Landgate House is a beautifully refurbished detached Cotswold stone holiday home which sleeps 12+4 guests, in five well-appointed bedrooms, with the +4 option being 2 x single beds in the cinema room and a double futon sofa bed in the open-plan mezzanine, both available on request, with four spacious bathrooms. Laid out over three floors, this property provides ample space for all to enjoy, with two spacious living rooms both with cosy wood burning stoves, a cinema room and a well-equipped kitchen which seamlessly connects to the stylish conservatory dining area, which offers stunning panoramic countryside views, creating the perfect space for entertaining with friends and family. Finished in a contemporary style, this wonderful dog friendly home has a large garden and is located in the heart of the Cotswold.

A large one and half acre garden, which offers spectacular countryside views and is mostly laid to lawn. Located directly outside the property is a terrace, home to large outdoor table which is surrounded by a rattan sofa and stools, providing seating for 10 guests, creating the perfect environment for al fresco dining. The vast expanse of lawn is bordered by a variety of trees and shrubs, with plenty of space for children, adults and dogs to play. Please note that as the garden is not completely enclosed, therefore children and dogs should be supervised at all times.

The property’s garden is mostly enclosed, however there is no gate on the driveway. Young children and pets should be supervised outside at all times due to small hidden drops and gaps in railings, and it may be possible that they could get out into neighbouring properties or onto the lane outside the house
The property is laid out over three floors and there are low sloping ceilings and beams in the Cinema Room and mezzanine space, as well as steep stairs directly outside the Cinema Room, which guests need to be careful of, especially at night. There is a stair gate on the Cinema Room door for safety, but this room and the mezzanine space are better suited to teenagers rather than young children
Although fully protected by railings, guests should be aware that there is a drop outside the door from the utility room. Likewise, the master bedroom balcony has a drop down to the ground. To the left of the front door there is a drop as the garden slopes away, again with railings in place. Due to these potential hazards inside and outside the house, young children should be supervised at all times
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk

A great spot from which to enjoy a large family get together. The location and gardens are fantastic and plenty of space to enjoy. Some areas of the house are looking a little tired, but it didn’t impact our stay. Thank you.

We went for a weekend away with 8 adults and 7 children. Great house and space. Cinema room is good. Garden is lovely and spacious so we could play outside all weekend. Village has a park, two pubs and a cafe and great stocked shop. Lovely countryside walks on the door step. definitely recommend Landgate house we will be returning. Only problem we had was the bbq was unavailable and we had brought bbq food to cook.

Three generations of our family had a great time. Landgate House was just right for space ,comfort and situation. It was spacious and well-equipped and the large garden was a bonus for the children and the dog.

The property was as described the view was stunning there were plenty of places to visit covering the childreng with us,from the youngest at 2 years to the teenagers.
Only flaw was the main bedroom en-suite shower having missing tiles and not usable.

The house was a good size for we 9 mature ladies. We could all enjoy the chilly winter weekend snuggled around the log burner in the living room though it would have been a struggle with more people. The beds and bed linen were excellent so we all slept well.
The kitchen could do with a good sort out - crockery pans and utensils in drawers and cupboards were a complete jumble so it was hard to find things and know where to put them back. The microwave hadn’t been cleaned and we were left with no tea towels or oven gloves - although some were delivered to us on Sunday after we messaged.
Apart from these minor annoyances it was a great stay and the fabulous Friday dinner at the Blockley Cafe was the highlight!

Landgate House is wonderful, with a fabulous garden in a beautiful location. Good sized bedrooms and a well equipped kitchen for our family group with more than enough space for us to get together for playing games. Plenty to see in the local area as well as further afield. A great introduction to the beautiful Cotswolds.

Excellent property for family gatherings especially if the weather is good as the outside space and the view is fantastic. However if not such good weather there are 2 small sitting areas with sofas which would split up your party. The dining/ kitchen was a good size but due to the conservatory glass was always very warm. Very good quality linens and bedding although some of the bedrooms need a little updating ie the en- suite facilities. The cleanliness of the property was ok really needed a good deep clean especially around the windows and the sills. Excellent kitchen utensils everything you needed for a large family gathering. The village is lovely so the location is perfect with an excellent shop/ cafe and local pubs all walkable from the house.

All good on the whole, great location and big house with a great garden. Few bits just to provide feedback although didn't spoil our stay. The house is getting a bit tired, I was informed the bedroom downstairs didn't have a carpet due to a leak but this had clearly happened a while back and not yet corrected. It would be a good idea to supply a few more dish cleaning products considering it's a house for up to 16. One tiny dish cleaner quickly becomes worn out, and a few cloth's to wipe down would be good. Equally, a spare toilet roll in each bathroom would be useful. The house needs a good clean from time to time although appreciate this is difficult in high season. The info pack says the bins are emptied on Tuesdays but it appears to be Monday so we missed this and the outside bin hasn't been emptied for a few weeks now.
Otherwise booking and information etc very good and would use Stay Cotswolds again.

