TN River luxury houseboat! ** Please note...boat must remain docked. ** This is a modern completely remodeled 16x70 Sumerset houseboat featuring 4 bedrooms and 1.5 baths.
I spared no expense on furnishing this vessel with the best and I look forward to impressing you with the quality of this houseboat! My goal is a 5 star stay for all of my guests!
The beautiful kitchen features white quartz countertops, stainless appliances, and all new furnishings. In the main living room (salon), enjoy the cozy electric fireplace and a 50" smart TV.
Each bedroom has a smart TV and memory foam mattresses. The large walk in shower is beautifully designed with large white tile and a gorgeous glass tile waterfall design.
The rooftop deck has two easily accessible entrances for watching all the beauty of the TN River. Enjoy your coffee in the morning while watching nature awake and plenty of space for dinner in the evening on the new patio furniture.
The boat is located at the quality gated Volunteer Landing Marina known for its central location and family oriented, friendly residents.
***Note: NO parties or large gatherings, loud/obnoxious behaviors are permitted on the vessel at this marina. Boat is to remain docked and cannot be moved by guests.***
***Swimming is not permitted from the boat or within 100 yards of the marina per TN State law. The gated Volunteer Landing Marina is within walking distance to downtown Knoxville, Neyland Stadium, 2 adjacent restaurants, and the University of Tennessee. Pontoon rentals are available at the marina. I offer use of a golf cart for transporting luggage and kayaks during your stay. (These items are shared between my other houseboat rentals. The golf cart must not be left in the parking area and not kept out for extended periods of time.) The greenway is located adjacent to the marina and is great for walking dogs or taking a leisurely stroll to the riverfront.
Pets permitted with approval. They must be flea/tick free, completely house trained, not permitted on the furniture and bedding, and not left alone while owners are out unless crate trained. The pet fee is $15 per pet per day and may vary due to size/breed and length of stay.
This accommodation may not be suitable for young children due to proximity to water. Parents are strongly encouraged to keep constant watch on children.
***Tennessee Volunteers home football gameday weekends require a 3 night minimum stay and only 2 parking passes will be available***

Houseboat was as advertised and very nice. Angie was fantastic to deal with and everything about the booking and stay went very well. Very relaxing and enjoyable accommodation for a couple of days in Knoxville. Would for sure stay again

This boat checks all the boxes. So much better than getting hotel rooms. View was amazing. Rooftop deck is huge. And interior has everything and is comfortable. Free Blue line bus stop nearby so no need to drive downtown. Bringing a fishing pole next time!

Our host Angie provided the most beautiful and comfortable venue on the Tennessee River. Complete with kayaks we spent hours paddling up and down the river viewing wildlife and the beautiful surroundings. It is in a perfect spot. So peaceful and quiet but just a quick trolly ride to all the fun of Knoxville’s downtown area. Angie is a dream host. She met us on the golf cart to get our belongings on the boat, took time to show us all of the wonderful details and was incredibly responsive and so kind throughout our entire stay. The boat was beautiful and so well appointed and everyone on the dock was so friendly and gracious. We can’t wait to come back!

I cannot say enough about how wonderful our stay was on Angie’s houseboat! She truly went above and beyond our expectations. We had great communication before we arrived and she was always available during our 10 days if we needed anything! The houseboat was immaculate! Without a doubt, we will be back!!

Angie’s houseboat was amazing! Updated,clean and modern! Angie was amazing to work with. Loved our mornings on the back deck over looking the river. Quick walk into town or you can take the free trolley. We hope to make this an annual tradition!

The houseboat is nicely appointed and surprisingly roomy even for 6 people. We enjoyed the kayaks and fishing and hanging out on the large patio on top. Very quiet at night. Highly recommend!

Can’t say enough about how great this trip was. Seamless checkin, great communication, accommodated early arrival/late departure, clean, well appointed - and right downtown! Plenty of room to sleep for our party of 7, and room for entertaining guests. We enjoyed walks downtown, jogs along the riverfront, biking the Urban Wilderness, paddling the river in the kayaks and entertaining friends and family aboard this magnificent vessel! We will definitely return.

We had a wonderful experience. The boat was clean and spectacular. Walking distance to where we were going and restaurants. Peaceful and loved the location. Cleaned and well stocked with what we needed. Plenty of sleeping space and we will be going back.

Our family of four (husband and I and our two kids, ages 13 and 10) found such a gem in Angie’s houseboat rental. Our kids said this was their favorite stop on our five-stop road trip around Tennessee and Georgia. Angie greeted us upon arrival and gave us a tour as well as suggestions for places to dine and see. She keeps the place immaculate and adds lots of extra touches. We all slept like babies and had a great time exploring Knoxville. My son especially loved fishing right off of the back of the boat where he caught several large catfish. We highly recommend Angie’s houseboats and will return!

Excellent communication. Houseboat was exactly as stated and even better than expected. Easy to get to, easy to get downtown (free trolley is about a 5 min walk).
Ruth Chris and Calhouns restaurants are located right at the marina. We took trolley to town. Very short ride. Bird scooters are available in town. Uber was also readily available and very inexpensive compared to Connecticut (at least off season).
The boat had everything we needed. Some very nice extra touches such as snacks and coffee. Everything was very clean and good quality. Beds were comfortable. We wish we had more time to spend there so that we could make more use of everything on the boat. It would have been nice to stay in for a night and grill and relax on deck.
If you are going downtown Vidas was excellent (tapas), The Saturday market was big and had a great selection. Peter Keen Library (speakeasy) was great for craft cocktails). It’s in the Oliver hotel.
Angie was a great host and when we come back to Knoxville we will definitely stay here again.

