Don't expect the Ritz, but for a "beach house" it's on point. As the listing states, it's right on the water (bay of the ocean). The tide does go way out for several hours a day leaving just sand, but many seem to like to walk out there especially with their dogs. Appliances could use replacing, but they worked just fine. The furniture wasn't the most comfortable, but you also didn't need to stress over the dog which I find more important. We didn't spend much time sitting in front of the tv anyways. (There is also a tv & couch in the basement). As a previous review stated, the porch was a little splintery. So, we brought a large outdoor runner which I left for other's to use. Just need to remember to keep the chairs on top of it so it doesn't blow away. The location was perfect. It was far enough away from other houses that you get plenty of privacy. About 7 minutes away is a Cumberland Farms for gas & coffee. Orleans is about 15 minutes away & has Stop & Shop, more restaurants and stores. Wellfleet has a cinema & drive-in during the summer. We also visited Chatham, Provincetown & Hyannis all less than 35 minutes away with more shops, restaurants, beaches & mini-golf. Do your research before you go & you will not be bored. If you don't expect a renovated space, you will not be disappointed. It was relaxing & enjoyable. We will be back. :-)

This is an updated and very clean house with a beautiful view of the bay. We stayed in December but it was still gorgeous! Kitchen is a little small and is t equipped as well as it could be, but overall a terrific place.

The house was nice, location was great. There were some bugs flying around we had to take care of upon arrival. The view was incredible, the place could just use a little tlc (duct tape on the floor for example). Overall, we had a nice time and would recommend the property!

7 adults 1 tween and 1 dog all stayed at this home mid Sept 2023..We had enough beds for everyone . We got a text for an early check in which was soo great.apon arriving the view looked amazing from the drive way . However When we stood at top of the stairs that lead down to the private beach i realized hightide is literally at the bottom step. So that means only as the tide goes out you can use the front beach.i wasn't expecting that so i was a bit disappointed at first. So unfortunately the sand is always wet.butt there is about a 10 step good sand path on side of the house that does have a small area of dry sand for those of us who desire that. So that worked out well . The lowtide is amazing.I think it goes out about 1mile and 1/2.so plenty of time to enjoy before the tide comes back.I didnt bring beach chairs.i did however find some chairs in the lower part of the house but only 1 was a beach chair and the others were like 4 camping chairs for our use. Not very comfy for the beach. so you can always text host to see if they've been replaced or bring your own and an umbrella. The deck overlooking the beach had a wonderful view as well.you dont ever have to leave it. However..the outdoor seating was dated and not very comfortable at all. They were pub style swivel chairs and only a few . There is also a bench built and attached all around the inside of the deck but you face the house not the water and who wants to sit on a wooden bench all day. Hopefully the decking furniture will be updated since this is where most people will be hanging out. But we still enjoyed it ..The grill was very clean but we did not use it. the Night sky and sunsets are breathtaking. the weather was comfortably enough to use the ceiling fans indoors but one bedroom was very wobbly and noisy and the living room one was stuck on slow. But the house stayed nice and cool at night. i think there is a.c. but we didn't need it. This was mid September. Overall house was super clean, there was plenty of room and inside seating for all. All the beds were comfortable and had full linens . Not sure if there were xtra blankets tho..didnt look..Towels were good quality and clean And every one had a set which was lovely.the showeres were wonderful.the kitchen and furniture were definitely outdated but does their job. And its a dogfriendly beach house so you feel pretty relaxed in this home. It doesn't feel like your bringing fido to a china shop..we all had an amazing stay, sunny weather, clean home and amazing location. Forgot to mention the sound of the waves and crickets at night. Its a very quiet location.if your looking for pristine this place is not for you but if your looking to feel relaxed and comfortable and not worry about a drink without a coaster under it then you'll find this to meet your expectations.I would definitely rent again but there are a few things that i already mentioned that need some attention that would make this rental more comfortable

Overall, I had a positive experience staying here and would recommend this property for a vacation in the cape. The views were beautiful, the property private, and direct access to the beach was great! There are a few things I think could use some addressing in the future to make the experience better though for future guests. The landscaping was becoming a bit too unkempt on the paths into the front of the house and the back going toward the beach. The kitchen was a bit dated and was missing some common items you'd want to have if you were looking to cook a little there (like oven mitts for instance), but it was manageable enough. Several doors, both inside and outside, need some immediate attention. Two of the screens on the outside sliding doors were not useable at all and the door to the hallway bathroom had to be forced open and shut a little each time. None of these were particularly big issues to myself or the group I was with, but would make it a bit better of an experience in my opinion.

The house was in a great location with perfect bay views and access. The house was also very clean. However, the house is in a state of neglect and disrepair with broken furniture on the deck or around outside and little things in the house that would be a quick fix, such as a broken light switch plate or a broken hook on the bathroom door. The outdoor shower didn’t work, there was no fire pit and half of the beach chairs available were broken. Would rent again for the views and location.

Enjoyed our stay but the kitchen countertops needed to be wiped down and the cabinet doors were dirty around handles. Stove very outdated. Property manager was supposed to return a call but did not - there was supposed to be a fire pit but there wasn’t.
Outdoor furniture and grill were in disrepair-hopefully will be address before summer season. House comfortable- views beautiful!

The location was awesome. Great views great sunsets but the house itself was very run down with lots of broken things. The front door didn’t close, the screens were torn, the recliner was broken, the beds were uncomfortable, the chair outside was broken, there was only 1 kayak vs 2 advertised, the master sink drain was broken, there were ants, and the outdoor shower didn’t work. For the price a lot of issues. A few of these issues were fixed while we were there but I would not return.

