About this house rental

This 4bd/2ba home is located on a 1/2 an acre with stunning views of Pikes Peak! Enjoy cooking in the updated kitchen with beautiful mountain views. Unwind in front of the large screen TV in the family room, or take a zoom meeting from the designated workspace. Outside you will find a cozy circle of outdoor seating, the perfect spot for your morning coffee! Traveling with kids? They will love our newly constructed playhouse!

The main floor features original wood floors throughout. Natural sunlight pours through the large window in the living room and dining area. In the well-appointed kitchen, you will find everything you need to make a home cooked meal, including small appliances, cookware and a variety of spices. The king bedroom, queen bedroom, and full size bath complete the first floor.

Make your way downstairs to a find a cozy family room perfect for a movie night-in. Larger groups will be pleased to find that the sofa easily converts to an additional queen-sized bed! The large laundry room is complete with an iron, garment steamer and folding table. You will find two additional bedrooms downstairs, one with a queen bed and the other with two single beds. All of our beds have supportive memory foam mattresses, so you can get a restful night's sleep! A second full bathroom completes the basement.

In addition to the outstanding views of Pikes Peak, you will also likely get a glimpse of Colorado wildlife while enjoying the spacious yard. Majestic wild deer and adorable rabbits make frequent visits to the space. There is a private driveway where you will have plenty of room to park two vehicles as well.

Guests have access to the entire property and the driveway located on the left side of the house.

We strive to give our guests as much privacy as possible during their stay. Occasionally you may see our gardener or someone stopping by to move the trash cans for pickup. If you’re experiencing any issues or just have a question during your stay, we will be available to assist you. Please don't hesitate to send us a message on the app.

Located on a quiet, residential cul-de-sac, the back of the home is nestled up against an open area with unobstructed views. Everything you need is available to you within minutes, including downtown, Garden of the Gods, Old Colorado City and more! The I-25 freeway is just around the corner making your day trip to Denver or Boulder a breeze!

• Please be advised that we ask all guests to complete our secure, online guest verification portal after your reservation is created. Similar to hotel requirements, we ask that guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity and pre-authorize the $500 security deposit. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL.

• Sometimes unexpected events can interrupt travel plans, especially during these uncertain times. We strongly recommend purchasing CFAR travel insurance to cover your expenses in the event that you must cancel your reservation.

• Please treat our place with kindness and clean up after yourself. We do ask that you remove your shoes and try to keep the space in similar condition to which you found it.

• Due the allergies of some of our team members, pets are not allowed at the property.

• We are surrounded by good neighbors. Please be respectful of their homes and their peace by following the rules and keeping the noise level low. Quiet hours are from 9pm to 9am.

• Our cleaners are very busy with multiple turnovers each day. We will charge $20 for each 20 minutes, to our guests that checkout late without prior approval.

• Absolutely no parties or events, exterior cameras are monitored to help prevent this. We charge will $100 per person, per booked night for any additional guest that is not disclosed on the reservation. If you plan to have visitors during your stay, please let us know in advance.

• For reservations longer than 14 days, one mid-stay cleaning is required for every two weeks of your reservation. We will send you a separate request for payment of the additional cleaning fee(s) after your reservation has been made. This will be invoiced at the same rate as the cleaning fee associated with your reservation. If you prefer a specific date or time, we will do our best to accommodate you based around our cleaning schedule.

• Prior to checkout, please wash and put away your dishes, wipe down surfaces and put your trash in the bin. If any sofa bed linens, crib linens or additional blankets have been used, please leave them out and do not put them away. Place used towels and bathmats in the laundry baskets. Set the thermostat to 68°F, turn off ceiling fans and inside lights, close and lock all windows and doors before you leave. Housekeeping will handle all the deep cleaning and laundry. Our regular cleaning fees are based on the expectation that guests do some general tidying up before their departure. If the housekeeper discovers an unreasonable mess, an excess cleaning fee equal to double the amount of the cleaning fee associated with the reservation will be charged to the guest.

• Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please use grey washcloths to remove makeup and white washcloths for bleaching products. Unsalvageable linens will be charged to the guest.

• This is a family friendly home. We simply ask that you keep an eye on your children for the duration of your stay, to ensure their safety and the integrity of the home. Wildlife does enter both yards and they will jump the fence, so be sure to be on the lookout. We want our young guests to enjoy the play structure in the yard. Please just note that we are not responsible for any injuries or accidents that may occur in the process.

