The property was comfortable and very convenient. It was well equipped and in a lovely neighborhood. The bathroom is very small, and a bit of a squeeze. The only problem we had with communication had nothing to do with the property, but with VRBO: Every time I clicked the place indicating "click here to go to "Access your rental" I got a message telling me the site was not working.

Everything you can need for a great price. The neighborhood felt very safe!

My daughter and I enjoyed our stay! Will use this property again if it’s available when my daughter moves back into college!

I was looking for a reasonably priced, no-frills place to stay near American University and this was just what I needed. It was clean, quiet, close to transportation and Elizabeth was super responsive.

just what we needed to have a short stay near the city

It was a great few days off. It was great having a washer and dryer handy, making it easy to keep clean clothes.

This is listing is pretty much what you see is what you get! It's a basement studio apartment, and there's not too much space to move about, but it's got the necessities and even a few extras (the window AC unit was heavenly in the summer heat this week). Being in the basement, the walk around the side of the building and the landing had some critters but not overwhelming. Only had a few sightings inside. The furnishings and decor are all pretty dated, but function well. Bed is really comfortable. Bathroom is pretty small/tight which wasn't a problem for us but if someone in your party likes to spend extended time getting ready, doing makeup/hair it would be challenging. And not much counter space but there's a wall mirror vanity that comes in handy. The space is definitely not ADA accessible with the stairs down to the basement and tight quarters. There is a separate entrance to the area, which is off to the side of the house, away from the main home areas. The owners, also your upstairs neighbors, were overall quiet and not bothersome at all in that regard. The closest metro stop is a solid walk, so if you're relying on public transit, just take that into account, but it's doable (we did it for 6 days!). All in all, it was a really affordable options with some character being in an older home and different space, but fit all of our needs and we would definitely stay again! If you're just looking for a place to sleep and plan to be out an about most of the time this is it!

Very good stay and in a beautiful area if DC

This property was perfect for someone like me, in town for work, who needed a home base with all the amenities of kitchen, bathroom, Wifi etc, as well as laundry, which I did not need, but is available. A great place to stay!

The place is in a nice residential area, a lot of trees, quiet, some parks around, walking distance to the metro station (15 minutes) or by bus. We parked the car in the street for 3 days, no problem.
It is like a small studio, very clean, cozy, everything included. The host put small details that increase the feel at home of the place. We really like it. If we go back to Washington, we will try to rent there again.

It was like staying at a friends house. Laundry, netflix, kitchen, frig, microwave, clean, comfortable. I forgot something and they provided it instantly. I wish I could stay here every time I visit. Thank you so much!

The apartment was a basement so darker than I expected. Everything I needed was there. Comfortable bed and couch. Would’ve liked a desk or table for studying. Elizabeth was great with communication. A real bargain!

Just what we needed, not far from public transportation. Loved having a kitchen, and do a load of laundry. Thank you for the stay!

Comfortable stay, nice accesoires like washing machine, tv with netflix, föhn. 15 minutes walk to the nearest metro.
Would be nice if their would be oil/butter for cooking.
Lady was helpful to find everything in the appartment, reacts almost immediately on questions

Quiet beautiful neighborhood with a 15 walk to the Metro. Nicely stocked kitchen that made breakfast very convenient.

Lovely little apartment with everything you need! Easy check-in, well-cared for, and well-appointed garden studio, with a full kitchenette, comfy bed, good-sized bathtub, and awesome tv with netflix. Thoughtful details, like fresh bottles of drinking water in the fridge, which was especially appreciated after a long drive. The property owner was also so kind and accommodating with a last-minute check-in change request. Quiet neighborhood near American University, lots of restaurants and some shopping too within walking distance. Ample street parking, and quick and cheap ubers everywhere you want to go. Will stay here again, awesome property and awesome host!

