We stayed for a week in July 2024 as a group with adults and teenage children.
The house was larger than we expected! Over 3000 sq feet which is not typical for this area. The common areas (kitchen, dining, and loounge areas) felt large and spacious for our big group. All bedrooms have en suite bathrooms (a huge perk) as well as an additional half bath on the ground level.
As mentioned in another review, the 'bunk room' is more of a loft space above the kitchen. So if you have babies or adults who need quiet/dark sleeping space this might be an issue. However, we had teenagers occupying this space which has a queen over queen bunk bed and two twin daybeds so it was perfect for them. This room is also separated from the other bedrooms by the outdoor patio so we enjoyed that as well.
There was an ample supply of bikes (not all in great working condition but there are rentals close by if needed), new beach chairs, towels, and beach toys in the garage.
Only negatives would be 1) the "no music outside at any time" signs on both balconies (this may be a Newport rule but seems silly for responsible adults who are not looking for raucous parties), 2) older/stained carpeting and 3) that the ice maker/water dispenser in fridge weren't working. None of these were a big deal to us so we did not contact the host to address.
All in all we loved our stay here and would recommend the house to others looking for a classic beach vacation with all of the comforts of home! We'll be back!!

This property was perfect for our group of adults and teens. We had such a great time biking around town and spending time together enjoying the house. The location is perfect, being close to the beach and the bay and centrally located near shops and the ferry. We’ll definitely be back!

The house was beautiful and very clean. Everything you would need is provided in the kitchen. The very short walk to the beach or the bay was very easy.
Just a heads up that the bedroom 4 that is listed does not have a door. It is more like a loft. The room was huge and had lots of beds but for our teenagers that like to sleep in, the noise from downstairs was no fun in the mornings. Other wise the house and space was perfect.

We thought the property itself was great for 6 adults & 4 teens. (who shared the upstairs loft). Great home with lots of room for food. Dining table was perfect for meals & games.
Our only minor complaint was were told 5 bikes but 2-had flat tires. That’s reason for 4stars as well as slight hassle getting check in info but owner was super responsive. We would possibly rent again but quite pricey!

This house worked very well for my family. The three en-suite king bedrooms were comfortable for my two sons and DILs and myself while the large four bed “bunk” room with bath was an ideal retreat for the grands - 19, 18, 15 and 14. Although the 18 year old grand girl avoided the “boys” bathroom.
The two sleeping areas are joined in the middle by a breezy open porch perfect for reading or family fun.
The first floor is open kitchen dining sitting plus a little nook and a half bath and laundry. There are stairs. We left in better shape than when we arrived. 🙂

Easy walk to beach. Walking distance to shops food (Lombardy’s Italian Deli has the best potato salad, sandwiches, etc. ever!)
Note there is an outdoor faucet to rinse off sand before coming into the house. Wished we’d found it earlier. The garage was extremely useful as street parking is interesting near a beach. I don’t think I’d look at a house without it in Newport Beach. The house was great. Host was available if needed, which was only once or twice in a week. Thanks!

The property looks just like the pictures - everything is in good condition and works well. One block either direction to the beach - harbor or ocean to choose from. Our two year old grandson loved the ocean! I would go there again - but it is on the expensive side

A wonderful house to spend Christmas with 3 adult children. We each had enough space to enjoy time alone and with others. Short walk to the beach and bay and the bikes were an extra treat. We, along with our dogs enjoyed the outdoor spaces.

Perfect location and great, flexible layout with lots of useful facilities. Unfortunately, though, we had a few problems as it looks like the previous occupants left the kitchen in a real state with minimal cleaning done subsequently - food spilt over plates in drawers; drawers full of crumbs; a rotten tomato left amongst a display of faux fruit; pans put away without being washed; the outside grill so caked up with grease and dirt it wouldn't even light; the cooker hob and griddle needing scrubbing down; mould in the dishwasher and in a sieve - amongst various other cleanliness problems in the kitchen. It does make me wonder why we paid such a hefty "cleaning fee" when we had to spend considerable time out of our holiday scrubbing hob, grill and griddle down before we could use them, and similarly had to pre-wash all the cutlery, plates and pan before using them.
Also, the main oven on the cooker didn't work, there were various lightbulbs not working so we had to swap these around, and the outside fireplace didn't light - a real shame as we were really looking forward to spending cool evenings on the terrace. (Although the description implies the barbecue is on this terrace, but it's not, it's down by the side of the house) A lot of the beach equipment needs refreshing too - clearly a summer's worth of use has taken its toll. The beach gazebo is knackered and won't unfold or stand up fully, and some of the beach toys were broken and unusable. Really, this and lots of other small things all served to take away from the holiday experience : hardly any laundry supplies (certainly not "ample supplies" as in the listing); no sugar; the fridge filter needing changing - it's as though this house has either been left vacant for a while or no-one has done any checks or cleaning after the last occupants left (or maybe both!)
Despite this, we still enjoyed our holiday, and the house is perfectly located with great potential - but boy, does it need refreshing in places and real attention paid to cleaning the kitchen to make it suitable for food preparation.
And it really sticks in the craw how much we were charged as a "cleaning fee" considering how much of our holiday time was spent doing the cleaning that should have been done before we got there.

