Beautifully positioned on the edge of Little Pea Porridge Pond with serene views of the water through the trees, this waterfront house is the New Hampshire retreat you've been searching for. Breathe in the fresh air outside on the wrap-around deck at sunrise, head down the staircase to reach the dock, and launch one of the three provided kayaks for a quiet morning paddle on the pond. You'll come home to a fully renovated living space, where you can whip up a homemade breakfast in the open kitchen with stainless steel appliances, linger around the dining room table with a hot mug of coffee, and use the free WiFi to read the paper in the warmth of the stone fireplace. We had a great time. The home was clean & space for 8woman was good. It’s was in a great spot close to NorthConway if you want to venture out. The price for the spot was good.
The hill walking down to pond was steep. For young kids could be tricky. Wish the outside furniture was a little cleaner to sit on. We also couldn’t find any cleaning products to wipe down anything.

We really enjoyed our stay and the facilities, especially having direct access to the lake. However, the host should take better care of the cleanliness and make sure the fire pit area is safe to use. We will come back!

We really enjoyed our stay. There was plenty of room and the lake views were beautiful. I can honestly say we would rent here again. The beds were comfortable and the kitchen had plenty of dishes, etc for us to use. The couches in the family room and the basement are nice. Even the hanging chair was comfortable! It definitely felt like a home I could come back to if I was to rent again in New Hampshire.
Now for the cons...the amount of cobwebs and dust was pretty crazy. I get that you're by a lake and there are spiders and dust, but it looked like someone didn't take the time to dust in quite a while. The house could also use some paint touch up and new interior doors on the main level. The deck was full of leaves and sand that could have easily been blow off which made it kind of slippery.
Like I said though, regardless of the cons I would stay again. Nice and quiet!!!

Overall great stay , the house definitely could use some updates , location was beautiful but a very poor job done with snow removal 28 inches fell throughout Saturday we ended up extended our stay simply because we couldn’t get out

The waterfront house was everything we needed and more! Plenty of room for 4 adults and 5 children. The direct access to the water, spacious inside, fully stocked kitchen and the wrap around deck was wonderful. Will definitely rent again!

This home is not well taken care of, extremely dusty. The photos are misleading. The deck and outdoor furniture was filthy upon arrival. Every pot, pan and dish had to be washed first, food and lipstick on them. Even once I washed them they look like they have not been replaced in years. The furniture is so uncomfortable. The property was littered with Red Bull cans, water bottles and cigarette butts. Everything was cheap and falling apart. Hang a towel on the towel rack and it falls off the wall. From the marks on the wall you can see this has happened many times. Just a lack of thoughtfulness of our arrival. The bouquet of dead flowers on the table said it all. The vents are so dusty and the basement bedroom was damp and mildew. The septic needs to be pumped, we could smell it when we ate outside. We had to move the table to try to not smell it when sitting outside. Really disappointing.

Beautiful Property
This property is absolutely gorgeous! There were more than enough dishes for all of us to use, and ample parking. Communication with the host was extremely open. The only thing to note is the it's a bit of a blind driveway. We would definitely stay here again.

Great family vacation!
My family stayed here for a week and absolutely loved it! The location is close enough to attractions but far enough away to avoid the hustle and bustle of North Conway. My kids really enjoyed swimming in the lake and using the kayaks. Pinkham Vacation Rental is top notch! I would definitely recommend this property to people looking for peace and quiet.

We spent an entire week here and it was amazing. My family fully enjoyed them selves. The kids love the Kayaks and spent a good amount of time on them. The property managers were also very helpful.

The cabin is clean and pretty, and accommodated my large family. Situated on the smaller end of the pond, we enjoyed using the 3 kayaks that were provided. The large wrap-around deck and nice fire pit area were great places for the family to hang out. Unfortunately, there were a few major disappointments with this rental. First of all, there is absolutely no insulation between any floors or walls, resulting in zero privacy and difficult sleeping situations. Since this cabin sleeps 10, with 4 bunks, one could assume that there will probably be a few children staying there, as well as several adults. Conversations can be heard between floors, and any movement in the cabin is heard by all. The second issue we encountered was the very steep walk to the dock. There are make-shift stairs (railroad ties and gravel) half way down, but they are so far apart that walking on them is awkward. The hill itself is covered with rocks and roots. We had a very hard time getting up and down the hill ourselves, let alone with young children. When you finally reached the dock, it is disappointing. One corner of the dock is sitting in the water. Several of the boards are rotted, and it rocks due to the unsupported corner. When you look up at the cabin from the pond or the dock, the first thing you notice is the large concrete chimney with several large holes in it. Kayaking around the pond we noticed that all of the other cabins had very nice docks and stairways or ramps. This rental looks in ill repair compared to the neighboring cabins. The last major issue we noticed was that a disturbing septic odor was evident outside every time someone took a shower. It didn't last long, but was not pleasant while sitting outside. The layout of the cabin was very nice, with one issue that should be mentioned. Upon viewing the online description of the cabin, it was not evident that one of the "bedrooms" and what appeared to be a family room (first floor

This home was very well-appointed and very comfortable for our party of six.
With three teenage girls they made great use of the basement. It was nice to give them their own space. Property managers were very accommodating. Trash removal mid week was a little stressful with the transfer station closed Tuesday Wednesday Thursday. Did not see the option to dump trash at the real estate office until Friday. That would have been helpful as there was nowhere indoors to properly store the trash. But that was just a minor inconvenience. Great house and very close to all the attractions.

Hidden gem!
We really enjoyed our stay at this property. The house was very clean and very well set up with plenty of places to sleep and lots of room. It was decorated beautifully. The wrap-around decks were awesome and we enjoyed sitting on them daily. Our family really enjoyed the docks on the water for fishing and taking the canoes and kayaks out. We bought big rafts and floats to go to the middle pond which we did daily and floated for hours in the beautiful clean water. This was a great place and would highly recommend!!!

Weekend away
The property was exactly as it was described in the listing, the property management company was nice enough to assist us with an early check-in and the problems that arose from the door lock system, which only took a few minutes to resolve. Excellent location will probably go back in the future