To potential guests:
Carefully read each and EVERY review to evaluate if this property is right for you.
This is not for you if you have mobility issues or size issues. You must descend stairs to enter and the ceiling is low. This is not for you if you demand absolute and utter perfection.
This is for you if you...
would be happy to focus on the many wonderful positives and are willing to overlook blemishes and imperfections of an older basement property.
Incredible aspects:
Absolutely amazing value!!
Fantastic perfectly safe neighborhood
Beautiful 12 min walk to metro
FREE parking!!!!!
We saw overnight parking in DC for almost what we payed for this room. If you have a vehicle to park, the free parking can save you tremendously.
Full and well equipped kitchen with full size refrigerator and thoughtful extras in the kitchen
Washer & dryer & detergent
Super hot water
Nice towels & linens
Comfortable size full bed
Comfortable pillows
Dark and quiet when it's bedtime
You cannot hear traffic
It's a very peaceful location
Closet with hangers
Chest of Drawers
I like having places to organize all my stuff after I unpack. I was able to really get comfortable and feel at home here.
My suggestion to owner- please install security locks on the interior of ALL doors. I think it is important for the peace of mind and safety of guests to be able to lock all doors from the inside so that no one, including the owner can enter once a guest is in the room.

This room is small, but comfortable, and has all the basic necessities for a nice stay. Brita Filter, Kuerig machine, pots and pans, cups, plates, and bowls, are provided along with a Fridge, Microwave, stove, and oven. The bed is comfortable and the neighborhood is quiet, making for nice sleep. the house is a 15-25 minute walk away from both the Tenleytown AU and Friendship Heights Metro stops, making travel to Maryland, Virginia, and Downtown DC relatively simple.

Very efficient communication and no surprises.

Excellent stay

Having lived in DC but rarely made it out to Friendship Heights, I was pleasantly surprised by how easy it was to access other parts of the city on public transit--the metro station is an easy walk, and buses are within a few blocks. This is a woodsy suburban area, so don't forget bug spray for your walk to the train if you visit during mosquito season. Due to the steep entryway this is not ideal for young kids or anyone with mobility issues, but the studio setup was perfect for me as someone traveling alone on a grad student budget.

Great stay and can’t beat the location and price in Northwest DC. Lovely host and easy walk to metro, shopping, and restaurants.

This had everything we needed for our 4 night stay. Had no problems at all! Very good for the price. Would recommend.

Cute & Efficient
Elizabeth's property is a homely studio in a quaint neighborhood. Little touches like a bottle of wine, snacks and ingredients for pasta, and lots of pillows were a nice touch. It is a very tight space, as other reviews have mentioned, but the price was incredibly affordable and we loved only being 20 minutes away from Great Falls. There were plenty of great dining options nearby and our host was generous enough to let us store our kayaks in the back yard. You'll need the wifi-we barely had any cell service. Elizabeth was very responsive and friendly when we saw her during our stay. We'll definitely stay here again the next time we're in the area-we don't need much and this was just enough for us.