We rented Angie's houseboat for a baseball showcase being held at UT: Leyland Stadium. The location was incredible. We were able to walk/bike to restaurants and downtown while being able to come back to a luxury space that seemed miles away from the busyness of the city.
We came with an entire baseball team and were able to rent pontoon boats and go on a dinner cruise that was able to accommodate our entire squad or 36 players and family members. We walked from our slip, about 50 yards for both activities.
We have traveled to all corners of the world and I cannot count how many rentals we have stayed at. This one was by far the cleanest, most equipped and easiest rental we have ever experienced. Angie really works hard to make sure everything is perfect for your stay and it shows from the moment you book. Most places you need to take extras (detergent, laundry items, soaps, towels, etc.) but we could have literally just brought our clothes and toothbrushes and been just fine. Angie supplied a golf cart to load luggage, bikes (and good ones) for ease of travel and kayaks that entertained for hours. Not to mention the welcome snack basket, coffee bar and waters to drink!
We will booking again soon but this time for a girls weekend. You will not regret renting this one!

We had a great time on this houseboat. The boat is very clean, updated with fun decor, spacious, and the host is friendly and generous. We enjoyed use of the bikes and kayaks as well. The location is perfect for walking to everywhere we wanted to visit in Knoxville. We never moved the car from the parking lot. I would highly recommend renting this houseboat!

I was in town for a convention with 2 other co-workers and we decided to roll the dice and book Angie's house boat. It turned out to be one of our favorite work trips ever due in large part to how cool the accommodations were.
The living and sleeping quarters we all very comfortable, but it was the outside space that sealed the deal for us. Having a drink on the top deck of the boat after a long day of work was a perfect way to unwind.
Proximity wise, it was an easy walk to downtown and the convention center, and there is a free trolly that stops close to the marina for the longer trips or when we just didn't feel like walking.
We would definitely stay again.

We had a great trip to Knoxville! Angie is a great host, super responsive and able to answer all of our questions.
The property is exactly as pictured. Well-appointed, super clean, and beautiful. It was chilly, so we did not get outside as much as we’d hoped, but the outdoor spaces were amazing… the bikes and kayaks are an added bonus.
Angie provides access to a golf cart which makes coming and going so much easier. Her check in and check out could not be easier.
We were in town for a family graduation and looking for more of an adventure than a hotel stay. This property was indeed that. We would all go back in a heartbeat.

Angie is a great host. This property is outstanding. The beautiful houseboat is conveniently located, beautifully decorated and very clean. I highly recommend this property. We went to the UT / Miss State baseball games on Friday night and Saturday during the day. The University and Chris Ruth’s and Calhouns are all within walking distance. Go Vols!

Location is convenient to downtown venues. 10 minute walk to the Tennessee Theater. Very comfortable for six adults. The host, Angie, was helpful and friendly. It was fun to be on the river.

"TN River Luxury" is an apt description of what we experienced on Angie's houseboat. Inside, it felt like we were staying in a high-end vacation home. It was beautifully decorated and spotlessly clean. Outside, two levels of ample deck space provided numerous comfy spots to sit, relax, and enjoy views of the river. Great proximity to downtown Knoxville and the University of Tennessee. We would stay here again in a heartbeat!

We came down to visit our UTK student and go to a men's basketball game. The boat is in such a convenient location and we were able to walk to Calhouns and the arena. It was relaxing to be on the river and we enjoyed hanging out both inside and outside the boat, and it had everything we needed. Angie was super helpful and was available with any questions we had. Would definitely stay here again!

Staying aboard this beautifully renovated houseboat was a unique experience we'd recommend in a heartbeat. Angie was a gracious host, meeting us and showing us the ropes, then leaving us to enjoy the relaxing accommodations.
We fed ducks off the back of the boat in the morning, walked all around downtown Knoxville during the day, and rested in style each night. I'll definitely be checking to see if any of Angie's boats are available next time we're in Knoxville!

Overall a positive experience. Host tried to help in anyway they could. The weekend we were there just happened to have a music festival across the river which was quite loud. I would advise just checking the area for these types of events if you're looking for a peaceful weekend. Also, if you like a very firm beds then you will be happy, otherwise I would suggest somewhere different. It was nice yo be able to walk to the restaurant next door. I was also thankful for the golf cart access to help with luggage.

LOVED every minute staying in Angie's luxury houseboat. You can tell that a LOT of time and effort was put into the design and decor as well as the MANY little "extras" to make your stay comfortable, cozy and memorable. My wife and I stayed 4 nights and truly enjoyed it from the first moment. Where to start? The furnishings, the romantic lighting, the view, the peaceful setting, a great location near everything, and the snacks are only the beginning. Just the comfy hammock up on the rooftop deck was enough to make us want to stay longer! Angie is SO nice and so helpful with lots of hints and ideas to make your Knoxville stay a fun getaway. This place truly is a treasure!

We could walk to downtown, market square, restaurants, the paddle boat. Angie also had bikes and kayaks for us to use. So much fun!
My kids and grandkids and I enjoyed everything about the houseboat! Angie was a wonderful host and she made sure everything was perfect. We took the trolley into town, could walk to two great restaurants and loved watching all the river activities from the boat decks! Thank you Angie for a very cool vacation in 100 degree heat!!

The most unique experience
This property was amazing! Wonderful downtown location on the river. The house was beautifully decorated and had all of the amenities you would need. Incredible decks on front and top of the boat to enjoy watching the river and sunset. Our pups were also welcome. Angie met us when we arrived and helped us bring our gear to the boat via golf cart. Shared great insight about the city. We loved this trip and will be back!