• We will welcome up to two dogs under on a case by case basis. Due to allergies, WE DO NOT ALLOW ANY OTHER PETS. Please contact us prior to booking with your dog's breed, a bit of background on them, and let us know if you agree to the following pet rules. We charge a $100 pet fee to cover cleaning. This should be collected at the time of booking. If we are notified of your pet after booking, we will send you a separate request where you can remit payment. Your dog(s) must be fully housebroken and over 1 year old. Your dog(s) must be on a current flea medication regimen. Do not leave your dog unattended at any time. If you leave the home the dog must either go with you, or be crated. We do not provide crates. Please pick up after your dog and dispose of pet waste immediately. We will charge an additional $100 fee if pet waste is not cleaned up, to compensate our housekeeper. If barking becomes an issue, I may have to ask you to shorten your stay. Dogs are not allowed on the furniture (sofas, beds, etc.)

• No smoking, vaping or e-cigarettes allowed inside the property. All smoking must take place at least 20 feet away from the house. We are 420 friendly, however out of consideration for our other guests we ask that you only smoke outside. Please properly put out and dispose of any butts or other smoking materials. Smoking indoors will result in a fine of $250 or the full cost of smoke remediation service, whichever is greater.

• No open flames or candles are allowed on the property at any time.

• Please note that in order to comply with city limits, infants and children will be counted as adults.

• Accidents happen. If you do happen to stain or break something during your stay, please notify us immediately via the platform messaging system. We almost always have guests checking in and out on the same day. By notifying us in advance of any damages, we will be able to make sure the home is in proper order for the following guest.

• Please note that our driveway is located to the left of the house. Please do not use the driveway on the right, it belongs to our neighbor and is their private property.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise and agree to the following statement:

I FURTHER AGREE to INDEMNIFY, DEFEND AND HOLD HARMLESS the releasees against all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
I FURTHER ACKNOWLEDGE that Releasees are not responsible for errors, omissions, acts or failures to act of any party or entity involving this Activity on behalf of the Releasees. If I should require medical care or treatment, I authorize Hiplandia LLC and affiliates to provide all emergency medical care deemed necessary, including, but not limited to, first aid, CPR, use of an AED, emergency transport, and sharing of medical information with emergency personnel. I further agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment. I am aware and understand that I should carry my own health insurance.
I hereby acknowledge that I have carefully read this “waiver and release” and fully understand that it is a release of liability. I expressly agree to release and discharge Hiplandia LLC and affiliates and their Releasees from all claims or causes of action and I agree to voluntarily give up or waive any right to bring a legal action against Hiplandia LLC and affiliates for personal injury or property damage. To the extent that statute or case laws does not prohibit releases for ordinary negligence, this release is also for such negligence on the part of Hiplandia LLC, affiliates and Releasees.

My family of 5 stayed here in July and everyone thought it was great. The host is exceptional and has thought of every little thing - even phone chargers on the bedside tables! It is very clean, beautifully decorated, and (as the listing says) is truly well-stocked with everything we needed. The location is very convenient to Old Colorado City, Garden of the Gods, and I-25. It is on a cul-de-sac and is very quiet. From the back of the house, you can see Pikes Peak! The check-in and check-out process was very easy and the host was great at communicating with us during our stay if we had questions. She even put her cell # in a binder to welcome guests to the house, with local information on things to do, restaurant suggestions, and other local tips. Definitely recommend this home to anyone traveling to Colorado Springs!

Greta was a wonderful host and her little house looking out at Pikes Peak was the perfect gathering place for family as we came to The Springs for our sons USAFA graduation. Super clean. Smelled good. Great amenities! Plenty of space and super comfy beds for 9!

Convenient & private location in a quiet neighborhood. Home has plenty of room to spread out for a large family. We enjoyed all the bunnies & occasional deer in the backyard. The host is very responsive and accommodating.

The house and property are well maintained and we were very comfortable. The kitchen is well equipped and the rooms are nicely furnished. The neighborhood seemed clean and safe, and it was very easy to get around town to see the local sights. We thoroughly enjoyed every moment of our stay.

Our family of 5 enjoyed our stay at this property. The home looks exactly as pictured and included all of the neccessities (shampoo, conditioner, and shower gel are all in the showers, toilet paper is stocked, kitchen had everything we needed as well). The view of Pikes Peak from the backyard and kitchen window are really nice. We did a lot of excursions in the area, most within a 20 min drive, and took a day trip for rafting and to the Royal Gorge. We never ran out of hot water despite running back-to-back showers and we had plenty of towels. The laundry area was a nice bonus as there are two washers and two driers so we were able to quickly run through our laundry and a do a load of towels (laundry soap and fabric softener were available as well). The lower level family room was perfect for us to hang out in and watch a movie one evening too. If you are traveling with a larger group than 5, I would just note that the bathrooms are small with very limited counter space and there are not mirrors in any of the bedrooms. So, if you need more space to do hair/make-up while others are showering, then bring a mirror with you. Host was friendly and checked in with us too.
