FRONT EXTERIOR:
- Small porch area where you can stand and relax.
- Please note that to enter the home there is a small flight of 6 steps to the front and back door.
LIVING ROOM:
- Features game decor, a comfortable pull-out couch, board games, and a large Smart TV (There is no TV cable, only streaming apps).
DINING AREA:
- There is a table to seat 4 in the kitchen and a breakfast bar that seats 4 in the living room.
KITCHEN:

- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- Additionally, we kindly request that you refrain from ordering packages during your stay. Our mail is delivered to a lock box, and unfortunately, we are unable to access it on your behalf. If you do choose to receive any packages, please request that a signature is needed so you assure you get your package! Thank you for your understanding.

- We are a part of an HOA; We have rules set in place that all of our guests must follow!
- We have a private shared driveway, though no permits are needed!
- QUIET TIME: This is a city ordinance that our guests MUST follow, between the hours of 10 pm and 7 am is considered "quiet time" and we must be considerate of our neighbors.
- One last note: we do have a noise monitoring system in place called NosieAware. This DOES NOT record any audio, your privacy is our priority. This system does give us a notification if the noise levels within the home exceed a threshold set by city ordinances.
We are blocks away from the Boardwalk, minutes from other major hotels and casinos. This neighborhood is the safest and cleanest in all of Atlantic City! Right next door to historic Gardner's Basin, you'll be able to take advantage of every one of our top rated sights and restaurants from your next door grocery and deli (Cedar Market), to the best fried chicken you'll ever have at Kelsey and Kim's Southern Cafe. You'll be able to go from the AC Aquarium on the bay side of the boardwalk, to Tony Baloney's Pizza on the ocean side in just minutes.

Getting Around:
We have a private shared driveway in the back for your car when you arrive, where you may park in any spot. You can also park around the house where there is plenty of free on-street parking. For when you travel around the city, parking in AC is generally very easy, cheap, and accessible. We also have the Atlantic City Jitney ($2.50) a few blocks away that will get you pretty much anywhere you want to go in AC during your stay. But we always recommend seeing the heart of AC by taking a nice stroll down the boardwalk!

If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:

Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 10 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.
SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.
PET POLICY:
We only allow dogs for a $150 fee. There will be a $300 fee for failure to notify us of a pet present in the property.
CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.
CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.
CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.
Interaction with Guests:
We live off-site but are available via text/call/Airbnb messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner!

The property is for the most part clean. We checked in fine. We were told at check in that the property has a security system. It does not!!! The property is NOT in the safest neighborhood in my opinion. Some houses have bars over the windows, the neighborhood seems rundown and lots of the area is in disrepair. 5 or so block to the beach. We heard the cops sirens each night throughout the neighborhood and it was loud outside with people yelling. We witnessed 10 people be arrest just around the corner at the grocery store our first night.
The air mattresses didn’t work, vacuum didn’t work, downstairs toilet didn’t work after the first night. We had 6 women staying. The chairs in the kitchen were so wobbly if someone sat in them they were sure to fall and get hurt, multiple holes and paint issues with the walls. bulbs out in both bathrooms and fridge. The games they say that are in the property are missing pieces and old. When you try to get ahold of the owners you just get an automated response from a bot. We NEVER actually heard from the owner. When we finally talked to the property manager he is stationed in Texas!! So, don’t expect help. He was rude, condescending and never called us back after saying he would. The listing description is incredibly deceiving. There isn’t enough seating in the living room for everyone. One single couch( not a pull out) and one chair. Not two yellow ones. NO spare blankets. I had to use my beach towel all week. Looks elsewhere!! Not happy

A group of friends and I came to AC to see a DJ at HQ2 and needed a place to stay and this was the perfect place! We had 10 people and although the listing says sleeps 10 it’s definitely a bit tight but we didn’t care! It was the perfect size and a great price for a group of friends hanging out for the weekend. And the games were definitely a plus! We had lots of fun Friday night hanging out in the living room playing games. My friends and I had a great time!

We had 10 people and although the listing says sleeps 10 it’s definitely a bit tight but we didn’t care! It was the perfect size and a great price for a group of friends hanging out for the weekend. We visited Atlantic City for a basketball tournament at the convention center- this location was convenient and provided a safe and comfortable stay. Check in was easy, plenty of off street parking and close to the beach.

The game theme of the house was fun and included some games for us to play. The townhouse was comfortable for the four adults and two year old in our party. I loved the location because it is midpoint between the casino beaches and the uptown Atlantic city beach and waterfront park. I wish we had booked for a longer stay and I would definitely book there again.

My family had a great time staying at the Boardgame Bungalow, and we had no issues while staying there. The beach and the boardwalk are very close, and several great local restaurants are nearby.

This was a great choice. Myself and my family had a great time. Check in was easy and our host kept in contact with us the entire weekend and provided us with places to visit. The location was great for going to the beach, shopping and the casino. Will definitely use again.