This was a perfect place for a guys golf weekend. The house is plenty big and the location is perfect. The tide goes way out and the scenery is absolutely gorgeous. My only complaint was that on Saturday I got a call that all of the mattresses in the house were being swapped out. So we had to strip all of the beds and make way for the movers to come and do their work. We had to remake all of the beds, which isn’t necessarily the worst thing in the world, but just all was very inconvenient during our vacation. Otherwise, there were no other complaints about this property.

As advertised - location is superb - house is generally ok, AC works fine just can’t keep up with main living area during hot days, but bedrooms stay plenty cool. Again, location is superb here - cannot be beaten.

The views with this home were beyond priceless.
The deck is perfect for relaxing. The low tide is just so cool! However the owners do not allow you to turn on the AC! We stayed the week in June and the house got up to 87!! The property management company called someone out the next day and we showed them we have no control over the “central air”.
My husband is a HVAC technician So he likes the house cool, now the days arriving were raining at night so we could not keep the windows open.
The reviews are correct about no screens on the sliding doors which doesn’t help with the bugs.
I chose this location due to the views of the ocean and the comfort of central AC in the summer.
It’s upsetting because the listing shows “partial ac” crossed out and Central Ac highlighted.

Great stay, beautiful views. House was as described. Nice quiet location and great clamming!! Only suggestions wash the slider doors they were very dirty and paint dripped on them. The view is everything and clean windows would be great. Back deck needs a little TLC and better seating. Overall excellent stay!!

Fabulous home surrounded by ocean view
This bay-facing home is incredibly beautiful especially when it is filled by the rosy glow at sunset.
The support of Vacassa's local management is prompt and effective. I had a question regarding the trash removal schedule and was able to contact the local management team and got the answer.
We (three adults and one dog) enjoyed every moment of our stay in this amazing home.

Great Location-Some Drawbacks
Location is spectacular-right on the water facing west on Cape Cod Bay. Good kitchen. Bringing your own favorite pot was a good recommendation. Dining table was large and living area was spacious. Beach access from the house was tough for older people due to the number of steps. However, there were several public beaches with easier access nearby. The house is more geared to a couple with several children than 3-4 adults since there is only on Queen bed with the rest being twins or bunk beds. There are three sliders to a spacious deck. Unfortunately 2 sliders had no screens and the other had a damaged screen. So keeping sliders open was out of the question due to mosquitoes. Contrary to what we were told, there was no functional grill available. Sunsets were spectacular, but since none of the west facing windows or sliders in the kitchen and living area had any kind of drape or window covering, the afternoon sun was blinding on sunny days. Trash removal required a call to the management company to empty the trash container in the driveway that obviously had not been emptied in several weeks.

The location of this home is fantastic - the views from the deck are beautiful, and being right on the beach is extremely convenient. We had a great time staying here and would come back again!

Great location but house not well maintained
This was our second year staying at this house. We love the location. However, Vacasa has allowed the home to deteriorate. For example, the company has known that half the kitchen windows don’t operate for at least a year and they were still inoperable during our second visit. In addition, the outdoor shower dripped constantly and could be heard from the open window of the M bed, the dishwasher had to be stopped manually (turned it on at bedtime and discovered it still running in the morning). The M bed sink was unusable because the drain stopper was broken (water would not drain), if we had a large family and had needed that second sink, it would have really been a problem. When we arrived the two garbage cans in the garage were completely full. We had no choice but to stack our garbage next to them. We were so disappointed to see that the house had not been maintained even in the most basic ways between last year and this year’s stay.

Beautiful views and open concept living space! But….
Overall, my family and I enjoyed our stay at this rental.
The views were obviously perfect!
However……… I could not rate this a 5/5, although there is no reason it can’t be with a little extra love and upgrades/repairs.
Examples: the pillows were as flat as pancakes, the light switches were too confusing to figure out (the bathroom switch is in the hallway…. Yes, the bathroom…), the kitchen was not well-stocked beyond the basic of basics, to name a few.
On the other hand, the beach related items are beyond plentiful (chairs, activities, etc.), the tv and streaming options were great, the property was private, the beach and access to it was amazing (no $ spent on beach parking if you use the private beach), pet friendly, etc.
I really wanted to rate this a 5/5, but there were too many reasons it can’t be rated as such.
My suggestion: the reviews of the renters should be seriously considered as much of what has been typed in this review has already been mentioned by others before our stay.
We will consider the rental again, assuming upgrades are in the works! In closing, I hope future renters enjoy the benefits of the needed upgrades and repairs!

This is our second year renting this house. We have stayed at several rental homes since 2020. By far, this house has the best location, it's very private and in a quiet neighborhood.
In terms of the actual house, it has become run down in the year since it's been a rental property. They made minor improvements since last year like adding slipcovers to the couch, purchasing all new area rugs, adding drapes that don't fit the windows (they only cover half) and adding smart TVs (a huge plus).
As for what needs immediate attention, the screens on the patio doors are broken and several windows don't open. Make sure you bring garbage bags because I almost had to beg Vacasa to bring some as they only start you with one bag for a 5 day stay and tell you to buy more if you need more for your stay. The kitchen had several broken wine glasses. Those should be disposed of as another review mentioned this issue and replaced with new ones. The property itself has very overgrown landscaping and a good clean up is needed.
This home’s nightly rate has soared in a year. if you are going to charge these exorbitant rates you should bring your A game. Time to make it flawless at that high price tag. They need to reinvest some of the earnings that they make by fixing the broken items.
