolated from other areas of house...
another king bedroom that shares LARGE, renovated jack-jill bath with access door to a queen bed in tiny bedroom.
-lower level= additional living, dining and game room with ping pong and fuse ball tables... king bed with small dedicated bath... 2 king beds that share hall bath.
-1 bathroom next to laundry room is nicely renovated ... all others are dated, with the exception of the ensuite.

This picturesque home served as the perfect backdrop for our strategic meeting and team-building activities.
The attention to detail in every aspect of the home was evident, ensuring our comfort and satisfaction throughout our stay. The spacious and well-appointed rooms provided a luxurious retreat after a day of productive discussions. We also enjoyed friendly board games on the patio, ping pong and foosball competitions. The lake was lovely and watching deer walking along the path added to the overall charm. This home left a lasting impression on our leadership team.

This property is absolutely amazing. The home is kept well. It was comfortable and homey. There was plenty of room for my group of 13. We had a wedding at the property. We had enough space to host the wedding and everyone was in awe of the setting. There were great views of the lake and the forest. We will stay again.

If I could give this place 100 stars I would. We were in town for a race, we had 9 adults and 1 child and had plenty of room! The house was definitely home away from home!! Julie and Kevin were very accommodating with EVERYTHING!! They go above and beyond. If we are ever back in the area this the only place we will stay!!!! Thank you again for opening your home to us!

This home was large and had plenty of room to spread out. The view was beautiful. The hosts did allow us to check in early based on our timing with our son’s wedding events.
None of the tvs would connect to the internet. So we were unable to watch football on Saturday afternoon with our entire family there. Which was one of our reasons we rented this home. We communicated with the host/owner several times about the problem and she was quick to respond with instructions. Her suggestions ultimately didn’t solve our problems and we had no TV all weekend.
The home is in need of updates and minor cosmetic repairs. The master water closet smelled of urine.
When checking out there are a LOT of instructions on how to leave the house. (Not just starting the dishwasher and taking out the trash) It took us an extra hour to make sure that the pre cleaning was done. We paid a cleaning fee with our rental and feel that we shouldn’t have to pre clean to this extent.

We had a lovely stay and really enjoyed all of the space - it’s just like the photos. Beds were comfortable, linens and bathrooms were very clean. The house was stocked and we appreciated the garbage bags, dishwasher pods, laundry pods, shampoo/conditioner, and hand soap being provided. The owners were quick to reply to any questions. We hung out on the dock one day and rented a boat for another day. Our stay was perfect!

We come to the lake every year for our family vacation and this was year number 14. The house was amazingly accommodating for our family with teenage grandkids. The boys shared the downstairs bath with two king bedrooms, our son stayed in the private suite at the other end. While our daughter and son in law took the master suite on the other side of the house, our granddaughter felt right at home in the "penthouse." My wife and I, of course stayed in the master suite with the locker room shower. There were two rooms we didn't use and had plenty of room the spread out. The decks and patios are spacious and plenty of areas to read and relax or get together for our evening game nights. Fully equipped with all you need for an amazing family vacation. We had no trouble with any aspect of the house. And once we found the dimmer switches for the kitchen lights, everything was perfect. The owners were available and responded to the few questions we had. We highly recommend Sweet Tea for your vacation, except for the week we want it again next year. Thanks so much for letting us stay. We love your house and Lake Lanier!

We rented the house for our family and all the Groomsmen for our son's wedding. The house itself was wonderful! Lots of space to spread out. Very clean. I'm sure it's amazing in the summer if you're looking for a place to just go and chill. Julie is a VERY responsive property manager! While we didn't get to enjoy the various decks or firepit due to the chilly weather and our schedule, the views were nice. Lots of windows!
I do wish we had known two things before going...
1) How very STEEP the driveway is. It's narrow and was slick due to the rain (which the homeowner can't control, of course, but it was concerning.) It might not have bothered some renters but I wish I had known before we had rented.
2) The water pressure wasn't so great. That would not have necessarily prevented me from renting but helpful to know in advance.
This house's location is out far enough for peace and quiet if that's what you're looking for. However, it might help folks to know that an eight mile trip - in Gainesville traffic - translated to a 30 minute ride each time we went into town or to the chapel. I just didn't anticipate that traffic would be such an issue.
Overall, we had an enjoyable weekend staying in this wonderful house.

We've had a women's weekend retreat two times in this house, and both times were fantastic! There are plenty of bedrooms and bathrooms, and the common areas are wonderful for talking, playing games and dancing. It is also extremely clean and well-stocked for cooking. We will definitely return!

Our group of all couples had such a nice stay. This house was perfect for our marriage retreat. It was nicely stocked with useful kitchen items since we made most all meals at the house. The bedrooms all had beautiful views and nice big beds. We also loved the large dining room table and other common areas that were easy for our group to gather.

We didn’t get to enjoy the house and the view, we spent most of our time in the hospital. My 5 year old granddaughter died of a bad infection that was camouflaged by a flue. We were glad to be all together in this terrible time. The hospital did everything they could. So I can’t say I enjoyed my stay but the house was nice. Thank you for asking,

The house was exactly as described and pictured online. Seven nicely appointed bedrooms all with king or queen beds. Recently remodeled bathrooms were nice, too. Plenty of space to spread out, including extensive outdoor deck areas. My group was 7 college friends who get together every October. We enjoyed the neighborhood, taking walks each day. It was too cool for boating or swimming, but we sat on the dock and enjoyed the sunshine. The property is surrounded by trees. We felt like we were living in the forest. Kevin and Julie were easy to work with and answered all of questions.

We enjoyed a long holiday weekend with family in this house. Great location (minutes from grocery store, restaurants, and downtown gainesville) but in a lovely setting. We loved the layout! several comfortable gathering places for smaller groups inside and out, and also plenty of room for everyone to be together at the dining room table or in the large den. Rooms were as pictured and online description was accurate. We loved the huge dock! well stocked with life jackets, nice outdoor furniture, kayaks and a stand up paddle board. Owner very responsive to inquiries. would definitely stay here again.

This house is amazing!! The location and layout is fantastic for any large group traveling together. You get the beauty of being on the lake and ability of being centrally located to everything. We loved how you can comfortably gather in any of the seating areas. Can’t wait to come back again!

Great Retreat
We hosted our staff retreat of 15 people. Only a few stayed over night. There was significant room for us to do all activities. There was room for us to space out and have individual time. All the windows make for a relaxing early morning sunrise breakfast, great view of the deer and beautiful sunsets. Beautiful walks to the dock. Large bedrooms. Would so it again! A place of peace.

Excellent house for large families
The property was well maintained, extremely spacious and offered all the comforts of home. We were delightfully surprised to still see changing leaves and felt like we were in a treehouse. The owners supplied all the necessary items and the house was well stocked. We had a large group and the different hang out spaces really worked well for us. I highly recommend this property!

Nice place to stay
Tons of space. We enjoyed using barbecue and kayaks. The kids each got to watch their own big screen TV. There was some minor deferred maintenance, but it may have just been things that were broken recently since the owner seemed glad that I pointed out things that could use attention.

Our group had a great weekend at this property. Excellent house for a large group, the bedrooms are private and the beds were very comfortable.