Balboa beach house fun in the sun!
We had an amazing time! House was a great space for our party of 13. Everything we needed to make our stay the best! Comfy beds, kitchen is stocked, plenty of room for kids, teens and adults. Fun things to do… margaritas at Cabo Cantina, Lombardys for the most amazing sandwiches, ebike trip to Huntington Beach, Duffy boat ride to dinner and ride the carousel! The best part the beach is just steps away! We will be back!

Perfect beach family getaway
A welcoming home that is thoughtfully designed with beachgoers and family in mind. Durable floors, ample counter space and professional kitchen, two patios, large eating space, large sleeping dorm space for kids, game tables, foosball, bikes, beach chairs, umbrellas, and most important with a family... plenty of bathrooms.

I think the property suited our needs. The downstairs and master bath have been remodeled and that was very nice. The rest could use a remodel as well. There were no curtains on some of master windows. The bed in the master was horrible. Did not sleep well the whole time. It should be totally replaced. There should be a warning about no air conditioning. Although the weather is usually good it should be stated clearly. In addition a better explanation of exactly where the bedroom with bunk beds is located.

Very nice property, exactly as advertised!

- no shortage of hot water!
- well stocked with kitchen, cleaning supplies and beach equipment, including beach towels in the garage and beach wagon
- en suite bathrooms
- bedroom closet on 3rd floor large enough for pack and play
- foosball table and card table were nice bonuses
- short walk to the beach, but be careful crossing Balboa Blvd with children
Negatives:
-spotty internet connection. Would disconnect periodically, making video for work difficult.
- no door to game room, so people sleeping in game room will hear people in common areas
Overall, we had a great stay!

Great house! Great location! Well equipped kitchen. Only complaint I have is we arrived with dirty sheets and almost every bed had sand. The floors were dirty as well and one bathroom was not cleaned. Food was left in the fridge and coffee in coffee pots. It was very clear that the cleaning crew did a poor job before we arrived.

Balboa Weekend
A great house with a nice layout. The patios are very nice and the bunk bed room is very cool. We loved having access to the bikes and other families will enjoy all the beach toys. It is very well stocked both in the kitchen and paper products. The location to both the beach and the bay is great. However it is on a busy street and there is quite a bit of traffic noise. The only issue we had was the TV remote wasn't working properly. Some of the buttons didn't function and made it difficult to find their football games. We didn't contact the owner since we were leaving the next day. Otherwise it is a great house and we would stay there again.

Perfect Location/Lovely House
The house was beautiful! My husband and I came with our daughter and three of her teenage friends and we all had plenty of space. The location allowed the girls to ride bikes to the fun zone along the beach and walk to the beach on their own. The bikes, towels and beach chairs were a great addition to this spacious home. The decks were a great place to hang out and have coffee in the am and dinner in the evening. Karen was easy to contact and was very helpful.

Family fun
This house is beautiful and in a perfect location. The beach right across the street is convenient and less crowded than beach closer to the piers. Loved having access to bikes and beach gear. Hosts are responsive and property is in great condition. Perfect setup for a mini family reunion. Property is as nice, if not nicer, in person as it appears in photos. We would highly recommend this vacation property and would love to stay again!

July 4th Getaway
This property is wonderful. Our family group was pretty large; consisting of 9 adults and 4 kids (ranging in age from 3 to 8 years old), yet we never felt cramped at all. The home was spotless and had everything we could have needed. The location is perfect. A very short walk to the beach and a little longer walk to the shops and Fun Zone. We took the Flyer over to Catalina Island on the 4th and were back later that evening to enjoy the multiple fire works displays that were visible from the master bedroom deck. Karen was quick to respond to any questions that I had. The only thing that was a slight issue for us was that we had 3 vehicles and had to park 2 of them on the street. We lucked out and found parking in front of the house. The two bigger vehicles (large SUV and large pickup truck) would not have fit in the garage. The third vehicle was a Subaru Outback that fit without problems. Again, this may not be an issue for others, but is something to be aware of.
We had a great time, and I would highly recommend this property to others.

Celebrating School Over!
I walked into the house and was immediately happy with it. It was clean and well-appointed. The kitchen and appliances were a dream. We used all the downstairs rooms for eating and games and movies. All the beds and linens (especially the duvets!) were outstanding and I appreciated the beach themes. The bathrooms were also great, loved the shower. My grandsons loved the fusball. And all the bikes, boogie boards, and other beach equipment were well used! Now if only the weather had been a LITTLE sunnier...but it really didn't matter. Lots of warm memories were made!
