Great place that was very clean with an excellent location. Amenities were all there and even though it only had a kitchenette, enough appliances were provided to cook most things you would want. Though if you use the stove and toaster at the same time it trips the circuit breaker, turning off the wifi, which was fun figuring out. Some things to note is that it is a basement apartment with most windows covered by the upstairs apartment porch. This combined with Seattle's grey weather made for a very dark apartment. I needed lights on at all hours of the day. The floors are also all cement with few rugs. This made the apartment pretty cold (I visited in the summer). Definitely recommend comfy socks or slippers

We loved staying at this vacasa. Incredible location, safe neighborhood, nice and quiet and the backyard ambience is so nice especially if you turn on the water feature. Ubers only took 1-2 minutes to arrive when we ordered! Highly recommend.

We enjoyed walking around the neighborhood and taking in the Seattle sights. This basement apartment had everything we needed.

My husband and I stayed here for our anniversary. It was the perfect size for the two of us and was within walking distance to shopping, dining, and a nice sized park. The neighborhood was quiet and filled with beautiful homes.

The stay was lovely. We only wish there had been a decaf coffee option and some tea for the kettle. Otherwise everything was great.

This was our second stay at this property. The location is fabulous and apartment beautiful. Unfortunately we had a series of disappointing events. We had to move out early, but Vacasa, the management company, handled it well and gave us a full refund. To sum it up, once the heat was switched on it was permanently set at 65. (There are space heaters which did warm up the apartment, but it was unacceptable). In addition, the door does not lock from the outside properly. The door base is missing a piece & needs to be replaced. The biggest issue was a sewage leak from the utility drain. If these issues are resolved, the apartment is comfortable, has a lovely courtyard & and is in stellar neighborhood.

We had a lovely stay in this garden apartment. The space was just perfect for us. The bed was super comfy, the shower great & we loved the privacy of the patio garden. The neighborhood is absolutely beautiful and very quiet yet walking distance to many of Seattle’s sights and neighborhoods.

Short version: recommended only for people who don't need temperature controls, are 5'11" or shorter, don't care about bathtubs, and are prepared to bike or Uber everywhere.
Long version:
This really is a pretty basement unit - the patio is nice, the mini kitchen is functional, and we didn't hear a peep from the upstairs neighbors. The location is decent - some good restaurants within a 15 minute walk, and you're about 20-30 minute drive from downtown.
However, some caveats:
1) The gate was difficult to use (as others have commented). The combo they give you is *not* for the gate handle on the right, but for the mini safe attached to the left gate.
2) Despite there being two thermostats in the unit, neither has any effect on the temperature or fan. When I wrote to ask about this, I was informed that "Unfortunately, the thermostat and AC are not offered amenities of this home." I suspect that the other reviewer who complained about heating issues was in a similar boat. While the house is climate controlled, presumably by whoever lives upstairs, we found the room to get too hot for sleeping by 5am.
3) As someone who's exactly 6'1" tall, I can say that the ceiling beams are exactly 6'1" off the ground. People 5'11" and under should be fine.
4) There is no way to take a bath in the tub. The plug is spring-loaded with no way to make it stay down or to cover it.
5) If you need to park a vehicle, know that you may need to go a street or two over because the area is packed.

We really enjoyed our stay at this home in Capitol Hill. It was the perfect size for 2 adults. We used the washer/dryer, Keurig, and TV. It felt clean and cozy. Almost everything was well labeled and easy to use. We had a hard time with getting the doors locked properly on the first night, but we eventually figured it out. I didn’t realize this is going to be a basement apartment, but it was still airy and beautiful. Overall, we are quite pleased with this stay.

My husband and I really enjoyed our stay in this home. We had everything we needed and the location was fantastic. We spent a lot of time walking , so Volunteer Park being so close was nice, the neighborhood was delightful, and the local restaurants we tried were excellent. We did a lot of touristy stuff and enjoyed coming back to this ‘nest’ to relax with a movie. The garden was just lovely.

Nice basement location in a prime location on Capitol Hill in Seattle, short walk to Volunteer Park and restaurants on 15th. Lovely garden outside the door, we spent a fair amount of time relaxing outside. Good amenities, and plenty quiet.

Great small apartment
It was a clean, well maintained apartment near 15th Ave in Capitol Hill. I would definitely stay again.

This is a really lovely apartment. It was very clean and the location is perfect, in my opinion. I didn't realize beforehand that it was a basement apartment, but that was probably my mistake. The living room/kitchen wall is all window and looks out onto a private courtyard. It was very comfortable, and had everything we needed--since we don't cook when we're in Seattle (why would we?), the microwave, hot plate, and toaster oven were more than sufficient. The only complaint I have about the apartment is that there is a loud bell and verbal announcement every time you open the entry door. That was annoying, especially early in the morning when only one of us is awake and wants to go out on the patio with our coffee. I left a message with Vacasa asking if the volume could be turned down, but I got no response. Along the same lines, a device with bright flashing lights seemed to be following our movements, and that was creepy. But others might be fine with that. And it made a nice night light when going to the bathroom at night. High tech can be a mixed bag.
Vacasa, the management company. gets only 3 stars because they haver long waits on the support phone number and are not very responsive even when I do stay on hold long enough. The electricity went out in the bedroom (the dark, windowless part of the apartment) and it took forever to get hold of them by phone. They said they would take care of it but didn't, and finally we just flipped the circuit breaker and all was well. Vacasa also never responded to a question I messaged when I first booked.
I know I complained a lot, but despite that I would definitely stay there again. It's a great apartment in a beautiful house in a stunning neighborhood.

Dark and cold
The place is really cute and the furnishings and Accessories are v nice. However the photos suggest way more ambient light than there is. It’s pretty dark in there really. Probably v nice in the summer.
Major issue for me was that there was no heat and in spite of many many calls w Vacasa, no one came to fix the heat or even drop off space heaters. Even though they said they would on multiple occasions in the beginning.
Net/net, I had two freezing days w the toaster oven as the only source of heat. Very disappointed w Vacasa.

Great weekend getaway
Other than the challenging front door (which a note addressed), this was the perfect weekend getaway. Private, quiet, verrrry comfortable, and beautiful amenities. Appreciated Mitch (property manager) checking in with us just after arrival and then leaving us alone. Wonderful stay!

Snug, serene Capitol Hill suite
923 13th Ave East offered everything we needed—location, privacy, comfort— for an unexpected 10-day stay in Seattle’s north Capitol Hill neighborhood. Located in the walk out basement of a historic home one block from Volunteer Park, the unit has been recently and thoughtfully renovated with the living area opening on to a lovely, private courtyard. Everything in the unit was fresh, clean, and in working order. Services are available on 19th Ave E and 15th Ave E, a short walk away. Management was attentive and responsive. Note that the unit is listed through VACASA but can be booked through VRBO. To avoid the VRBO fee, book directly through VACASA. We would definitely book this unit again.