Landgate House is in a great position, wonderful views, not overlooked with a massive field/ garden ideal for dogs and children. There were 16 in our party.
Rooms are a good size and the house is furnished well, kitchen well equipped. Beds were very comfortable with good cotton linen. Bathrooms were fine. Overall a great place for a family gathering. We managed to eat as a group by putting the 2 tables together as suggested. We made use of one high chair for our 18 month old grand daughter, we had to clean it before use.
The outdoor terrace was great, the only issue is carrying food etc down the windy stairs for the barbecue as it's on the lower level.
We had a couple of minor issues. Rain dripped through the conservatory roof, in one spot over the table, but the rain was torrential.
All the carpets could have done with a clean, several spots and marks.
Although generally clean, some surfaces were dusty, some dead wasps on window cill and under sofa in lounge.
The 2 double bedded room downstairs was missing its carpet, just a few rugs on part of the floor. Advance warning of this would have been helpful.
Blockely is a charming Cotswold visit ideal for walking, with a great community cafe, a nice play area. We enjoyed walking round the village and looking at the church (location for filming Father Brown series).
We would love to visit again.

Landgate worked perfectly for a family get together, plenty of space in the house which is set in huge grounds with stunning, unspoilt views. Bedrooms were clean, spacious and comfortable. The kitchen is very well equipped with everything you could need and access to a BBQ was a great addition for us. Lots of space to park cars and completely private. The location allows you to visit places locally, we went to Batsford Arboretum and Broadway Tower. A couple of very minor improvements such as a wider range of children's dvds (only one available) and a small music speaker would be my only suggestions. We definitely hope to return to the house in the future!

The check in process and communication was great. The property itself is in a brilliant location in the very quaint town of Blockley. The house had good rooms and the garden is huge. The first thing we noticed on entering the property was the smell of parafin due to the oil heating system. Unfortunately this smell was so strong it ruined our stay to some extent. The bathrooms are a bit dated and we had a leak down to one of the bedrooms from one. We were a party of 13 and overall the kitchen was well equipped but lacked some basics that we would expect such as small frying pans and oven gloves. Whilst the garden is big, it is empty apart from a set of wicker furniture. With kids, it would have been nice to have a swing set or similar to encourage them outdoors. It was a good stay but a few things definitely need improving.

We had a lovely stay over Christmas in Landgate House. Blockley is a lovely Cotswold village; lovely walks and a great shop and cafe. The house accommodated us well, although it is definitely a struggle with 16 there. The space in the main lounge is limited to 8 comfortably but there is a lounge area downstairs too. We could only sit 10 comfortably around the dining table, although all children are adult sized now! The kitchen is equipped amazingly, the best I have ever stayed in. Cooking and serving a Christmas dinner was a breeze, plenty of pans, roasting trays, steamer etc. The views from the dining area are stunning!

Stunning views, warm, good configuration for our group, comfy beds and snuggly duvets. Our accompanying dog loved the garden and the pet bowls, bed etc was a nice touch. The only complaint we had was regarding the cleanliness of the kitchen and main reception rooms but the property manager dealt with this appropriately. The property described it as refurbished but that must have been some time ago. Overall we had a great gathering and would recommend the property to groups.

Just come back from a wonderful long weekend at Landgate House in the Cotswolds. It was perfect from start to finish for my 70th Birthday. The children loved the cinema room and had great fun playing cricket in the huge garden.
We had a lovely celebratory meal at the Eight Bells Inn Chipping Camden where the staff were friendly and very helpful even providing custard which wasn’t on the menu.
I have hundreds of photos of this wonderful weekend which I shall cherish.

Beautiful views from Landgate House
We've just enjoyed a wonderful weekend at Landgate House to celebrate joint family 70th birthdays with kids and grandkids. The house was more than we could have expected. The view from the dining area is just superb and it's one I will hold in my memory. Enormous garden, slightly sloping so the croquet set we brought didn't get unpacked. Plenty of room for the children to run around and have fun.
Beds were very comfortable and cozy soft, all very clean. Two sitting rooms so the little ones could do their thing away from grown ups.
Two big fridges and a small freezer, which held everything we needed. Nice to have dishwasher tabs provided and the milk and cake in the fridge on arrival was a nice touch too. Could have done with a few more toilet rolls in the main bathroom but the shop is just down the road so not a problem.
The house is lovely, looking a little tired but still highly recommend, and we would book again.
You must have the full English breakfast in the Blockley Cafe on your last morning....amazing.