Wonderful stay in DC!
We loved our stay in Washington DC. The apartment was just perfect for us! Full kitchen, relaxing living area, clean bathroom and comfortable bed! It is in a perfect location, just as it was listed 15 minute walk to the Metro. We had trouble with the tv. I called the property owner. She came within the hour and helped us with using the tv. The owner was extremely helpful! Perfect price for the perfect stay. I would recommend this apartment to anyone taking a trip to Washington DC!
4.9
Very good, not great. Mobility necessary.
Positives:
Elizabeth was communicative and responsive.
The space was clean and reasonably comfortable.
A dehumidifier was provided (necessary in D.C. in a basement).
Check-in and check-out instructions were clear.
The neighborhood was nice, quiet, well-kept.
It is walking distance to the American University campus. It is inside D.C., bordering Maryland.
There is parking on the street without the usual city limitations.
No insects. Given what D.C.'s climate is like and that this was a basement, I feel like this is notable.
Neutrals:
I don't know what size the bed is, but it is not a queen. A couple could both sleep on it, though, so probably a full.
Footsteps. I was occasionally able to hear footsteps from the house above. They were generally unobtrusive.
I did not use the oven or stove. I ate fruit and yogurt from a nearby grocery. The refrigerator was clean and functional, though.
Negatives:
If you have mobility issues of any kind, I have to warn you to keep looking. The entrance is down a narrow stairwell, the door does not open very far, and the bathroom is particularly tricky to manage if you don't bend and balance. A healthy person will be fine.
There were a couple office chairs and a dining chair, but nothing that could serve as a dining table. There was a coffee table by the couch and a little counter space.
The bathroom door got stuck because of the humidity. Elizabeth immediately came to get it unstuck (so I didn't have to risk breaking it and be liable for damage). Because I was alone in the space, a non-functioning door for the bathroom was a non-issue for me. Hopefully, this is resolved for the next guest, though.
Overall, this was a pleasant stay. The primary negative was my own mobility limitations (lower back pain) being highlighted by the narrow bathroom. On the positive, it is a lovely neighborhood, a clean space, and has all the essentials for a safe place to stay for a short trip.

Lovely neighborhood and welcoming owner. However, it was so small there was no room to move around. At best this might be listed as a studio, certainly not a 1-bedroom space. The area smelled heavily of floral room freshener upon first entry, and it took a full day to clear the scent. The "queen" bed is actually only a full size (per label on box springs) and much too small for 2 adults, 5'4" & 6'. We ended up sleeping one in the bed and one on the sofa.
Amateurish construction and surfaces are not even finished; unpainted patches marred the walls along with sloppily applied plaster.
Loud conversations from the family and clunky footsteps were easily heard in this dark basement unit. Three 12" x 23" windows at ground level against only one wall allow minimal natural light. And the only exit is the entry door, which we found infested with jumping spiders after dark.
We had to wash all the towels and face cloths before using after finding feces stains on a bath towel. The sheets were clean but the duvet I needed to use on the sofa had stains along the hem, so I turned that edge away from me since I didn't know if it had been laundered after last being used.
Appliances appeared not to have been cleaned lately, and I washed the one small plate I used before putting food on it. Owner had stocked the refrigerator with 2 bottles of water, partial bottles of condiments, and 2 granola bars. There were 6 pods of regular coffee provided for the single-cup Keurig. I used the microwave, but not the stove.
Owner's daughter (?) opened door from first floor unit one afternoon asking us to bring the rental guidelines page up the owner's stairway, and this made us question our privacy in this unit. We ended up leaving DC a day earlier than planned because of these accommodations.

This property was great! Nice neighborhood, free parking, and a pleasant 15ish minute walk to the metro. Elizabeth is a very responsive host and the apartment itself is small but has everything you need for a short stay. I would stay here again!

This is a great little place in a fantastic location and I loved staying there. But you should understand what you're getting so that there isn't a misunderstanding. It is a very basic, one room basement apartment. The bed and furnishings were very comfortable, but were not high end decorating. Nor should anyone expect it to be for very low price being charged. It was perfect for my purposes. I'm a professional chef and the kitchen had everything I needed to cook the New Year's Day meal that I took to friends. Plus, having a number of subscription television services to chose from was a nice thing to come home to at night. The place was very clean. Check in and out were seamless and very easy. There was abundant street parking. It's easy to understand why Elizabeth is a Premier Host. The prime draw is the neighborhood. You are going to be hard pressed to find anything like this in such a great neighborhood with such great access to everything. I've been coming to this wonderful residential neighborhood for 40+ years since I went to college at AU. It is still the best in DC and 100% safe. The house is literally steps from the DC border with Bethesda/Chevy Chase and very high end shopping. The convenience of the shops, restaurants, the15 minute walk to the Metro station and being close to nearby Bethesda/Chevy Chase can't be beat. This is the place for you if you want to stay someplace quiet and still be able to get everywhere easily. It will be my new base whenever I come to DC.
